Not clean. Lift not working, had to 3 sets of flight.

Personel, building, breakfast
Rooms are pretty old but large. Bathroom amenities were not good, the heater in the bathroom was broken, the water automatic heat adjuster lowers the pressure too much when arranged to semi-hot or cold position.
Sofa stained. Unpleasant smell, maybe car fumes. Hot, needs air conditioning. Room not ready on arrival. Staff don't make eye contact.
Internal decoration is beyond shabby and the building needs to be gutted and refurbished. A lot of mould around window frames and on curtains. Cleanliness and hygiene around bathroom area (toilet, hand basin and spa bath) well below standard. Smoking area just outside reception leads to stale smoke drifting into the building. Overall, I was pleased to go home.

2 sleepless nights out of 3,right above wedding venues...spoke to reception recieved £50.00 off bill, would have prefered 3 nights sleep. will not stay there again.
Poor condition of room, stained ceilings, old fittings and furniture, no breakfast supplied in the price which was high for a room of this low standard.
We attended a wedding at the Arnos Manor hotel. Staff were very attentive,wedding breakfast meal was very good. Evening party was also well organised.
We had to move from the room we were given on our first nights stay. We could not sleep because of the noise of the extractor fan,which was directly outside our window. After asking to be moved,we were moved to a beautiful room with a view.
Toilets not good repair, bars prices extortionate! Generally decor a little tired.

£10 extra for breakfast. Car park / patio area a bit shabby, litter & broken glass. No Tea making facilities in room. Breakfast wasn't great, but service was speedy & polite. Traffic noise.
Have stayed here several times. One of our favourite places which is the reason we keep coming back. Nothing too much trouble for the reception staff, and always very helpful. Within easy reach for city, lovely park on doorstep, and plenty of parking. We will return again soon
We were in a rush to get to a wedding & the lovely man on reception allowed us to check in early & was extremely helpful in directing us to the wedding venue. Would definitely stay again, if we were visiting this side of the city again.
no meals available as there was a coach party in a very long walk from Reception to my room which was right next to an area of building work.

Half used bar of soap in bathroom when we arrived. Walls thin Constant banging of doors in the morning that you could feel wall shake when in bed.
Building is incredible!!! Amazing architecture. Close to bus transportation to all over. Staff very helpful, friendly.

Location vast parking area
the Hotel is very shabby and needs renovation blankets not clean with stains lift out order so we had to carry our suitcases ourselves to the 2nd floor without any help from the male staff furniture in the bar worn out and dirty
Location - very handy for where I needed to be.
Very noisy plumbing (remember Red Drawf!) - adjacent room had a shower at 06:00. Getting a bit shabby decoratively, needs a refurbishment.
Ideal location for buses into city centre. Very friendly staff. Delicious breakfast. Very comfortable beds.
Good rooms, easy parking
The hotel lokks good from the outside. It is easy accessible with good parking.
The reception areas is shabby. The room we had was shabby, Paint/wallpaper peeling off, carpet frayed and very stained. Bed frame dirty.
Bed was broken one wheel missing. Breakfast food left out all night and only self serve. Make your own toast. Warm milk and melted butter.
