Spa facilities Large bathroom and room with luxurious double bed and it was unique

- the room was big and big a nice furniture.

- the breakfast was too basic... there wasn't salad tost. - In the mornings there was a lot of sunlight in the room... so, it was too difficult to sleep well. - when we arrived we found some head of hair in the bed.

Friendly and helpful staff, great location,good facilities,lovely comfy bed in nice room,quite too as I was at rear of hotel,nice breakfast.

occasional amonia type smell in the en-suite, wouldn't stop me staying there again though.

we had a realy nice room good size a very well equiped. bed was nice and comfy good size bathroom with plenty of hot water...very clean and fresh..iv stayd in many hotels and this one was probly best iv stayd in..never was up in time for breakfast haha so cant comment on food..no parkin but hey its brighton ..we parked outside of town and got bus is..£2.40 one way and car is left in carpark for free! will deffo go to this hotel again.

mmm maybe bigger t.v on the wall but that is being a bit picky!!!

The location was really close to where we wanted to be and to the beach. staff were friendly and helped with every request that we made.

There should be more toilet paper provided in the rooms. we stayed in 2 different rooms and there was less than a quarter of loo roll in either.

Staff can be very abrupt (rude) Have been 'told off' for arriving early, and on our last stay were refused breakfast because we hadn't pre-ordered even though no one told us we should have. WILL NOT be returning

Four poster bed was a lovely surprise, very comfortable bed and duvet. Friendly service without being too 'in your face' and a decent inclusive breakfast. the en suite was great, especially at the price and the whole stay was jolly pleasant. Wifi was good too.

Seagulls were a bit noisy - woke me up several times.

Hotel was in a good location, close to seaside and centre, clean and fair priced.

It was absolutely freezing in the room. It was February and felt like there was no heating in the room. There was no hot water in the morning, so we could not take a shower. Please note that there is no lift, so it is not recommended for people with mobility impairments or large suitcases.(We stayed on the third floor)

The rooms need up doing so does all the hotel.The breakfast was poor.Cooked breakfast was not value for money.Sauna/steam room should've been included in room price.

Spacious rooms and wonderful customer service.

Very short time for breakfast and also there was no bath instead shower. The bar in the hotel also closes very early.

Urban House is in a great location & very good value for money.........The staff are really helpful too.......

The place is tidy and quiet. The staff is kind as well.

The spa services, sauna etc are not included in the price. The room was not as big as expected.

the room was very small; i had to wait quite a long time when i arrived for the receptionist to arrive. i was offered a cup of tea while i waited but it never arrived, even though the receptionist said he would bring it up to my room when it was ready.

the first room we stayed in, the heating was broken and it was like a sauna, the sink didnt keep the water in and the toilet wouldnt flush!!! We were then told we would be moved to another room and had to pack our stuff up - the manager was most discourteous!!! The second room was adequate except the TV didnt work!!

Location

The standard of accommodation didn't reflect the photos posted on their website. The accommodation was clean, but very tired and in need of some modernisation.
