Just a basic hotel. We only stayed 1 night so it was fine. Room 9 v small for more than that. Side sea view from bed. Good breakfast. Excellent local Water Front restaurant 2 mins walk. Room 10 or 7 would have the ideal views for any future visit.

Parking near the hotel was a problem but that seemed to be the case throughout Exmouth.

Where do I start! Firstly it is definitely a B&B and not a Hotel as stated but charges hotel prices. No bar or facilities like a hotel would offer. Cooked Breakfast was mediocre but the toast on all 3 days of our stay was nothing more than warmed up bread...despite asking for it to be well done. One of the days we sat at the table a full half hour before being asked what we would like, other guests that arrived after us were served first. Coffee was served in a cracked spout teapot. The place mats were dirty on all 3 days so not cleaned. Just one different waitress each day trying to serve all guests. The carpet in our room was filthy, the walls had water stains. On the second day a dirty soaking wet towel was left in the sink presumably by staff that had used it to dry the shower doors. We booked a double room with sea view but was given a family room with a 'spare' bed and the double bed could only be accessed from one side. The sea view was from the top part of the window at the side if you can see over the sea wall, not worth the extra payment. The chair in our room had a badly repaired leg so when sat on it tipped forward to tip you off. Definitely do NOT recommend this expensive B&B you have been warned! The proprietor seemed reasonably pleasant but wanted payment in full as soon as we arrived! We stay at hotels and B&B's many times each year and this is by far the worst we have ever encountered.
The location was lovely. The room was cleaned every day.
The shower was archaic... curtain on a rail around the top of the bath, the shower fitting would not turn all the round, this had to be run off the hot and water taps. The windows were very old and fittings dirty. Toilet window didn't open. Bedding as in duvet very stained and not big enough. Breakfast very boring and basic not really well thought out or consistent. Often not cooked enough.

The friendly staff, the cleanliness of the hotel in general, it's location directly opposite a fantastic restaurant, it's general quietness. It's dated but for the price you can't complain and those who do should look at spending a little more money.

paid extra for sea view to only get glimpse over sea wall (anyone shorter than 5ft 3 wouldn't have been able to see sea at all!!!) especially as room was on ground floor

Our room was reasonable, and the breakfast was good (although the choice was full English or full English!).
The bathroom was very 'tired' and the curtains were too small for the window. This is definitely a budget hotel, but not really budget prices

On the internet it said "credit card", I had to pay half of the amount in cash. If I had not said anything I'd have had to pay full cash. Althought credit card payment *IS* possible (as I payed the second half that way). That is just not the way it should be. If I had not needed the room (my stay in Exmouth was short-dated and so the other accommodations I checked had no vacancies) I'd have turned around and gone somewhere else.
Perfect location for a seaside or coastal holiday, friendly staff.
Hotel room needs sprucing up quite a bit and was not keen on shower room with toilet in the same area.

The hotel is almost right on the sea front. The room was the reasonable for location. The rooms are dated but this is clear to see in the photos so I was expecting this. The TV in the room had lots of stations. My breakfast was fine and the woman at breakfast was pleasant.
I asked the woman (co- owner?) if we could leave our bags for a few hours to go for a walk and she said there was no problem. I made sure to ask if there would be someone at the time our taxi was arriving because on several occasions there seemed to be no one who worked there at the hotel. She assured me there would be no problem. When we arrived to collect our luggage we couldn't get in, and no one was answering any of the phone numbers. We finally got a hold of the man (I think he is the co-owner) after ringing his restaurant and explained that we had a taxi at the door waiting to take us to the airport and he said he'd be there in a second. After ten minutes I rang again and he still wasn't on his way, he again told me to wait a second. He then shut off his phone. This was totally unacceptable and if it wasn't for another guest who let us in after waiting for half an hour outside I'm not sure when we would have gained access. This was absolutely appalling customer service and for this reason I wouldn't recommend this hotel.
