I have learned there that "basic room" means "shared bathroom" in English language - said the owner ...so book en suite room if you want a shower in the room dinning room is not appealing for serving breakfast, so I didn't test it house is quite old and unkept
Fair guest house, too expensive for what it offers. WiFi was very poor and actually it was impossible to use it.
the location: only a 10 minute walk to Jesus/Christ's colleges and less to the river. The bedding and towels were freshly laundered and the room was very clean. The owner was very friendly and helpful. Plenty of free parking on site and the owner let us keep our car there until well after our check out time so we could make the most of our day in the city. Worth a lot in central Cambridge!
The decor is very dated. The bathroom was very cramped. The mattress needed replacing (could feel the springs!).

bath, mattresses, blanket on mattress, pillows and duvet all dirty - especially the toilet and shower in much need of cleaning! if we had not paid the significant rate for the stay up front, we would have walked out; instead, we bought disinfectant tissues and at least cleaned the bathroom surfaces to be able to stay - still, a very unpleasant experience

Friendly welcome and attentive service. Conveniently placed for the walk into the city, largely across parkland if you choose to take a slightly longer route. Top floor rooms, built into the roof, well enough heat insulated to allow windows to be closed against traffic noise in Summer.
Lounge facilities poor for a 3 star hotel. Facilities getting a bit shabby - poor attention to detail. I would expect to pay 25% less per night for a hotel maintained to this standard. For example my wash basin had no sink plug, and was positioned so close above the WC that use of the latter was compromised - I had to sit sideways with the door open and my legs stretching outside the ensuite. Also, being on the 2nd floor, I would have expected a separate fire escape, other than the main hotel staircase.

AM represents reasonable value for money. Clean and tidy rooms.
Younger clientele on weekends can get rowdy. Fortunately, the management is very capable at stopping inconsiderate behavior.
The proximity to Cambridge by walking or catching a bus and nearby food outlets. Close to walking trails by the river Cam . On bus route to botanic gardens which are excellent and free.
The mattress on the bed . The smallness of the room. No ensuite in room wi- fi unpredictable. Was better after speaking with landlord stating that the web site said wi-fi available in all areas. I still had to go into the hallway to log on sometimes. Keys to door locks old and frustrating to open and noisy when trying to open. I could hear other people experiencing the same problems. I stayed I two different rooms and the larger one had a wall which looked liked someone had punched it with a fist. Both beds had stains on the bed covers and sheets. The pillows needed replacing. It looks like he has a man to do the cleaning. It needs a woman s touch! I would not stay there again and would not recommend it to others as I did not think it was good value for money.
Great location being just off the a14 and off road parking.
Room was in need of updated and smelt fusty. Very over priced .
Friendly and helpfull staff, large and quiet room, good quality/price ratio
It was good value for money. We stayed for one night only but even then the owner offered us to leave car parked on the premises until evening of day of departure. That was very useful. City centre is in walking distance.
