The staff were very friendly, efficient and welcoming. The meals were good and plentiful. Hopefully will return in the future. Noisy other guests at bed time.

Nice selection of breakfast (Full-English or Cereals). Decent sized portion. Quiet and safe location. No noise or mobs of youths hanging about. In between Great Yarmouth and Lowestoft, so plenty of choices for those who may want to do a little more than relaxing. It was the cheapest hotel for a couple staying in a double-room in the area, at the time of booking. It was the little things, but they didn't ruin it for us, but I'm sure would upset the fussier clients. *The milk cartons with the complimentary coffee was out of date (we didn't mention it until we had left, so didn't give the hotel a chance to rectify it). *Parking was difficult in the evening as it was in a residential area. *Kettle could have done with a de-scale. *As mentioned on some of the reviews here before, the juice glasses with breakfast are tiny (we went for a second helping). *We weren't given the option of brown bread with our breakfast, only white. As I said, these are only tiny, trivial matters, and would not put us off staying again.

Enjoyed a lovely time. We were greeted with a smile and nothing was a too much trouble for the staff. The whole hotel was imaculate, food was great. Definately returning in the future.

The staff were good and helpfull.The staff were very quick to rectify the problem with the water. No hot water in bathroom in the morning and it did seem that the hotel was used by manual trades as a base for their work during the week.

Booked ohline 3-4 hours earlier. Upon arrival they had not checked online bookings and I felt as if I was intruding. I was told they had not received a booking and they needed to check.if a hotel is going to use online boomking system they should at least be checking to see if people are booking. If the hotel had a few walk ins people who have booked onlkne could turn up to find their room has been given away

Bathroom was lovely. Staff were very accommodating. Let me stay long after check-out as I had studying to do, and my meeting wasn't until the afternoon. Even made me a cup of tea! Very informal. Bed was comfortable. Although the breakfast I was served was very good (poached eggs on toast) the cereal wasn't of the best quality, neither was the coffee. There was no fruit or yoghurt. Salt & Pepper on the table was table were not ground, but I know these are very small points. Also, there was only white sugar. First impressions of the hall/entrance/dinning room were drab & dated, but my actual room & bathroom were fine.

Friendly, helpful staff. Comfortable room. Good English breakfast. Done to a price, instant coffee at breakfast, fruit juice in shot glasses, not much milk and coffee in room and no hairdryer.

everything about the hotel was very clean and well maintained. the location is excellent only a few steps to the beach and local shops only a few minutes walk away. the bus leaves regularly for norwich or lowestoft so very handy if you want to leave the car behind. i was disappointed with the breakfast. it was great if you wanted full english or parts of but nothing else offered and no menu.no fresh fruit or yogurts and only instant coffee. the only staff i encountered was on arrival i was given my key and receipt (full cost had been taken from my account before my arrival) and directed to my room, the breakfast waiter and helper. i went to reception to leave my key and found a dish asking for key to left. i felt that was a little rude. this is a good place for commercial stays but if you are looking for a few luxuries and comfort i would not recommend it.

The bed was relatively comfortable We DIDN’T like just about everything else! We booked this hotel because it had free parking, free wifi throughout the hotel & a restaurant & bar onsite. The parking was on the street, on a first come first served basis, & as the street was quite heavily parked this was difficult. The wifi was next to non-existent in both our room & the public spaces for most of the weekend. The bar wasn't very well-stocked and the restaurant wasn't available at all for the whole of the long weekend we were there. Apparently the chef was ill – but on a major holiday weekend you would think they might have tried to get someone else in. Our room was very hot even with the window open all day & night, and there was no fan or air-conditioning – thank heavens it was a typical UK bank holiday weekend & not very hot, or we’d have had no sleep at all. In addition, the service at breakfast (which finished at 9 am even on a holiday weekend - far too early!) was abysmal. The tables weren't reset properly after other people had left them, we had to ask repeatedly for additional items including toast, and on one occasion the waitress, after plonking down the toast we’d ordered, completely ignored us as we tried to ask for a savoury spread for my diabetic husband.

The stay was good and bed very comfy. Bathroom was also lovely as had been newly refurbished. I did not like the fact that I had to ask for a napkin at breakfast and the staff just pointed to a dresser and said they are over there. The table was not set with a side plate for toast either which was very disappointing. I was not offered anymore toast and didn't thiink one slice was sufficient.

The location was the best thing and the breakfast I did not like the mattress where I slept on it. It does need changing. Also there is no parking space which is not the hotel problem but I find quite hard to find a space to park during the day.

Friendly, clean and modern. Nothing major but it might be useful to others as I looked for it myself before staying: No hairdryer in room. No flannel. Also I like it to be completely dark to get to sleep but there was light from the corridor coming through the window above the door which could be covered with some vinyl?

We booked a superior room with a spare bath. The room itself was large and had another room with 2 single beds,the bathroom had a spa bath a walk in shower and was a good size. Tea and coffee tray in the room with a flat screen tv. The bed was very comfy and the bedding was of good quality. The breakfast was served until 9.00am was very tasty cooked to order with options of cereal and fruit juice toast so no one could go hungry here. Great location to beach and restaurants.Staff were polite and professional. Car parking was not an issue we always had a parking space. The price was excellent for what we booked There was nothing we did not like

The staff are very friendly and helpful. The room was small, and compact. The food was simple but of good quality and reasonably priced. The bathroom was tiny and the sink was so small I had difficulty washing my hands, and shaving. It was not possible to fill the kettle without using a cup.

It was exceptionally clean and felt very comfortable and friendly. It provided a good breakfast although the latest time to go to breakfast was 08.30. The proprietor seems to be running a good ship there and was very helpful. It is very conveniently situated in its proximity to the beach. There was'nt anything we did'nt like really. Just a few minor things in the room would have helped, like a chair to put our clothes on and a hook on the bathroom door. the curtains in our room were very pale and allowed the light to come through a lot. I woke at 5am due to the light. When drying my hair I was unable to find a socket within the area of the room mirror which made things a bit tricky. These are not criticisms, just observational points.

The staff were friendly and the room we stayed in was spacious and clean, the bed, which was a four poster bed,was comfortable as were the pillows. The bathroom was also clean & had a good shower! There was a view of the sea from the bedroom! We had a lovely cooked breakfast, just can't fault the place at all
