The staff were very welcoming and was given the key to the main door so could return any time we fancied. Also as we stayed on a bank holiday we didnt need to check out until 12 which was useful as we have been out partying the night before. The location of the hotel was very central, very close to the peir and pubs and clubs. As we stayed on a bank holiday I think we paid more than the room was actually worth. A couple of things in the room were broken such as the main light shade which was disappointing and reflected badly on the hotel.

My partner & I stayed for 2 nights at Urban House & Spa and we had a wonderful stay & treatments in the spa. The manager of the hotel (Leighton) could not have been more welcoming. The room wasn't perfect although very comfortable & we had a beautiful sea view. Breakfast buffet had plenty of choice. After reading some of the reviews before staying left us very unsure about the hotel although we certainly would return as we felt they were not a true reflection. Minor unfinished building work

the hotel is very close to the palace pier and the sea front The hotel just didn't live up the the photographs on its web site. the room was not as well matched, paint and style wise. the room had small faults, light bulb broken, small towels, peeling wallpaper, shower door that did not close easily. seriously cracked sink. Breakfast was disappointing, although i was aware that the breakfast would be continental, it was still a disappointment. all these issues would not encourage me to book this hotel again. Had I paid the full price and not have got this hotel at a special price, i would have been really disappointed. friends spent the same break in Brighton in a travel lodge and their reports of their accommodation was both cheaper and more in line with what they had expected.

The location was the only decent thing about this dump. This hotel looks absolutely nothing like the website. It was dingy, dated, dirty and without doubt the most uncomfortabel bed I've ever slept in. I could feel the springs digging into my ribs. Barely got much sleep. Everything just felt like it was diminishing. The breakfast consisted of stale crossaints and toast. To top it off our breakfast was accompanied by aanother guest rowing with the very obnoxious guy on reception. Do not stay here!

Lovely warm welcome.Rooms were meant to be small doubles but we found them very roomy,nicely decorated and warm.Although they were in the eaves of the hotel so up lots and lots of stairs , it didnt worry us and was quite a nice romantic setting.Breakfast was superb,We asked for toast and a basket came out with toast muffins and crossaints and little pots of jam.

The location and the sea view room Very run down. Shabby dirty carpets in hallways and in room. Window was very draughty - it was freezing cold in the room even with heating on full - we were too cold to sit in room at night. Decor is very tired - holes in ceiling and flaking paint. Grout and silicon in bathroom dirty and mouldy. Bed springs noisy. Woman at breakfast was not welcoming and informed us that breakfast was now over before we had a chance to finish also coffee was terrible. I expected better and although okay value for money at price I paid I would not stay again. Also £15 for guests to use suana and steam room too much. We went to Bristol Gardens spa instead much better facilities there and cheaper.

Cleanliness of room. Friendly staff No lift for people like myself with some disability. Breakfast half hour too late for people in Brighton on conference/business events. Itv not showing properly on tv.

The staff left us alone to enjoy our weekend. The breakfast staff were very polite. The room was very spacious and we could come nad go as we pleased, having been given a key when we booked in. The breakfast was plentiful and just what I like, The location was fantastic - not too near the centre of the city which would have been noisy, and not too far away. There were excellent restaurants nearby and it was 2 minutes away from the seafront and the lovely walks along the premanade. The room we had booked had no light bulbs when we arrived and we had to move to another room. The bathroom was in need of a good clean and the windows only had blinds which didn't block out the light very well so I didn't sleep very well. The payment hadn't been taken from my card although it only stated on the booking form that there had been no deposit taken. Not a problem but misleading.

Staff very helpful and friendly. Breakfast simple but good quality, plenty of choice, good service. Restaurant area very pleasant. Location good - near sea front but quiet - no disturbance, bathromm small - and I like a bath, not just a shower! TV small, picture and sound quality not good and controls grubby and tatty. One of bedside lamps- bulb gone. I swapped it to the side I preferred it be on, but good to check these things.

I liked being in a city, but having space to move around. The sea gives a feeling of enormous space. The staff were friendly and courteous and kind. I felt a freedom while being at the hotel. Unfortunately we arrived too late and left too early to see or try the spa. The electric kettle in our room did not turn itself off.

I had a very enjoyable stay at the Urban House & Urban Retreat Spa last weekend. The room was excellent, nice free standing bath and good sea views. Some of the facilities in the room could be monitored, some lights not working, television not working on all channels and a loose 13amp socket. This not a complaint just something you could check on from time to time.

Its got an identity crisis. Rooms are very mish mash and some tired looking and shabby. Not in keeping with how it is acutally advertised showing only the best rooms on the internet

The hotel was idealy situated close to the pier and local shops, restaurants and Brighton's famous 'lanes'. It was clean and the staff were friendly and efficient.

The single room was tiny. There was no insulation in the window and as a result the cold wind was coming into the room! When I tried to complain to the reception there was nobody there. I tried phoning. No reply. The hotel manager didn't get back to me even after I had emailed him/her to complain. Horrible experience, I certainly do not recommend this hotel to anyone. Oh, btw the photos on the hotel website are tricky too.

The staff were very friendly and smiled all the time, our room wasn't the biggest, but it was cosy and clean, 5 minute walk to the seafront and activities. The hotel was surrounded by restaurants and shops. The spa was also very nice and not over priced. Also staff were always very keen on keeping our luggage by the reception when we arrived and whe we left. The only thing I can say that didn't impress me was the breakfast. Wasn't bad but not a big selection at all. And it runs only from 8.30 to 9.30. But then again the staff at Breakfast were always smiling and very cheerfull.

The location was good . I have never stayed anywhere that looked so different on the website to how it looked in reality . I have also never seen such an eclectic mix of broken and dated furniture and fixtures in a room . a dirty brown cushion , a broken dressing table , the light fixture was hanging off the wall ! , the lights had bulbs missing , the window ledge was rotten and dirty . My friend had to be moved to a different room because her shower didn't work properly . The walls in the hall were tired and needed redecorating , the carpet looked so old that it would never look clean again . My room was freezing cold and my window didn't open ( however these 2 problems were fixed upon request ) . The poorest breakfast I have ever seen . If you are expecting a Spa hotel what you will get is a very dated b&b without the cooked breakfast ! I have backpacked in more style .

Although the hotel was very clean the decor needed attension. My room did not lock so i had to put a chair up against the door to keep it shut. This made it hard to sleep as the thought of people coming in was on my mind. I thought it was very cold in the room too, I got up in the middle of the night to put a jumper on.
