They put us on the main floor, just next to concierge. That meant we were woken up early in the morning by people checking in and out.

The room is a good size for a single, with nice individualised decor. The landlady was lovely and friendly. The bathroom was spotless with a double sized shower with strong flow. I didn't have breakfast this time or use the WiFi.
Attention to detail: no coffee sachets in room, loose teabags rather than individually wrapped, chipped container, dusty vase in fireplace, no hand cleaner in shared bathroom. These are things that would take a moment to sort out. Do a quick room check after house-keeping. The smallest things can make a big impression (which can also work in your favour).
The staff were super nice and helpful to the point where they held onto my lost luggage that the airport delivered to the guest house. The bed was comfortable and the breakfast was delicious.
The wifi wasn't too great and the location is about a 45 minute walk to the city. But that is a choice to the visitor. You can still take a bus to the city.
The building had lots of character and was nicely decorated.
The bedroom was cold no double glazed window. Insufficient heating for the building.
Very comfortable, spacious and warm room with beautiful view of Arthur's Seat, the bathroom was perfectly clean and the staff was friendly and helpful. There was a coffee/tea maker and some nice tea and coffee provided in the room, TV with many channels and reliable wifi, as well as great location that was quite and peace and not far from the centre of Edinburgh.

Very comfortable bed and warm room. Freshly cooked breakfast was a good start to the day.
Room to front of property was exceptionally noisy, I had requested a quiet room when booking. Was awake all night due to ambulance sirens, buses, taxis and cars - I'm not used to that level of noise. The single sash and case window didn't shut properly at the bottom, which didn't help with blocking noise.
The room was great. It was warm and clean and the shower did the job.
We were greeted by a person in clothes covered in paint! There was no breakfast! I thought this may be the case but i had never been to a "B&B" that didn't provide breakfast. It wasn't clear when I booked that this would be the case. I wish they would put more milk in the room so there is enough for more than 1 cuppa each.

There was a bus stop just outside at the opposite side of the rd, the house rules were clear and simple. Suitable for a one night stay.
The key for the front doors also opened the room door which was a simple yale lock ( 1 key in total). So I assume all room keys would have opened each other's room ( not very security conscious)! Also scaffolding lying at the entrance to the front of the building.
Refurbished house, good bed, some tv channels and coffee/tea machine in the bedroom. You must take a bus for go to downtown but this is not a big deal because the stops are near to the house. For the bus, buy a "day ticket".
No good wifi on last floor level. Hall and stairs are pretty dark at night. No good acoustic between the rooms. No stores or coffees near the house. Don't forget to bring your own bath soap and shampoo.

The warm, personal but completely professional welcome. The large room, well-appointed without being ostentatious, and also warm. The attempt to meet at least some aspects of our special diet. My favorite overnight of the four on this holiday.

Easy transport access to the city center, big and comfortable room
If you take a room with a separate (not shared) bathroom, it really means, that the bathroom is next door to the room. Slightly inconvenient, but nothing crucial.

Our stay was very comfortable - the rooms were spacious, nicely decorated and spotless. The beds were very comfortable and the bathroom was a good size. Although we didn't have breakfast in the morning it looked/smelt very nice. There was also plenty of information on offer about things to do in Edinburgh and the B&B also has fairly reliable wifi which was a bonus.
It was further out of town than we expected - about a 30 minute walk, although admittedly it is easy to get to as you just follow a straight road out of town and you can get several buses instead.
