    Close to city centre / Universirty Halls. Superb home cooked breakfast and friendly staff. The hotel also provides a complimentary glass of finest malt upon arrival . Would defintely recommend and planning to stay again!

    Excellent choice at breakfast. Great location, bus stops on door step or just 20 min walk into town. Friendly & informative staff. Off road parking. Would stay again if going to the City

    Small shower cublicle & some noise from main road.

    We stopped over two nights here whilst the fringe festival and the Edinburgh tattoo was taking place.. Room had a great view of Arthur's seat and plenty of character. Excellent breakfast.

    Wide choice at breakfast and served by friendly lady. Decanter of whisky and sherry in bedroom was a lovely touch. Had been at Tattoo and was cold and wet so it was very welcome. Quite far out of town but excellent bus service at the door.

    The location was good, food was good, friendly staff. We stayed in a double room which was very clean but not very big but we only slept there was out and about all day.

    Other guests not very good at closing their doors , no consideration for other guests.

    Very handy for regular buses into and out of town centre. Breakfast selection very good. Good view over nice garden at back. Nice touch of free whisky and sherry in room. Room clean and tidy.

    Bathroom a bit small with cramped shower.

    Friendliness and helpfulness of the staff. The excellent breakfast. The proximity of a regular bus service to the city centre.

    Friendly and helpful staff. Great location with easy bus tip to town. I received a sheet with bus details of which bus to get to and from town.

    The address was hard to find as the road changes name at the lights so the Tomtom didn't cope.

    Nice spacious room ; helpful and friendly staff ; excellent cooked breakfast ; variety of fresh fruits yoghurt cheese cold meats and good portions - truly amazing ; next to bus stops and short bus ride to the city centre ; you can also get bus tickets at the hotel ; nice views if you are in one of the back rooms ; great owners who were extremely helpful although Hubby needs to smile more !! Value for money and if u like the quiet easy and simple life it's home away from home

    No lifts but I guess it will be too expensive now to put in ; small shower and might struggle to get in or out if u have a lovely matronly figure !!

    The staff who serves the breakfast and the breakfast.

    Based on room 8 where we stayed, the carpet is old and dusty, reception table was also dusty, towels that were first provided felt hard due to dust, place looked like an abandoned antique house less the spiders. Reception staff is not welcoming and made us feel that we disturbed him when we needed assistance and even commented "This is how it is in the modern world!". We felt like we were trapped when we decided that we want to leave because we feel inconvenient and scared! We booked for 2 nights and will be happy if they charge us only for 1 night as we really don't want to stay but they said will charge us for 2 nights. I will never recommend to anybody!

    Our room overlooking the garden was lovely. Breakfast excellent.

    Would have liked a slightly bigger bathroom, but thats being picky.

    Good location, close to bus stops and main routes

    poor upkeep of room: broken sockets, no thought as to where to plug in hairdryers/kettle, expensive for the facility provided.

    We could smell smoke from people's cigarettes. I think it was a non-smoking place but someone kept smoking and it wafted up to our room.

    The location was good with bus stops right outside Breakfast was excellent with a wide variety Room was spacious and clean . You can also open the windows ! Coffee tea milk biscuits all available in my room and all complimentary TV had a number of free view channels Wardrobe was a good size with lots of hangers Great views if you have a room at the back . Nice well kept garden. Hotel owners ( the Hinnrichs couple) were very helpful and kind Home away from home for me if you like the quiet life and all things simple and uncomplicated. Many thanks to David , Anne and the staff . I will definitely stay here again

    Small shower if you are a bit on the voluptuous side !!! Just being cheeky though ; It is still manageable No lift ; I guess it's because of the building itself - so let owners know before you arrive and you can have a room downstairs I enjoyed the exercise though !!
