Breakfast was very tasty. The bed was lovely and comfy and the room, inc en suite was a good size for the money.
When we arrived at the hotel, there was only one member of staff there and he didn't have a clue who was checking in and left us stood outside in the cold and told us to call the owner. We couldn't get hold of the owner but found out why when the guy who answered the door came back 10 minutes later on the phone to him! Then, finally after now leaving us stood outside the front door for 20 minutes, he let us in and up to our room. It was a very strange experience and did not make us feel very welcome at all. After we were taken to our room (which the guy didn't seem to know how to unlock), we were just left there without being given any information at all until we finally found the laminated sheets they had in our room. In the morning the strangeness continued at breakfast. The owner (we think so anyway) was there and as we sat down he told us there was juice and cereals over on the side unit however, there were no menus or inkling of what kind of cooked breakfast they offered. The owner took our drinks order (as we wanted hot drinks) and left momentarily. He later came back with our drinks and stood by our table for a while before asking if we'd like toast. He then went and made the toast and came back with it. Once again, he stood and watched us eat our toast before finally asking us if we wanted cooked breakfast and reeled off as quickly as possible the items. In a panic, we both ordered everything because we couldn't actually understand what he offered us and by now, we were in a bit of a hurry to get somewhere. The breakfast then came out at 8:25am, we'd been in there since 7:50am and I had a taxi booked for 8:30am as I had to be somewhere by 9:00am. So I had to eat my breakfast extremely quickly. After I left for my meeting, my partner asked if it was alright that he went back up to the room as we didn't have to check out until 10:30am.
Bedroom had everything you could need, en suite and good TV choice. Bed was a comfy nights sleep and chairs were provided in the room to watch TV along with all the basics such as tea, glasses and mugs.
Not the cleanest B&B I've stayed at but not the dirtiest either. It was incredibly cold in the bedroom as I was staying mid November, there was a radiator in the room but I didn't realise until half way through the night that it was not turned on and by this point it was too late to heat the room. Customer service was relatively poor, I had to leave a day early as I was down for a job interview which had ended half way through my second day (sooner than I'd expexted) Due to this I wasn't overly fond of staying in Exmouth alone with nothing to do and I found that I could catch a train home that day but only the one was available and I didn't have long to catch it. I had great difficulty contacting the B&B owner to return the keys, I had 20 minutes after my interview to catch the train and 15 minutes of that was spent trying to contact him, in the end I had to call the ash restaurant which was a desperate last attempt. Once I got to speak to him he had a very rude and unsympathetic tone which I found disgusting since I hadn't asked for my money back despite a total waste of £35. This then led to me running to the train station with a backpack half the weight of myself on my back, it shouldn't have come to that all because his mobile phone wasn't switched on. Overall this hotel is fine if you're looking for a bed and a roof and something to eat the next day. If you want customer service cleanliness and luxury then perhaps look at other options.

greeted with lack of care. Rooms were clean but unloved, ripped bedding, cold and clinical. No info about how to do anything but escape in cases of fire. No wifi, tiny towels, when arrived had to ring hotelier who was off base. no parking available, cooked breakfast was less than average, staff were helpful in telling us how they were over worked. Bathrooms were full of smell and sight of mould. I will not be going back there.
Friendly proprietor,good breakfast
Had to wait outside in cold when I arrived as noone at Hotel to let me in. It would suit my purposes to be able to book in before 1pm although this may cause problems..I have to drag heavy suitcase with me as my first game of chess starts at 1pm. If I could leave case and book in later would help but otherwise no problem and enjoyed stay.

We liked the ocean/river outlook, but it cost us an extra £5, offered by email before arrividng. Much better than the alternative and recommended.
The room was very small and even though facility was acceptable, the whole thing was very tired and cheap feeling, with a quirky "faulty towers" type bathroom. We had a full breakfast, but it lacked quality. The proprietor was very friendly and trying hard to please, service was ok.
Just a basic hotel. We only stayed 1 night so it was fine. Room 9 v small for more than that. Side sea view from bed. Good breakfast. Excellent local Water Front restaurant 2 mins walk. Room 10 or 7 would have the ideal views for any future visit.

I felt it was somewhat overpriced (£45). Where a lick of paint had been applied this really made a difference, otherwise it felt just a bit grubby.

Parking near the hotel was a problem but that seemed to be the case throughout Exmouth.

Where do I start! Firstly it is definitely a B&B and not a Hotel as stated but charges hotel prices. No bar or facilities like a hotel would offer. Cooked Breakfast was mediocre but the toast on all 3 days of our stay was nothing more than warmed up bread...despite asking for it to be well done. One of the days we sat at the table a full half hour before being asked what we would like, other guests that arrived after us were served first. Coffee was served in a cracked spout teapot. The place mats were dirty on all 3 days so not cleaned. Just one different waitress each day trying to serve all guests. The carpet in our room was filthy, the walls had water stains. On the second day a dirty soaking wet towel was left in the sink presumably by staff that had used it to dry the shower doors. We booked a double room with sea view but was given a family room with a 'spare' bed and the double bed could only be accessed from one side. The sea view was from the top part of the window at the side if you can see over the sea wall, not worth the extra payment. The chair in our room had a badly repaired leg so when sat on it tipped forward to tip you off. Definitely do NOT recommend this expensive B&B you have been warned! The proprietor seemed reasonably pleasant but wanted payment in full as soon as we arrived! We stay at hotels and B&B's many times each year and this is by far the worst we have ever encountered.

The shower was archaic... curtain on a rail around the top of the bath, the shower fitting would not turn all the round, this had to be run off the hot and water taps. The windows were very old and fittings dirty. Toilet window didn't open. Bedding as in duvet very stained and not big enough. Breakfast very boring and basic not really well thought out or consistent. Often not cooked enough.
