Bath was lovely.
Carpet was very grubby, also room needed a fridge.
We were underwhelmed by the cleanliness of the hotel - especially the carpets looked like they had not been cleaned in months. Also, the 'continental' breakfast consisted of a mere few muffins and croissants, cereal and fruit salad which looked unappetising - you had to buy one of the non-inclusive options to even get bread. Disappointing.
me and my husband really enjoyed our stay at urban house leo , Leighton and the staff were really friendly , our room was excellent in size ,we had a fab nights sleep , wifi was superb , breakfast was really nice and fresh , the ensuite was really good and the shower was nice and hot and powerful :)
the only thing that we could say we didn't like about urban house is that the room needed a bit updating eg painting , new curtains .

Location was excellent and value for money. Continental breakfast was included.
Our room the junior suite was marketed as the best in the property but felt it was in need of some TLC especially the carpet which was very shabby and did not look particularily clean. In need of some updating in some places.
Room was extremely spacious with lovely sea views.
Shower was slow to hear up with low pressure.

We liked the sea front location
Uncomfortable beds....shower was hand held and only dribbled....Water came out red hot!! No chain on bath so if filled with this hot water you can't get plug out without scolding yourself!!...breakfast was poor....my fried eggs on toast consisted of one very runny to raw egg on one piece of dry toast...black sticky stains on the floor in dining room!!.Very very dissapointed with the whole thing no parking at this location apart from street parking - cost £20 + parking for the 2 days we stayed!
Location was great, staff helpful and hotel clean
None of the spa etc.was open (not mentioned when booked and had looked forward to treatments!). No shower, had to have baths. No batteries in remote controls but TV didn't work anyway. Although not hotels fault, parking was horrendous and had to pay £52 in ncp for 2 days parking.
Great location close to the beach in the buzzing Kemptown area of the city. Comfortable, well-equipped room (iron and ironing board provided for example)

Maybe not a personnel stab at them as its just a reflection of the times - but £100 a night is too much for a Bed and Breakfast, especially one that although cosy is in need of refurb. I aint a total nitpicker but this should be around £60 per night

Lumpy bed thin walls did not sleep well due to banging doors stairs etc I did mention this on leaving they said they would have moved me if I had asked. Which is nice I think they would have. Breakfast poor but excellent cafe around the corner.
Shabby rooms, dodgy wiring, poor attention to detail, breakfast staff had apparently 'never poached an egg' and served a boiled egg on a plate not in an egg cup
