Nikki was a great host, very friendly and helpful, and cooks the best hot breakfasts! The room was very clean and comfortable, and had a lovely view over the hills and past the railway arches. It's a 15 minute walk from the station and a 10 minute walk from the town centre - not bang in the centre but an easy stroll.

I think it was too hot in the hotel and in the room.
The room was really clean and the bed was comfy. The full English breakfast was delicious. Staff was friendly and focused on details.

My girlfriend and I cam to the arches as a surprise for her birthday. Looking online, you can't get s true feel for a place, but I can gaurentee you that from someone who has been, you will not get a more warm welcome. We were greeted with refreshments and warm conversation. The room was spectacular for the price! The cleanliness was second to none and the bed was as comfortable as they come. Inclusive breakfast.. I've never had a breakfast so nice before or since! I would definitely recommend the arches as highly as I can. After leaving both myself and Eleanor said 'we'll be visiting again soon!'
Shame about the weather but that's our fault for celebrating in November.
The room was lovely and the staff very welcoming. It was a special occasion for us and Nikki made sure it was perfect. Breakfast was home cooked to order which gave a personal touch. We would definitely come back.

Arrived at 8.30 PM after a very busy day to a very warm and friendly welcome, we were shown to our room which was clean and very comfortable, the next morning we had a lovely breakfast served in a very friendly room, definitely would go again
Access from main road. House felt grimy and smell of air fresheners overpowering presumably to mask dog smells. Was pleased to leave.

We wanted to discover the south west of England after a busy few days London. We checked into Nikkis B&B at the last minute. As soon as we were welcomed with scones and tea we felt like we were at an Aunties home. The room was sooo comfortable we didnt feel like leaving, it was a refuge where time stood still. We were so happy we decided to extend another day and would have stayed longer if we had had the opportunity. The breakfast was delicious, made with a lot of love! A highlight of our stay in England.
Didn't realise until we where leaving that our friends had the wrong room (should have had 4 poster bed with more space but got much smaller double room ..........) that said we all had a fab time so overlooked it , no biggie at the end of the day
Breakfasts where amazing , freedom to come and go as you please, bed was very comfy and huge! Welcomed on our first day with Fresh warm cream tea!! Home-made scones where delish! Host very welcoming and lovely to chat too........will visit again .

The bedroom was amazing we had the apartment at the top of the house, Preferred it to any premier inn any time . Lovely breakfast cooked to perfection. Thankyou Nikki
We found the hotel rather difficult to find for a start, because of the awkward entrance way off a really busy road, no time to search out the entrance, you had to watch the traffic all the time. I found the parking a bit daunting, as it was steep, narrow, and had a curve. Others may not have found it so nervewracking as me, though. I did manage to scrape the hire car on the stone wall, which cost me dearly when I returned it! I also found the stairs a bit narrow and steep, but in an old victorian house, it is inevitable, I suppose.
Firstly, I cannot praise our hostess enough! She is the heart and soul of the property. I felt like I wanted to make a real friend of her. A lovely lady. We never had a better welcome from anyone during our whole 6 weeks in the UK! Our room was lovely, a lot of attention to detail. Very comfortable bed, and the mini fridge was a joy! Our hostess certainly tried to think of everything, and her attention to detail showed. The breakfasts were excellent, the atmosphere was so warm and friendly, it rubbed off on all the guests, we were talking at breakfast like old friends. An amazing place. Very convenient to town, just a 20 min walk, and the recommended restaurant was very good. A bit of local knowledge goes a long way! We really enjoyed our stay.
A little tricky getting up the narrow stairway with a dog to the top room. Everywhere else was fine.
We were made to feel part of the family. Lots of choices for breakfast, which were exceptionally tasty. We were given ideas for our days out. Nothing was too much trouble.
Five minutes walk from the Center of St Austell. The finest breakfast we had during two weeks. Quiet place. Nice and warm welcome.
