Everything worked; lights, kettle, plenty of hot water and the shower was powerful enough. The bed linen was new and crisp. It was also warm ( I visited in Feb) and clean. The room was functional.
This is a very down at heal place. Paint has been rubbed off doors through long years of use. Cloth lampshades are covered in dust and insect remains. Staff are courteous enough but would clearly prefer to be somewhere else. Even in Oxford £82 per night is too much.
Staff erythema friendly, even though she didn't speak great English and I had to help her understand other guests at breakfast. Bed was comfy, bed linen was clean and fresh. Good location for what we wanted, close to shops, restaurants and travel links. Room was nice and warm
The breakfast was not good,toastwas just heated bread, scrambled eggs were more of an omelett, on the second morning we missed the cooked breakfast entirely as just not good. The bathroom was not clean! Shower had black mould on it, underneath as if it had just been cleaned were someone could see when if was off. Did not make me want to shower in there, felt dirty. Only 1 towel left for us not 2, the extractor was dirty and smelt of mould and there was a lot of built up dust on the pipes etc. Not good, consider the bedroom watchman was definitely a let down.

Beds were uncomfortable and noisy. Rest of family complained of itching. I think there were some woollen blankets on top of the matresses under the sheets which were poking through. The rooms were warm on arrival with under floor heating but while trying to sleep this heat felt very uncomfortable could not find control so tried to open window. Window was locked with no key. In the end proped door open! Breakefast was ok except for sausages that were cheap. The breake fast room was claustrafobic with tables very close to each other with 4 other people using the 4 other tables and having toget tea from one corner and cerisls from another was an exercise in family control not a relaxing start to the day. Better to offer break fast in the room or take one of the tables out.

Too expensive for what you get- we had three uncomfortable beds in one room with tiny bathroom.
Breakfast was excellent and is served in a very nice breakfast room. It's a pleasant walk down the hill to the centre of town (about 30 minutes for a fit and healthy person), so is reasonably convenient if you don't mind the walk. The bed was really comfortable), once they agreed to give us the double bedroom that we'd booked (instead of three singles) and the room was very clean.
I booked a double room, which I was expecting to have a double bed. There were three singles. They said they will push two of the singles together for us. But that's not what I booked - I told them so. So they said they'd show us another room, which they did, but this time it was two singles. I explained that I'd booked a double room and they said yes, but there was someone else there for a longer stay (we were there for two nights) so they gave it to them. I said if they didn't have a double bedroom available they shouldn't have allowed me to book one. After a bit of arguing they let us have the double room. I have no idea whether or not the other people were happy with their three singles. I am also confused as to how they can describe these as 'quiet rooms' (I ticked the quiet room option on the website). The walls are thin and the doors don't quite get down to the ground, so I could everything that the other guests were saying. This was probably less of a problem in the main building (we were in some sort of outhouse in the garden, with two other rooms). My only other gripe - and don't get me wrong, over all this guest house is fine - was that the rooms were brutally hot! So much so that even though it was the last three days of November, we had to sleep with the windows open. There was just no way to turn the heat down.
This was a place for basic accommodation, easy to reach also by public transport and near to Headington shops area. Good that the check-in was open late.
The breakfast time was very limited (one hour) and relatively late (8.30-9.30 on weekends). The breakfast was quite basic; the serving was very slow (one person seems to be in charge of everything for breakfast). The house would benefit from some renovation. The electric kettle in the room was full of unclean water and "flakes" from the heating element, not wanted to use that.
the room and its bathroom is very small and all the facilities are very old. You can choose here if you don't find any available room in Oxford.

English was not the host's first language and because of this, she struggled at times. She seemed to be doing her job single handled and so I find it hard to criticise her but she didn't have the friendly welcome normally expected.

Language was an issue
Welcome on arrival and a quiet area. Friendliness of waitress at breakfast. Parking on site and bus stops and shops within easy reach.
Strange smell from adjoining room to dining room at breakfast. Having to go to front door to gain admission for breakfast. Having to pay on arrival. Having to adjust water flow into cistern to stop water wastage. Small size of television and it being high on the wall.
The bathroom didn't have proper water service. Shower – out of service. In general - bad breakfast, unfriendly lady, dirty bathroom, broken dishes, broken toilet, In the annex, no key for the main building so had to ring the bell to get in for breakfast noisy from the other rooms, lack of plug sockets in useful places Had to pay for the 2 nights up front. 2,5% charge on credit cards not specified on booking.com. Very expensive for a simple b&b. Not good enough when u pay £180 for 2 people for 2 nights. I would not stay there again.
