The rooms were clean, comfortable, warm and well appointed. Not overly big, but that wasn't an issue. Given the reasonable cost I would characterise the place as privately owned version of a small Premier Inn.
Parking could be an issue. The free parking is a 5 minute walk away, and to unload a car you should use the little pay-n-display 50 metres down the road. (£1.50 for an hour), then move your car later. There is no lift - not an issue for us, but an elderly couple might find climbing the stairs an issue
Location fantastic size of room good
Damp ceiling, paper coming off bathroom being over the corridor not good when you are coming out of bathroom ready for bed and neighbours seeing you. Not a good idea for a family room being at the top of 3 flights of stairs.

Years since I've been to Ambleside so was looking forward to a return visit as myself & my partner used this as a base when we ran one of the Lakeland Trails at Helvellyn. This place came up as the cheapest place to stay in Ambleside, £60 per night, we stayed for two nights. You get what you pay for, it's small and basic, the room & bathroom were decorated to a good standard and in very good condition but it's not a hotel so has virtually no facilities - check in at the restaurant or bar next door. Bit of a damp smell in the corridors although the room was fine, there was coffee/tea in the room and via a machine in the lobby which was a nice extra touch. On the plus side, it's in a great location being central to Lake Road and has lots of eating & drinking places around it, plus free parking via an arrangement they have with the football club, even though this was a 10 min walk away. We used Greggs for a quick breakfast before the race on the Saturday morning and Daisy's Cafe a bit further up for a full English on Sunday, both excellent but we spent more on eating breakfast out than we would have done if it was included. We ate out at The Priesthole and Zeferrili's on each night, both excellent (reviewed separately). Good if you're looking for something basic, cheap & cheerful, next time I think we'll find somewhere that includes breakfast and a better parking arrangement.
Handy location. Enjoyed meals at the Italian next door and at Lilly bar. Also there was plenty of fab cafés nearby for breakfast,especially The Apple Pie. Really enjoyable stay and value for money. Free wifi and hot drinks facilities were fab too
Car park was a short walk away and not ideal for walking to and from in the dark. The separate bathroom was a bit of a nuisance too. The bulbs in the room were not bright enough on the bedside tables
You check in with staff in the adjoining restaurant and then left to your own devices. The room was very clean and was cleaned every day. It was comfortable and well dressed. You get tokens for a tea/coffee machine in the hall which is easy to use as well as a kettle and bits in your room. It was simple and easy and right in the centre of Ambleside. Ticked all the boxes for me and my partner who were there to do some walking.
We had a few wet days so there was a bit of TV watching in the evening. the TV is perhaps a bit small if you were there as a family. Noise travelled, however we had some nice neighbours in the adjoining rooms so it was not an issue. For the money this was a great little find!
Location fantastic. Not having to get up for breakfast was a bonus because we could try some of the lovely cafes at our leisure. Wasnt noisy at all from the bars as described in other reviews but that may have been because of our location in hotel.
Room was small which we knew about but no view from window was a bit depressing as we were at the back of the hotel. Not a great problem there wasnt much daylight came through window.

The wifi was un -available which was a bit annoying.
we had to park a long way away at the back of the lonely grave yard which is hardly secure - and we had to lug our baggage a long way in the rain cos you couldnt stop & unload in the very narrow busy street
Extraction fan for restaurant downstairs was nosily didn't get our get any tokens for coffee as it says in the brochure didn't like where the car park was too far off the main road in the middle of nowhere didn't feel safe leaving my car there and the other guests were nosily slamming doors sorry will not be coming again
Cold and dank. One small radiator worked the other one didn't. I was freezing. I had a bad fall at the Lily, I am very badly bruised on my left side. I tripped when I opened the door on the small step at the door. The small step should be indicated by some strip of illuminated tape.

Parking area was a long distance away. A misleading impression is given when booking online which says parking facilities are available. In heavy rain this aspect of our stay was inconvenient. Otherwise OK.
The location was excellent
There was no remote for the television, and my husband had to repair the toilet seat free of charge!

Great location , free parking . Handy for all bars and restaurants . Walking and scenery fabulous. Didnt get to meet the owners but the young man in the Lily bar next door was a great help and very polite so thank you .
Nothing really just the usual gripe regarding people shouting to each other in the corridors and room doors slamming when entering or leaving their rooms during the day and night. This wasnt the hotels fault just other peoples lack of consideration for the rest if us. .

Bedroom quite small and lacked daylight due to rear facing position. Whilst drink vending machine on each landing was a nice touch, lack of in-house breakfast is annoying, especially if wanting early start and all shops nearby not open. Could do with owner/staff being more readily available as there is nobody around at some times during the day, especially early morning
Central to all facilities within Ambleside and all the bars if your there for that purpose. Not for serious walkers who need a good nights sleep.
Above the bar impossible to sleep until all customers had left which was well past midnight. Not great if walking the next day. Started with 4 tea bags not replaced once used. Parking an issue as away and in an isolated area.

- Wifi was goood - Bed was comfy - Room clean and tidy - Coffee machine was a delight - area hotel was in near everything we needed to be near
- small tv for our family room we were in but didnt really watch it much so wasnt a massive put off - Distance to car park further away than expected and at night wasnt very ideal due to the very dark and unlit lane we had to walk up to get back to the hotel
Good location. Rooms clean & well decorated.
Room was directly above the rear kitchen to a resturant. Throughout the day & night the noise & smell from a working kitchen spoiled our stay. No staff around to speak to, but got directed to a bar 2 doors away. Our request to speak to the manager of the B&B was never forwarded, & no contact was made. If we had known of this before hand we would have cancelled !
