    The location was very central and convenient. The room was clean and modern.

    The room was very light and the pillows were uncomfortable.

    Location is tops. The Italian Restaurant attached was so helpful & served excellent food. The room was super. Good comfy bed, desk, shower & wifi were all perfect. Top spot for exploring The Lakes region.

    Parking is a few minutes walk away only, but this didn't deter us. We'd stay again.

    The room was very quiet because we were located at the back of the building. There were tokens provided for hot drinks which were very welcome and the shower had plenty of hot water. The hair dryer was a nice touch.

    The room itself was very small. There was enough space on the wall opposite the bed for a mirror but instead there was a small hand held mirror provided which was not as useful.

    Location. Clean spacious modern rooms.

    Shower, noisy bathroom plumbing, inconvenience of car park being located at local football club. You only find this out on check in and have to find a street park to check in and get the permit for their spaces at the football club

    Great central location. Could see how parking could be tricky, but we were lucky enough to get very close by on both evenings, with the help of parking disc from staff.

    When booking this room it was not made clear that the parking avialable was a 7 minute walk away, which makes things dificult when you have heavy bags. There was a steep narrow flight of stairs to climb with heavy bags as there is no lift, which should also be made clear when booking. Otherwise a nice room.

    It did not pretend to be a hotel so we were pleasantly surprised to find there were tea and coffee making facilities, comfy beds, loads of towels and lots of hot water. Free wifi throughout was a bonus and location right in the middle of Ambleside was great - a mile walk to the boats for the lake tours....

    Just a tip - the place is on the one way system and double yellow lines. The parking is some way away so be prepared - it did not bother us but others with a lot of luggage might.

    Good location, good price and a very nice room Free parking

    Coffee machine didn't work on the second floor There was noise from the street late on

    Great location. Free, off road parking. Comfy, cosy bedroom. Free drinks machine tokens. Cleaned daily. Nice shower.

    Room 7 toilet flush was faulty and kept making noise for ten minutes after flushing. It didn't bother us but we felt guilty in case it woke anyone else up in the building.

    Location was very good and the rooms were OK. Parking could be a problem as the car park they use is some way away. Good local pubs and restuarants so not being B&B didn't matter.

    The entrance hall was very dull and looked like it could do with a paint and new carpet, not very welcoming. The bathroom was small and could have done with more hooks to hang damp towels( maybe on the back of the door). It also smelt damp and after three nights there was a smell from the drains which probably came up from the sink.

    In centre of town

    Reservation messed up. No reception. Could not find anyone to pay the bill. Outside area untidy.Parking miles away at a footy ground that was very unsecure

    Location is in the central where they are eateries and supermarkets in the vicinity.

    We booked a room for 4 persons. The toilet is outside the bedroom where it is accessible by keys. It was really inconvenient having to lock n unlock the toilet everytime we need to use. The only TV in the room is so tiny, about 21 inch, and was hung so high on the wall which made us having to raise our necks to watch. The windows cannot be opened at all, and there was no air-conditioner in the room. It was very stuffy on a Summer day. A flight of narrow stairs to get to our room. Difficult when you have big luggages.

    Location is good Rooms are decent

    Car parking facilities are far away. No breakfast facility, even as extras. More a serviced room(s) rather than a hotel.

    The proximity to Ambleside amenities, shops..

    No lift - had to lug my bag down from the top floor as there was no one around to help!

    Room was spotless and spacious.

    Experienced loud noise one night owing to the bar next door. The pump for the bathroom facilities was very loud and kept going for 10-15 minutes after each use.
