It was on the ground floor which we did not request but it was just perfect for my husband as he is register blind . The hotel is well placed in walking distance for finding a place to eat

We had to leave before breakfast, and the staff prepared a carry away breakfast for us. This was very much appreciated. Room 8 faces Arthurs seat and the view is absolutely stunning...

The room was very pretty, nice and clean, it was quiet, the shared bathroom was usually available. The breakfast was included in the price and very good.
It's a bit of a walk to the centre, but buses leave frequently right outside.

the hospitality breakfast in the morning and we had to vacate room in the afternoon and are train was not till evening and they let us leave are luggage to collect later
the room we were in had creaking floorboards and we couldn't get the heating to work and they had no sugar available in the room for tea and coffee
The house is very traditional one. All furniture very victorian style, chandelier, high ceilings - beautiful! Clean and very light rooms.
Bathroom isnt in the room, but just outside it - right there though. Not a big problem. U have to drive around 10 min to get there from the city centre
Clean and friendly, good breakfast!
Size of rooms were good, both had a double and a single bed, with views over the garden. Both rooms were situated at the rear of the property and really quiet. Our breakfast was cooked to order and nice and hot. Having found a bath plug there was no shortage of lovely hot water for my bath, and the heating in our room came on just after to keep me feeling cosy. On arrival we were advised that we could park on one side of the adjacent road without being ticketed. The buses run really frequently into the city, from across the road, a day ticket being £3.50.
Rooms had a rather musty smell, despite the presence of an air freshener in our downstairs room. The private bathroom, adjacent to our room, was nice but didn't have a bath plug. Luckily the one from the kitchen next door fitted. Apparently a previous guest had taken it. Also although a privacy screen had been provided, there was still a clear view of our bathroom door from the stairs opposite which I wasn't expecting. The top floor bedroom was stated as having a sofa and a coffee table, neither of which it had, which was rather disappointing as this was one of the reasons I had booked this twin room. However the use of the double bed more than made up for this as far as our daughter was concerned. It would have been nice to have been offered a greater choice at breakfast eg. poached or scrambled eggs, mushrooms, porridge or black pudding.
A warm welcome and very friendly staff. My room was comfortable and clean, with a very old fashioned feel to it.
The runnning water caused the system to make a very loud, unpleasant sound which was unexpected. I could only find 1 double socket that was easily accessible and that was high up the wall.
A welcoming environment, the room was beautiful, very clean and the private bathroom was right next door with a bathtube! The full english breakfast was good, and the service really fast. Two bus stops nearby are served by many bus routes that will take you to the city centre (princes street, royal mile...) in 10 minutes, making it a good location in a quiet and charming neighbourhood.
I liked the price, the welcome, the quality of the room and the walk from the Royal Mile was healthy!
It was a bit far to walk back to all the restaurants I passed walking down the hill but I had a good Indian meal in the restaurant over the road!
Location and cleanliness
The room was spacious, the television had many channels. The bed was comfy and the room was very clean. Staff were pleasant.
Very little to complain about. The shower door was stuck slightly a jar. The chairs at breakfast were old fashioned and uncomfortable.

Room facing main road made it slightly noisy from traffic at night/early morning (however, became more used to this after first night)

No hooks or rail on which to hang towels in the bathroom! Drawer handle fell off on touching! No biscuits on tea tray!
