- good location - excellent wi-fi - clean sheats and bathroom - warm and cosy room
- the hotel is partly closed for renovation and we were the only guests. It prooved really difficult to find the receptionist on the day of our arrivel and we were forced to wait like 15 or more minutes and call several times the owner for support. - the furniture is a little bit old and the room needs rennovation

Terrible beds. Need new mattresses. Expensive parking and hard to find nearby but that is the case in all Brighton, not the fault of the hotel.
For £55 including breakfast I don't think you can go wrong! The hotel was ok, fairly clean, great location and value for money.
Staff member on the phone when we wanted to check out and there was a half drunk coffee in the room. The sheet was stained (mascara I think, nothing more grim!)
Expensive parking, decor needs updating general maintainence very poor door on bathroom sticking on floor lead to tv making tv go out of signal wall needs repaint bed needs replacing as no legs on one section. Lights in bathroom too dark. Pigeon poo on window sills outside. Windows need cleaning. Bedroom door squeaks massively must wake the whole house. Kettle needs cleaning inside.

The staff couldn't do enough to help out! Top quality Location was spot on also! Parking directly outside the house £11 a day No lock out time!

Very poor plumbing. Basement room has boiler under the floor - this is very loud and can be heard most of the time. Shower in this room did not work. Moved room to 3rd floor, quiet room but shower was just a trickle. Not good enough for the price paid!

the first room we was given had a broke window that we could not close the other room we was given had no light in the bathroom and the bathroom door kept sticking

Rooms could do with a little touch up and I wish that the special check in times I requested and had approved had been passed on to all staff members to prevent confusion.
The bed was damaged, the mattress uncomfortable.
I stayed here with two other friends for 3 nights, in total we paid £210 so for only £70 per person it was good value for money. The facilities were adequate, and the breakfast was good. It is in a good location, right near the pier, I would stay here again with friends.
The pictures of the rooms were a bit deceiving, our room was very standard, and bathroom was very small. The view from our room was not very nice either, and the television did not work due to very poor signal.
Bath was lovely.
Carpet was very grubby, also room needed a fridge.
