Amazing friendly staff and Amazing Facilities
No hot water in shower
Really comfy and warm, especially in December. A short (5 mins) bus ride out of town.
Just stayed the one night had everything we needed and a good breakfast to start the day off :)
The location was good with a bus service close by and £1.50 pp ew saved driving & parking in the city centre. The continental breakfast was good with a nice variety. Coffee milk & sugar were all replenished daily as were clean towels. All the staff were pleasant and helpful.
The twin room (no 7) was very camped with only 12ins. between the bed end and the wall. The room was right at the front, with a very busy main road with heavy traffic all 24 hrs which meant on a hot night you either had to sweat or put up with road noise. The shower room was small and the toilet was under a steeply sloping roof which made it very difficult for a 6ft. male to use the loo in a standing position!!
A very warm welcome by friendly staff who couldn't do enough to make you feel comfortable. The location was excellent as it is just far enough away from the city centre to ensure a good night's sleep, yet close enough to travel by bus and be there in 10 minutes. The room was clean and comfortable, and the breakfast is cooked to order. All in all somewhere I would definitely try to check into the next time I visit Edinburgh.
The room was a little too warm for me. I should've asked Linda to help, but I felt she had already done enough for us. Besides which I am at THAT age and soon feel any heat.

Welcoming and clean. Room adequate for our stay - we were attending the Commonwealth Games in Glasgow so on good bus route into Edinburgh to pick up trains/buses to Glasgow or if travelling by car easy access to by-pass and M8.
Only continental breakfast provided in cost of room - a cooked breakfast was at extra cost. Our particular room was very warm - would hate to stay there in a very warm summer! Ensuite facilities were very very small I.e.a converted cupboard but adequate as long as you dried yourself off in the bedroom!
a group of 4 of us stayed here and could not find any fault. Handy for the city centre. Staff were very helpful. Beds were very comfortable and the whole place was spotless.
Gerry and her husband were most hospitable and helpful. The position is excellent with great view of the surrounding fells. Wonderful ambience to this bed and breakfast. Highly recommended

Arden was reasonably priced, clean and comfortable with a nice buffet breakfast. The guest house is conveniently located but best if you have a car; it also has good parking.
A minor irritation we had was their free WIFI; coverage within the guest house was very poor, and it regularly dropped out. We would rather pay a reasonable fee for reliability
Nice large room/bathroom. Breakfast was very good and plentifull. The owners were very helpful.
Our room was a bit noisey from the room above (creaky floor boards)
The staff were very helpful and friendly. The bus stop was outside on the mainroad was good. It was so easy to get into Edinburgh to see the sites. so you could leave the car parked at the guest house.
First impressions count, and the carpet could be cleaned as it gave me concerns on how the rooms would be. No air conditioning/fan in summer, and when you open the windows it is noisy.

Location! Arden Guest House is right on the bus line into Old Town and walking distance to another castle. Served a fine full scottish breakfast.
Property right on A7 was noisy at times but tired travelers slept well in comfort.
