absolut politeness of the staff (typical scottich) comfortable bed breakfest
There was a bus stop just outside at the opposite side of the rd, the house rules were clear and simple. Suitable for a one night stay.
The key for the front doors also opened the room door which was a simple yale lock ( 1 key in total). So I assume all room keys would have opened each other's room ( not very security conscious)! Also scaffolding lying at the entrance to the front of the building.
Refurbished house, good bed, some tv channels and coffee/tea machine in the bedroom. You must take a bus for go to downtown but this is not a big deal because the stops are near to the house. For the bus, buy a "day ticket".
No good wifi on last floor level. Hall and stairs are pretty dark at night. No good acoustic between the rooms. No stores or coffees near the house. Don't forget to bring your own bath soap and shampoo.

The warm, personal but completely professional welcome. The large room, well-appointed without being ostentatious, and also warm. The attempt to meet at least some aspects of our special diet. My favorite overnight of the four on this holiday.

Easy transport access to the city center, big and comfortable room
If you take a room with a separate (not shared) bathroom, it really means, that the bathroom is next door to the room. Slightly inconvenient, but nothing crucial.

Our stay was very comfortable - the rooms were spacious, nicely decorated and spotless. The beds were very comfortable and the bathroom was a good size. Although we didn't have breakfast in the morning it looked/smelt very nice. There was also plenty of information on offer about things to do in Edinburgh and the B&B also has fairly reliable wifi which was a bonus.
It was further out of town than we expected - about a 30 minute walk, although admittedly it is easy to get to as you just follow a straight road out of town and you can get several buses instead.

The owner was very helpful giving directions and recommending a nearby pub. The room was lovely with a chandelier and free standing mirror, and although not ensuite, the bathroom was immediately next door. Handy for the city centre - just a walk away. A very enjoyable stay.
Would have liked to have had breakfast included rather than a paid extra but it was worth it.
Landlady & other staff friendly & helpful. Good size room and breakfast. On a main road but that meant lots of buses to town centre.
Slightly dated and details in bathroom needed repair/maintenance, but not a big issue.

The shutters provided good sound proofing of the noise of the street.
Bus route into city was so easy. Taxi's in evening were easy to pick up and quite cheap for the distance. Room comfortable, but needed those little extras that we had experienced in other G.H.s on our tour. Food was very good and room kept very clean.
Shower needed new on/off tap. the (temp) repair looked like it had been waiting for some time. All though the add. gave the impression of three parking spaces, there appeared to be only two, and the parking around the corner, has left my car with several small dents in the roof, from falling conkers.
It was on the ground floor which we did not request but it was just perfect for my husband as he is register blind . The hotel is well placed in walking distance for finding a place to eat
