Arden Park has a great central location, just 2 minutes' walk from the very heart of Stratford-upon-Avon, only a few feet from the train station and just around the corner from Shakespeare's Birthplace. Built in the 1860s, this Victorian town house is rich in original features, historic character and traditional charm. All of the non-smoking rooms boast modern private bathrooms and guests can be sure of a warm, friendly atmosphere in centrally heated accommodations. Breakfast is an all-you-can-eat continental-style buffet of ham, boiled eggs, cheese, yogurt, fruit, cereal, toast, croissants, milk, juice and freshly-brewed coffee or tea. It was fairly close to the train station, shopping. We only met the one owner of Arden Park. (Mark) We never met his wife. He was less than friendly. In fact he was rather rude verbally, critical, and not helpful. We were very dissapponted! We were shocked to find out we were on a murphy bed. It was not comfortable, I thought it was a sofa bed matress. The stairs going up to the second floor (actually third floor) were a night mare. We were watched as we went up the stairs while the owner said "mind the wall paper!" We were uncertain if we could get our suitases up the stairs they were so steep. (I could have gone up a pull down ladder and it would have been the same.) It took two of us to move each suitcase down the stairs (one at a time) This room was obviously the attic converted, but you needed to be less than 5' 3" tall to be in the room, and the toilet did not flush! Please note we both are active hikers who are physically fit and capable. I would feel very sorry for anyone using that sapce and stairs if they were not physically fit!

The location of the hotel is excellent - close to the station and amenities. Loved the fact we had a kitchenette - will definately stay again. Thought the proprietor sounded a bit 'put out' that we were (as a party of 3) arriving seperately and slightly before the 2 O'Clock check in time - not very good customer service. Also, I left payment details so that I could (1) pay with my credit card and (2) make an early departure, but the proprietor ended up asking my colleague to make alternative payment so I have ended up having to pay her with my debit card instead - really inconvenient

It was in a really good zone in the city. And the rooms looked great! The bed was doing noices so I couldn´t fel asleep instantly

Room was nice and reasonably clean. Close to train station and centre of town. Sound-proof window. Luggage could be stored. Couldn't check in until exactly 2pm. No lift. Shower nozzle pressure was bad. Thin walls - could hear people in other rooms easily.

The guest house is conveniently located within walking distance of most tourist attractions in Stratford. It is nicely furnished with an Asian theme. The owner's wife was very helpful and polite. The owner seemed bothered and a bit unfriendly when we first arrived on Sunday afternoon. Later he was in a better mood.

Very comfy beds and the location was good for what we wanted The room was clean and suitable for a one night stay- small bathroom! But everything worked The "guest parking" was actually a public car park approx 100 yards away The host does not stay in the property overnight and no explanation was given about what to do in an emergency There are SO many rules about what you can't do....no smokig/no music/ not to be disruptive etc and we are 2 middle aged women! The host was uninterested and it all seemed like a big effort- we had to pay before we saw our rooms as he wouldn't be available the next day, he was not welcoming- not rude but largely dismissive and couldn't be bothered attitude Breakfast choice was very limited and not worth the money

It was very clean The owner was not very friendly, he seems to want us to leave as soon as possible. He said there would be internet but there were none in the rooms. He locks up the lounge very early so there is nowhere to go for except your room. Not helpful in giving directions and information regarding stratford.

Very comfortable and spacious room. Location was ideal for visiting tourist attractions with very reasonabley priced parking nearby. The family room does not involve going into the main house which adds some flexiblity to the stay. Would use this guest house again.

Good location, clean, quiet and cute room. It was advertised as small - so very fair marketing. But not that bad actually. I had smaller without being told upfront. Breakfast was continental and sufficient. All in all I would recommend it - real value for money.

Arden Park is conveniently located near the train station and the town center. Our host voluntarily gave us information about getting around Stratford-upon-Avon and gives his guests access to a netbook in the front hall for accessing more information. Decor throughout was lovely. Our room, which overlooked a back patio, was quiet; and the full cold breakfast (ham, cheese, croissant, cereal, yogurt, tea, etc.) was delicious. Arden Park is my idea of a charming B&B. As with most B&Bs in Great Britain, there is no lift. You must be able to climb narrow stairs to the guest rooms.

Cleanliness of room and location The strong smell of curry throughout the night from the local curry house nearby was unpleasant and meant we couldn't have the windows open overnight which was a problem as it was the summer. The breakfast at £5 per person in my view was a total rip off for what was on offer. For this price I would expect a cooked breakfast.

Budget The check -in time is too limited for the guest,I almost miss the check- in time(8pm).When I got there just 1 minute before it close time.I Won't book this type of hotel again.
