The wifi would phase out and no phone signal whilst in the building.

Quiet comfortable and clean
We were one towell short but that was not a problem
Excellent apartment, lots of space and very clean. Friendly reception. Ideal as we were travelling with two young children, plenty of space and very well appointed.
Very clean abd friendly and easy to find. on main raod for buses and plenty to see near by. Lovely peaceful site with free car parking.
TV volume stuck on 22 so could not turn it down and we heard the one from the floor above that woke us at 1.30 am. Steep steps to the garden.
We had a thoroughly enjoyable stay, staff were very friendly and the room was perfect for us. The rooms were spotless and the beds very very comfortable.
Good location - half way between Babbacombe and the harbour.
No reception desk and staff not always present.
The helpful, free-and-easy style of the owners. Generally good accessibility to local attractions
Nothing really, it was just a few niggles about curtains and blinds. For instance, in the family suite, there were no curtains to shut out the light between the living room and the bedroom off, which was the childrens' room. The adult (double room) had very inadequate blinds for keeping out the early morning sun. Also, it would have been nice to have a decent size bar of soap in the bathrooms - perhaps not bother about extra cushions and throws on the beds?
dog friendly, massive super kingsize bed, lovely quaint building ,breakfast optional, lovely owner very helpful, parking ,sited well for walks , exercise lawn for dog use ,
having to come home back to work !our room was just a little tired I guess , we were very comfortable though happy to have a tub and not only shower .
Conversation! Good breakfast. Easy access.
Problems with getting the t.v. to start in the room - that might have been me!
close to bus routes,friendly owners.
beds a bit too hard for one of us.
Wi-Fi not functional in the room
road noise, inadequate curtains, cleanliness, welcome,
the owner was accommodating for everything we required, definatly stay here again, very clean and tidy.
can't say anything bad as had a good time.
The bed was extremely comfortable and large! The room was in a quiet spot so no traffic noise. Also had a very fridge which was very handy.
Wi fi very hard to connect but understand it is going to be sorted.Decor a little tired but maybe that is on the agenda too as the other rooms we saw seemed very nice.
Room and facilities were excellent. We had an apartment room which included a large comfortable lounge and kitchen which was perfect. The price was excellent and the proprietor was friendly and knowledgeable about the local area.
A very nice small hotel. Nice and quiet location. Veery welcoming host and excellent breakfast - cereals, toasts and hot options. Electric kettle in the room with everything to make tea.
Wi-Fi connection was quite poor.
The room was beautiful and spacious, very clean and tidy and we felt very welcomed.
Parking was a bit limited and we couldn't access the internet because we has no signal on our phones.
An ideal position - even without a car - between Torquay and Babbacombe. I was upgraded to a double room as the single room did not have a walk in shower as stated on booking.com website. It was quiet in spite of being on Babbacombe Road, the advantage of an old house! The bed was very comfortable, TV and shower excellent. I stayed room only so cannot comment on food. Ansteys Lea is a beautiful, character building and I cannot understand why some reviews say it needs modernising!! Thank you Roy for a great stay.
