Spacious, clean and comfortable room. Friendly breakfast waitress. Handy for the Edinburgh Festival as bus stop just across the road. Rigid breakfast time slot - would have preferred more flexibilty. Cooked breakfast a bit mean - put on a small plate to make it seem bigger.Staff a bit hit and miss, were friendly enough but were a bit stand-offish as well. Got the impression that the payment was more important than the service!

A little out of town but reflected in the price, no problem with the place at all. Only problem is that I had to pay in the morning but I thought I already had through Booking.com. This is an issue with Booking.com not the hotel. Sort this out will you Booking.com.

Great weekend stay in spacious room with en suite bathroom and shower, comfortable bed, full english and continental breakfast included, free internet, friendly and helpful staff. Some may find it little away from the centre but I wasn't mind the hike.

The guest house was very clean and the staff were helpful. The rooms were excellent, beds were very comfortable, even down to the fact that an iron and ironing board was in the wardrobe. The breakfast choice of cereal and fruit was good as well as the cooked breakfast. The guest house was a little further away from the royal mile and princes street to walk to but the bus service was good, just remember to have plenty of change for the fares. Would definitely stay again. The only minor problem was the noise of the water pump when you turned on the taps but as we were on the top floor it was to be expected, the water had a long way to come from the basement where I assume the water tank was.

We used the family room. Very comfortable, a good size. The beds were not shoe horned in, as is the case with many. The description on the website states that there is a shared bathroom, but in fact it is en suite to the room - so that was a bonus. No grumbles at all. The hotel exceeded my expectations

It's quiet and conveniently located. Easy to get to the city centre by bus. The room is clean and tidy. The hotel staff are very friendly and helpful. Breakfast is nice too. the noise of water pumping in the toilet, but everything is ok other than this; not a problem.

The hotel was on a direct bus route from the city and very easily accessible. It was friendly and met all our needs. The room was clean with clean bed linen, comfortable beds, bathroom facilities were excellant. The room required a little bit of attention to decoration, paint peeling on the ceiling. Breakfast was great, all needs catered for and plenty to eat. Overall experience was excellant. Many thanks.

The lady-owner of the guest house was very friendly en made us feel welcome. She did everything to make us feel warm and at home. The room was clean and big and it had the atmosphere of an historic building. Like you went back in time. The breakfast was abundant and the staff was nice. Would i go back there....no doubt about it!

When I arrived there was no one in the hotel. I had to go to the neighbors to pick up the key. The room was ok but very cold and the doorknob fell of when I closed the door! After two hours someone arrived and I could ask for a wifi code so I could do some work. She then turned the heater on, I didn't find the lady very friendly. There were only two small towels in the bathroom and 2 of 3 lights didn't work. When I took a shower the next morning the shower head slid down and when I tried to fix it the shower head came of the hose and the shower curtain was moldy:( Breakfast was ok. I told the lady of the house what was wrong with the room but I didn't feel she took me seriously. The only thing she said about it was that there used to be a door in the shower but that people break it all the time!!!!!! No sorry or anything. I was very disappointed.

I know Edinburgh well so the hotel was easy to find and on a bus route straight to the city centre. It would have been nice to have an information pack in the bedroom as I wasn't sure of mealtimes and general info.

British atmosphere and interior. A little bit worn out, e.g. windows and doors (not closing easily).

Spent only one night before catching a 6:00 am flight from Edinburgh back to the States, but from my admittedly brief stay, I liked what I saw and would stay again. There were some stairs involved, we were on the second floor, but that is often the case when staying in places more interesting and character-filled than the chain motels. Access to wi-fi is a great and inexpensive service for lodgings to offer. The Alexander Guest House doesn't have the feature yet. It would be a big plus if it did. It's why I marked the services and value categories a bit below the rest.

Easy to access, personable owner, great breakfast. Clean and comfortable with good sized room. Prehaps a little jaded looking - woodwork needed painting. And sash windows noisy when it was windy!

Friendly staff and comfortable house. My only comment is about the limited range of the wi-fi. It doesn't reach all rooms. The location was great with parking as long as you observe the parking regulations. Guest house is on a main bus route, so getting to Edinburgh was easy.

On arrival the staff were very pleasant and provided information in relation to tourist attractions & transport into the city centre which was only a 5 min bus ride or 20 min walk. The single bedroom although small was adequate and the share bathroom was very good and clean. The b & b has a very homely feel & the breakfast was great. The staff were very friendly and pleasant to talk with. I would be happy to stay again.
