The breakfast and dining room was very nice.
The room is located on a very busy intersection of car traffic and there is no air condition in the room. If you do not open the window, it would be hot and muggy and if you leave the window open, the noise will keep you awake. Also the beds were uncomfortable and the room with 2 single bed was very Crammed.

You are close to the beautiful center of Bath.
The guesthouse is situated at a busy road, so if you have a room at the front you could have some trouble sleeping (especially in summer when you leave the window open).

Very good location and all main attractions could be reached on foot. Plentiful and delicious breakfast. Parking was free unlike many other places around Bath.

Wonderful location. Mary and Matt are great hosts. The beds were comfortable. The place was spotless and the food was excellent.
The decor was nice, bed comfortable, breakfast absolute fantastic, bathroom, tea@coffee facilities, Mary, the landlady, (owner) was so friendly and welcoming. It was very clean and fresh.
The lead from the kettle didn't reach the socket when the kettle was standing in the shelf in one of our rooms. There was only 1 towel rail, so the bath towels didn't dry for the whole day. Parking was tricky.
We liked almost everything of it and enjoyed staying tthere. Would go back again if travel at Bath some other time.
The pressure of the shower was too low and the heat of it wasn't consistent to provide warm water to shower.
The location was good.
Our reservation was not honoured. The blame was put on Booking.com for the mix-up, but the bottom line was that we were inconvenienced and our friends could not stay at the same location. I do not care who was at fault, but we should not have to be inconvenience by the foul-up between the establishment and Booking.com. Also at our arrival, we had to play babysitter while the owner was running between properties trying to find out why our reservation was not as requested.
Very friendly host, free car parking
This B&B was ideally located within walking distance of all the Bath attractions. Great breakfast and very helpful owners, particularly when our camera died and we needed to buy a new one. Good sized facilities, though we had a separate bathroom next to our room.

Room small but very comfortable. Very clean and everything you needed I.e.bedside table, drawers, wardrobe. Easy walking distance into Bath centre. Very pretty garden. Very welcoming and professional hosts.
Noise from road very loud. Probably more noticeable to us because we live in the country and are used to no traffic noise at night. Bit of a pain locking and unlocking door to separate bathroom.

Great customer service, friendly owners, very personable. Great rooms, very clean, fantastic breakfast and good price. Close to all the tourist venues, great pubs and restaurants. Beautiful city.
Matt and Mary were so very friendly and welcoming! The nicest By far the friendliest and most accommodating of the proprietors that we met on this trip! The location was very convenient for walking into the town center, the room was charming and the breakfast was the best!
The staff was kind and helpful. The front yard was well-kept, the best one on the street. The family bedroom, on the top floor, was more spacious than similar rooms we had elsewhere in England.
There was a faucet in the bedroom that wouldn't stop dripping. The shower stall is very small.
