The hotel is in a good location for exploring Brighton centre and shops and is only a few yards from Marine Parade. There was a friendly welcome with helpful advice about the town - he talked me through a local map picking out relevant features. There are, I believe, 10 rooms spread over 5 floors. My room (top floor) was very spacious and clean. Although the outlook was to buildings across the road, positioning a chair to one side gave a good sea view as well. The room was well furnished with a decent TV service, a spacious desk, an armchair and swivel desk chair. The bed was comfortable. The usual selection of tea, coffee and biscuits was supplemented by an “honesty” fridge and selection of soft drinks and wines. The bathroom was a good size and had sufficient toiletries. A simple breakfast was included in the price or, for an extra charge, you could choose from a selection of cooked items. The breakfast had to be ordered in advance the previous evening and you had to specify the time you wanted to eat. The food offering was traditional but of good quality.
A tall thin building with very narrow twisting stair cases and no lift. May be an issue for some guests - perhaps you need to contact the owners if sounds as though it might be a problem. I found it a struggle to carry my case back down at the end of the stay. The need to order breakfast and pick a time for it to be served might be OK for someone there on business but was far too regimented to someone, like me, on holiday. If you are travelling by car be aware that parking at the weekend in was hopeless even in early October. I finished up using an expensive car park a lengthy walk away. On-street parking might be OK on weekdays but you may have to be away by 9am to avoid the hovering wardens. The need to order breakfast and pick a time for it to be served might be OK for someone there on business but was far too regimented to someone, like me, on holiday.
friendly staff, reasonable location. Price included continental breakfast, but later got an email saying to pay £6 for it, but a basic breakfast will be provided.
Few things - 1. was charged for the room for 2 nights before i arrived despite booking.com saying - no reservation charge and no cancellation fee. I luckily checked as i was asked to pay for the 2 night again, eventually got a refund. Caveats attached to the booking , Check them before you book as there happens to be a cancellation fee !!!
Everything was excellent. The owners were helpful and nothing was a problem. The breakfasts were lovely and was Nice to have them in bed!.
Only winge, not enough towels. But would recommend it to any one. We will def be back.
Excellent location, less than 5 mins walk to the pier. Staff and owners were very friendly and welcoming. The room had everything you would expect and the complimentary water and crisps were an added extra! The hotel was very clean and the room was tastefully decorated and looked fresh and contemporary. We would definitely recommend the Amherst and would stay here again if we visit Brighton in the future.
Good supply of optional food/drink in our room: bottle of wine, bags of crisps etc. With fridge. They put small bottle of fresh milk in fridge at our request. Extremely helpful.

Great location, just off the sea front and room was very comfortable with nice additional touches, such as complementary water and nibbles. The staff were very friendly and welcoming.
Floorboards creaked, especially noticeable at night when other guests moved around but can only expect this in old property!
We loved everything about Amherst Brighton, the rooms, the location and the breakfasts were great, the hospitality from Marcus and Lee was brilliant, such warm, friendly people. We would not hesitate in booking this hotel again

Depending on which floor you take, it can be quite a few stairs to get to your room. Being on the top floor this was noticeable!

Hotel was a bit rough round the edges especially windows need a good clean and outside needs a lick of paint.Lack of hot water on first night culminating having to have cold showers( An offer of anything complimentary would have been nice)
We felt at home, the boys are very attentive, the rooms are clean and pleasant, we gonna return more often!! I loved !
The Amherst is located centrally and close to everything. Its best selling point is the staff who are friendly and welcoming. I arrived for and within an hour of a wedding the staff provided me with a much needed umbrella such was the awful weather that day. The room was clean had an excellent small shower room with plenty of hot water, towels, soaps etc. The room also contained a kettle and a basket of biscuits etc which was very welcome and a nice touch. Breakfast was excellent (though said to be continental) with plenty of food offered.
The Amherst is a hotel probably better described as a terraced guest house and is currently under renovation. As each floor contains two bedrooms, the narrow stairway is the only way of reaching the bedrooms - there is no lift. The staff very helpfully carried my bag. I found my room though described as a double comfortable but small and quite noisy - earplugs are provided.
Warm welcome. Marcus is lovely! Tastefully furnished with really comfortable bed. Big bottles of toiletries rather than the tiny ones that don't have enough shampoo. Inclusive continental breakfast with great coffee.
Not a great view from double room. The junior suite was much better though.
I loved the idea of fridge in the room. With 2 kids was a very good help. U got everything what u need it. Breakfast was tasty. We just loved that place. Perfect for family with kids.
Necessary to change dirty towels. That's the only one disadvantage of all staying.

Lee and Marcus were so friendly and welcoming. Nothing is too much trouble. There is a very relaxed atmosphere, combined with excellent attention to detail. The junior suite (room 5) was large, well appointed, and very comfortable. The Amherst is perfectly located, being a quick stroll to buzzy Kemp Town or central Brighton. We will be back!
Our host Marco was a pleasure from beginning to end. He came across as a person who is naturally vivacious and eager to attend to his guests every need where possible. He was very friendly and helpful in every way.
One can always find fault but i am not going to bother as i felt the whole experience was extremely positive and picking faults just is not necessary.
Okay. Its not the Ritz. So what? It's a wonderful B&B with magnificent hosts. We stayed for three nights (Room No 3) and were more than happy. The two guys are marvelous, gentle, friendly, very helpful and - yes - fun, too. They make you feel at home. Breakfast was delicious. Our room was spacious and we liked the wallpaper (red, flowers), the bed, little things like free bottled water, cookies and great soap/shampoo. Perfect for shopping and sightseeing. Everything in walking distance with great restaurants just around the corner (Anatolian Café, Sawadee and some Pizza Brasserie). Parking was no problem - found a space 50 metres from Amherst. Will be back and recommend it.
Being part of the party in the house next door. OK - it was Saturday night, you have to get along with that kind of stuff. But it was very loud music. I heard it even while listening to some Prog-Metal through my headset.
This is a fantastic house just off the sea front in a great part of Brighton. It's a small independent hotel; you feel like you are staying with your brother's friends or some such. This is both nice & relaxing, e.g. free mineral water, nice biscuits, but also has it's issues (see don't like.)
It is like your (or at least my) friends put the place together -- some things they did great, but the doors (e.g. bathroom, room) are hard to open & shut (problem if you have a typing injury or other hand issues), the toilet doesn't always flush easily & you have to fiddle with it, you feel bad complaining because they are so nice! Also, there's not much sound proofing between rooms, so I got woken up by a loud phone conversation one morning five hours after I'd gotten in for the night.
