Windows need a net curtain people can see straight in cobwebs on light fittings dirty skirting boards in bathroom shower head filthy dust round edge of carpet!
Room 12 and en suite too small for two adults, beds uncomfortable, towels unchanged and hung up damp, quilt pulled up over unmade bed, cobwebs in corners, mirror over wash basin in bedroom too low, expelair in en suite reached only by standing on WC!

Well maintained and comfortable place to stay, nice rooms, great choice of breakfast, a small bar for your benefit with and tab to be paid on leaving, a great idea. Only 5-8mins walk from town centre shops, but on a nice tree lined street.

PARKING COULD HAVE BEEN A PROBLEM
When we first got to Arden House We where meet by a big smile from The owner,it just was so clean and the breakfast was great,we will be back.
Nice, quiet, clean and in-expensive hotel. 5-10 min walk to the town centre.
Our room (4) had no chair: we had to sit on the bed. Our wash hand basin was in the bedroom, not in the bathroom. Car parking limited.
Very friendly and hospitable
I am on my own now and the single room I had was very tastefully refurbished and it was lovely to be the first guest to stay in it. Breakfast was nicely cooked and presented and there was an amazing amount of choice on the menu. The staff were very busy as all the rooms were occupied, but remained very helpful and pleasant.
The room was a bit on the small side, although I have stayed in smaller, I would have liked a chair and a bedside reading lamp, as I always read before going to sleep. and I didn't like the lighting. There were no drawers for underwear, which didn't matter too much as I was only staying two nights.
Downstairs decor was very tasteful, Off road parking.
Very small double bedroom we ended up with and compromised ensuite facilities.

Rooms a little small and my friends room was overpowered with curtains ,having a four poster in a small room. Could do with a little modernising in the bedrooms.
Friendly , helpful receptionist. Took up her recommendation and had a v. pleasant night out with music we wouldnt have found otherwise. Lovely bright room with very generous bed. Extremely generous portions at breakfast. Everything well cooked and presented.
Noise from road woke us at 3 am which you cant legislate for .Toilet /shower room too small for my admittedly ample husband to fit in! Fitments need a bit of TLC- when I hung shower cap on heavy bathroom door hook it came unscrewed!Downstairs at breakfast. , tablemats and teacups grubby.
Staff friendliness, flexibility, room cleanliness and comfort. The breakfast was magnificent! It was a short walk into the town centre and its many attractions, shopping and restaurants.
I suspect that if busier, and with busier B&B neighbours, parking might be problematical. With modern travellers having so much electrical 'kit', an additional power socket, near the bed, would have been useful.
On arrival I had a very friendly welcome and was shown to a good sized room which was well-appointed with a en-suite shower. The breakfast was delicious and I would recommend Arden House for anyone looking for a good central location in Harrowgate within walking distance to town.

Very friendly and clean, excellent location anf friendly staff. The hotel also offered the BEST breakfast I've ever eaten, it was delicious, with a wide variety of hot and cold foods to choose from! I really enjoyed my stay here and I would definately use this hotel again.
The WIFI didn't work at all during my stay here.
Well located in a small village near to Leyburn with a nearby pub selling good food. Breakfast is excellent. Separate B&B entrance makes it easy to come and go without disturbing the family.
Parking options are limited, though the owners don't mind you blocking them in.
Everything and the staff were lovely
The location and more importantly parking facilities were excellent. The owner and staff were very welcoming and accommodating. Breakfast was one of the best we've had. Would highly recommend.
Very friendly, accomodating and the room was large with lovely fittings, clean and tidy with a very comfy bed. Also the breakfast was great.
A big help was having parking facilities and being within walking distance of the town. It was good to have a fan in the room during the hot spell.
Most of the hangers in our wardrobe were broken and would not take the weight of clothes. We could only open one window in our room. We were disappointed our booking agent had told us there was a restaurant.
