This Victorian house is in large gardens and has easy access to Edinburgh's city centre by bus. It offers free Wi-Fi, free parking, large rooms and fresh, home-cooked, traditional Scottish breakfasts....

Really friendly homely atmosphere. Great breakfast. Would recommend using bus into town it's a lot easier & cheaper than parking
We had front bedroom so was very noisy but to be fair b&b is on a main road so only to be expected really
Basically everything.....spacious room; nice view from window; clean; good breakfast; Bob a great host and very helpful.
The staff were very helpful, the location was just great as it was convenient with the bus stop a very short distance away, the breakfast was just perfect, I would most certainly recommend my friends to stay at the Ardleigh.
Everything was to my liking
Despite booking several months in advance we were assigned a very small, cramped room with two single beds, a very small bathroom where the caulking on the base of the shower contained quite a lot of black mold. The Wi-fi signal was very weak and resulted in poor connections, and very slow response times. Host was hardly cordial.
Very pleasant quiet guest house. Good breakfast. Bus stop to city centre outside.
Location not particularly pleasant and no places to eat nearby.
i booked this guest house because this room was advertised with bath ok very clean disappointed there was no bath apparently booking . Com advertised the pics
No bath when the room was advertised with a bath
Host very nice, food good, quiet room. Bus outside front door and w/in walking of dinner choices.
The room and hotel was clean was a tasty breakfast
Hotel quite a way from the city centre and on a really busy road, so difficult to park on the street outside at rush hour. The room was really a bit small for two single beds as there was only a 6 inch gap between them and the ensuite was shoe horned in with a very tight area to dry oneself after a shower. The initial 'welcome' could be much improved, the owner hardly cracked a smile which was disappointing.
The size of the room was very spacious for 2 people.. The view was very nice and the breakfast was good. The owner was very pleasant and helped with bus info..
location - 2 mins from direct city bus and close to yacht + gardens very nice place , great breakfast. owners very helpful, tourist info at b&b
room a little warm. Thats it!
Close to bus possibilies to city centre, enough parking possibilities
Bus connections were excellent.
The steps with luggage were a challenge for seniors.
-Wifi didn´t work -Staff was rude and not helpful -It is expensive for the service we got
Good customer service. Food excellent, more available if required. Clean friendly. Would highly recommend
Nothing excellent throughout
Position for the city. Bus right outside. Good service. Easy parking. Clean and comfortable room.
Scrambled eggs done in microwave and coffee was very weak.
Hospitality, location, comfort & cleanliness
No decent pillows. Two hard flat pillows stuffed into one pillowcase is not good enough
Attractive breakfast room. Quiet accommodation even though it is situated on a busy road. Quick friendly service. Wi-Fi. Clean.
Room a bit cramped. Bed a bit hard for our liking.
There wasnt a common area to visit
next to bus stop. good parking. good breakfast.
Good location, close to City Centre buses. Clean and comfortable room. Great view of Edinburgh skyline. Good breakfasts. Helpful hosts.
Our shower was filled with mold No tea or coffee offered in afternoon, no sitting area during the day, even the breakfast area was closed off. Conflict between breakfast times.
Location is very good. Easy acces to city with bus 23. But no night bus though. So ok for ppl who end their day early. Free parking just outside ( unguarded though)
Firstly we were forced to book for 3 days. The guy gave a room in his attic with a very small window located right outside a busy street. Could not sleep all night since no soundproofing at all. Bathroom outside room, which he never mentions while booking. Worse- the guy charged us the same as all the other much bigger ensuite rooms with internal bathrooms. When we complained he blames booking.com for it. Wifi very weak and works only in morning between 7:00 and till breakfast. He did not even tell us where we should get our bus from, when we asked. And refused to even exchange some change for us, which was necessary to travel by bus. Towels were not changed. Bathroom not cleaned for any of 3 days. In general he did not seen to care when we asked for something. Will Never come back
Owner very nice, prepared breakfast for us as we were leaving at 4:00 am. Parking is for free and safe on the street and you can go into city center by buss within 10 minutes
Bathroom was private, but outside the room.
A quaint place, close to bus stops with excellent breakfasts.
Friendly staff, excellent location-bus stop right on door step to city centre.
