The Urban House has an amazing location, you can see the pier from the sea view rooms. Short walk to pier, and a few minutes more to the Lanes & shopping. The continental breakfast was very good. Tea & Coffee facilities in bedroom a nice bonus. In need of updating decoration wise. Parking very expensive and in short supply. Maybe train would be betvery , but cabs are good and reasonably priced.

Hello, This hotel was actually a glorified bed and breakfast. Incredibly worn and old building, hall and facilities. Luxury is not a word I would use to describe that place. Bad value for money, and not luxurious at all. It was shabby and worn, with an old fashioned bathroom, terrible hall and stairs, Dirty and worn. For £120 per night I expect a clean and fresh hotel, not a worn out old bed and breakfast. For that money I would have been better off staying at one of the large corporate hotels which is not what I usually do. Certainly did not earn the description 'urban retreat' or boutique hotel Very disappointed.

Welcome was good. Breakfast whilst not exactly wide on choice was more than ample. Quite a funky room. Comfortable bed. Good location. As others have pointed out the discrepancy between the photos on Booking.com and the reality of the state of the hotel is nothing short of alarming and gives a disingenuous impression. The bathroom was shocking - no shower curtain, mould, bath panel cracked and loose, and months of dirt and dust on the surfaces. Pretty vile. That's a real shame because for a budget hotel they do everything else pretty well. I wasn't aware of a fire safety notice in the bedroom either - something that really should be addressed asap.

We stayed in the small double room, it was very characteristic and although it did have a few wonky doors and sloping tables it made us feel very at home. the room was perfect for somewhere to hold up after clubbing, was very cosy and comfortable. only thing to fault it on was that the shower didn't seem to be very powerful and work, but that was perhaps becuase we were at the very top of teh building. would definitly use this place again, at £55 a night it was very good value for money!!

I've stayed before and enjoy the proximity to the centre of town and to the sea. The local pubs and restaurants are good and the area generally has a cosmopolitan feeling which is refreshing as you could be anywhere in the world. If you can get parking outside the hotel it's also excellent value.

Room no. 13 - wear and tear all over. The looks of the hotel clearly reflects that better days were long time ago. Waking up at night by the squaking of the bed, noisy waterworks, not a single floor level. dirty shower with (dirt?) staines on the tiles. The bitterness of poor quality remains long after the sweetness of a low price is forgotton.

The location is excellent for both seafront and shops. We had a 10 minute walk to the bars and restaurants in the lanes. Our room was very comfortable overlooking the gardens in New Steine with a view of the sea and pier. We would definitely book this hotel again. We were very lucky to get a parking bay right outside the hotel but I can see that parking could be a problem.

The location of the hotel was excellent the staff were very friendly and helpful the rooms were comfortable and the breakfast was nice and you could have as much as you like, we will be staying ther again.

Excellent Customer Service! We booked last minute as we were thrown out of the first hotel we stayed in as we had a minor argument. As couples do.. Upon entry we were greeted by a nice gent, check in was quick and easy, Bed was comfy, we were given a free drink as we had a complaint about the room, unexpected. The problems we had were sorted very quickly with no fuss at all. Contemporary Bar, Spa looked nice, although we didnt use it. We would definelty stay again as good customer service rules in our book. We may choose a different room though. Not alot of parking and I wasnt happy leaving my car there as the roads arent very wide. I pride my car, so parked it in Regency Square, the hotel have advertised that the sea view rooms overlook Regency Square, they dont. Its nowhere near. Lol. The stairs inside the hotel, lots of them, very tiring carrying a suitcase up the stairs, especially as they slant. The door to our room had a huge gap between the floor and door, you could fit your hand in, we covered this with a towel and were worried about who could hear our conversations. Room slanted badly! Bed was uneven, although very comfy! The bedding had holes in it, we were dissapointed to find the quilt was not duck and down feather as advertised. One reason we booked the room, the shower piddled water out, we had a few complaints about the room but these were sorted out very quickly.

Pretty much everything was perfect for me, I was alone so small room and lack of view didnt not bother me and actually having no view meant I was away from any street noise so a good nights sleep was had there. Friendly staff, tidy room and great location 5 min walk to Brighton pier. Bearing in mind my room for 2 nights was only £95 I shouldnt really dislike anything. My one gripe would have to be No biscuit to go with my coffee! Well maybe some more coffee, tea, milk and sugar but as I say for what I paid I was really happy.

The location is excellent and included a sea view. The place is very tired. Some money was obviously spent on it I'd guess 5-8 years ago but nothing since. The corridors are awfully tatty with bare plaster walls and threadbare ill fitted carpet, some doors had an inch gap one side and were level on the other. The room was run down, the chairs were threadbare, the sash windows were cracked, draughty and rattled with the wind. Only one of the radiators worked. The cabling looked like it had been arranged by the worst DIY-er ever. The charge was £120 for a Saturday stay which actually compared favourably to how much everybody else was overcharging but still seemed expensive for the tatty place we got.

The location and the sea view room Very run down. Shabby dirty carpets in hallways and in room. Window was very draughty - it was freezing cold in the room even with heating on full - we were too cold to sit in room at night. Decor is very tired - holes in ceiling and flaking paint. Grout and silicon in bathroom dirty and mouldy. Bed springs noisy. Woman at breakfast was not welcoming and informed us that breakfast was now over before we had a chance to finish also coffee was terrible. I expected better and although okay value for money at price I paid I would not stay again. Also £15 for guests to use suana and steam room too much. We went to Bristol Gardens spa instead much better facilities there and cheaper.

The staff left us alone to enjoy our weekend. The breakfast staff were very polite. The room was very spacious and we could come nad go as we pleased, having been given a key when we booked in. The breakfast was plentiful and just what I like, The location was fantastic - not too near the centre of the city which would have been noisy, and not too far away. There were excellent restaurants nearby and it was 2 minutes away from the seafront and the lovely walks along the premanade. The room we had booked had no light bulbs when we arrived and we had to move to another room. The bathroom was in need of a good clean and the windows only had blinds which didn't block out the light very well so I didn't sleep very well. The payment hadn't been taken from my card although it only stated on the booking form that there had been no deposit taken. Not a problem but misleading.
