bed was clean and comfortable. The breakfast was very good. even though this was £7.00 extra!
extractor fan in bathroom went on to long after switching off. room was near kitchen. very loud extractor fan running after 9.30pm. greasy oil smells coming through bedroom window. no dressing table, no wardrobe. dirty cups/glasses outside another room on arrival, still there the day we left! extra pillows requested. none provided even though a key was left at reception as requested so the pillows could be put into room. only one bath towel for two people! were provided. no coffee only enough tea for one cup each. the bin in the room had not been emptied and was almost full. no wi fi mentioned.
The staff were very accommodating, friendly and up beat. Breakfast was sufficient and hot. Coffee and tea making facilities provided. Breakfast room clean and pleasant.
Grubby and dated rooms (Rm 8 and 19) Furniture in poor state. Bathroom grubby and in poor repair - no means of removing plug from sink once inserted into plug hole??? Shower cubicle wasn't inviting. Noisy dogs at nearby houses. Dreadful guest in Rm 9 drunk and abusive.
I had stayed there before as its literally round the corner from my friends... the wi fi was so much better then when i stayed in May of this year 2014... it was pretty non existant... i can see what they are trying to do with the rooms and if the decor was updated and small alterations done... lick of paint it would make a complete difference.. I have to say that the welcome i had from the moment i stepped in to check in was fantastic and throughout my stay even if for one night... i cant fault the staff at all very courteous and willing to chat to guests who were travelling alone... i will stay again.. this hotel is old and i can see in the building that it holds a lot of history, which i love but it needs to be shown more... the grounds are amazing.. needs to be used more...
I paid £45 which is reasonably cheap but in may i was charged £37 and in that i got breakfast which i paid for seperate but total bill was £37 so was disapointed staying once again on a Saturday night it had gone up and no changes had been made to the room i was staying which was the room i stayed the first time i stayed... the room was nice bathroom very reasonable and i can see what they are doing but the decor really needs looking at..

Very friendly and accommodating staff. Service excellent and food pretty good. Nice rear woodland garden, although it could be made more of with a little effort. Room was clean and basic if a little cramped for two adults and a child...
No mirror in bathroom and not a single hook to hang clothes on! Shower only worked at maximum temperature and fittings were loose...they need to employ a better plumber!

Room 22: • Very poor shower: cut out completely several times, couldn’t be made more than luke warm • Thermostat on central heating radiator didn’t work. • Wifi poor: signal very weak and often cut out completely. Room 23: • Shower needs fixing – poor flow • Radiator thermostat needs attention - sticking • TV remote needs attention - didn’t work even with new batteries.
Poor on all levels. Rooms were untidy and dusty. Very poor decor. Very loud as people were rolling in at all hours. Cigarette butts outside our window. Lights didnt work. Avocado bathrooms..badly in need of updating and refurbishment. Not recommended
the location was good for the rugby club
Threadbare carpets held together with gaffer tape, extractor fan falling from the ceiling, loose and broken tiles in the bathroom.

This hotel needs a lot of work, carpets are threadbare and patched with tape ,shower was very poor,broken fixtures in room,ran out of some breakfast items.
I would like to mention 2 members of staff who made us very welcome. The evening reception and night porter. Friendly, smart appearance and efficient. The new bathroom was also a bonus and the bedroom was very comfortable.
The bathroom too cramped. No mirror no toilet paper holder.no electrics for hair dryer or shaving. Shower useless shower curtain allowed water to go over main floor.no drawers for clothes the room was dirty put towels over radiators to dry came up black and fluffy with dirt. Hole in bottom of built in wardrobe allowing shoes to drop through (extra storage space perhaps ?) had to use window sill as dressing table. Could not open or close window due to ivy grown through electric kettle did not work, sent down for replacement, this didnt happen when we enquired, we were given a teapot of hot water, which our granddaughter had to negotiate very very uneven floors and stairs.next morning we complained of this thoughtless action, only to be met with a wide grin. The person with the grin was also the person who took our order for a continental breakfast but could not tell us what it was. There was an impressive chiller cabinet,which contained two jugs of juice , some milk and a very few slices of fruit.hence we went without breakfast the next day.on walking past the reception the smiling young man , asked if I wanted another teapot of hot water.i found this insulting, and the person obviously had not seen the danger of a child carrying hot water.although he kept saying "I do APOLOGIZE" there was nothing in our stay to recommend this hotel we were there for our sons wedding anniversary so disappointing for all.we think we should be recompensed for our ordeal.
Bed linen was cheap and unironed. Couldn't close the window beause ivy was growing through it! Grotty bathmat which had already been used. No shower gel Broken toilet roll holder Used tea bags in bin in bathroom Out of date tourist information When I said I wasn't staying another night which I had paid for I wasn't even asked why!
The location,Staff and food.
The cleanliness ,tobacco smell to the room. Shoddy carpets that were a health and safety risk as they were taped up with gaffa tape.Badly decorated.

A bit out of the way and in need of some serious TLC, everything about the building was outdated and needs modernising
The rooms we stayed in were very dated.No Hairdryers, odd taps broken toilet seat not much hot water. saids toiletries were provided but to me a satchet of shampoo and a small bit of soap is not enought. the staff were pleasant but would not rush to go there again
we booked a first floor room through booking.com but got a first floor room which was difficult because my wife is disabled.
Room very basic and in need of maintenance + updating
everything. It is old and run down and we've never stayed in a more mucky, scruffy hotel and we won't stay there again!! 1 towel for a double room, 1 tea bag each, no sugar. It says it is the Pride of Batley... Batley must not have much pride if that's the case!!
