    Asked if they could give me another room and the staff were more than happy to do this Guy in the bar also made me a cheese and onion sandwich when I returned late at night starving!

    Room was nicely decorated, plenty room, very comfy bed.

    Very overlooked- should be blinds in the windows. Hair dryer was horrendous. I went down to the 'Gastro' pub for something to eat, wish I hadn't!!! Afraid to say the food was awful, I didn't think you could go wrong with sausage, chips and gravy - I was wrong.

    Wi-Fi was good. Breakfast was good. The lady on the Friday morning was very friendly and welcoming.

    Shower in our room was a nightmare. Was under a slanted roof, and at 6ft 4", I couldn't stand up. Arrival wasn't great. Room wasn't ready and was told to dump bags and hang clothes on the door next to the kitchen. They said they would put back in the room when it was ready, but when we arrived hours later the bags were still there and the clothes were on the floor.

    The location was good, staff was polite and the breakfast was ok.

    The room wasn't that clean and there was an unpleasant smell from the toilet throughout the stay.

    Room decor was nice but ruined by the very tired grubby carpets. Staff were friendly and helpful.

    The breakfast was on the wrong side of average - small portions with hard and cold baked beans, not enough tables ready for guests.

    Friendly staff Big room (5) Great location for sea front Great coffe Comfortable beds

    All looks a little tired. Good idea as a stopover (we were attending a party nearby) but I think you might be disappointed if going there specially. Average sort of a place.

    Staff very friendly & responded well to requests. Breakfasts very well cooked.

    Poor parking facilities. Stay varied depending on room. Room 1 too small, cold, no heating, very intermittant wifi, no wardrobe, tiny sink, no hairdryer, poor lighting, generator noise behind bedhead for most if day & evening. Rooms only cleaned once in 3 nights stay (inc cups not changed & no replen of milk, coffee etc)

    Fab location across from the seaside. We went for a concert and it was an easy ten minutes walk to the venue / D-Day Museum, and also shopping street / clubs.

    Wi-fi seemed a bit sketchy at times. Otherwise it was all good and I'd stay there again.

    The Hotel was good without being exceptional. We have stayed in a Boutique Hotel in Portsmouth before. This however did not compare. The staff were friendly and helpful and we would stay again if we couldn't get into our usual Hotel.

    Nice hotel, staff were very friendly and helpful. Within walking distance to beach and main town of Portsmouth. Breakfast was lovely.

    Pillows in the room were too hard!! Parking outside the hotel was in a 24hr pay and display car park, which cost £12 for 24 hours. In the four poster bedroom the main light was very dim, not great for women trying to put their make up on!!!

    Room was clean and comfortable Bed was comfortable Free wifi was reliable

    Location was clear but entrance and parking were confusing There is no way this is either a gastro pub or a boutique hotel. Using these terms clearly helps justify the price but they are misleading.

    A chilled out place great food great breakfast had great service. Rooms confortable. Nothing to much trouble would stay again.

    Hidden away but still in central Southsea, lived in Portsmouth for 3 years.and didn't know it was there. Food was good and very reasonable. Excellent staff, believe it's under new management. Rooms were lovely and comfortable. Nice outside area to enjoy the sun!

    Outside area used for smoking and directly below the bedroom windows. Wasn't too much of a problem just close the windows for 5 minutes! Limited parking at the back of the hotel, we were lucky to have the last space on the road!

    staff friendly quick check in

    booked a four poster room but didnt get this as it was given to other couple. double room was small and bath was located under a stairway making it not a great experience! Bar shut up when we returned at 11pm would have enjoyed a relax and a drink breakfast was quiet poor have had much better!! expensive for what it was!!

    Checking out and breakfast.

    1. Avoid room 1 it should never be aloud to be let. On our stay 6 kegs of used cooking oil outside the window, windows broken laundry cage right in front of the bay window refrigeration unit on all night my wife did not sleep because of the noise could not tell anyone as the place was closed up. 2. Do not tell you that there is a £12.00 car park charge if you cannot find any parking around the back streets they do give you a permit £30.00 deposit. 3. Sign says no smoking in the yard outside but they have put ashtrays there for the staff to use. 4. Believe me there is nothing Gastro or Boutique about this place.

    This has a great location in Southsea. You are 1 minute from the main high street/market, and 5 minute walk to the sea front. Staff are great and nothing is any trouble. It has just come under new management and they are doing a great job. They serve great food and their breakfast can last you to dinnertime if you haven't got a great appetite. Their food prices can beat Wetherspoons if you fancy a steak! Even though this is still a pub it is very quiet, they don't get passing trade or many locals in. This is because the main frontage of the hotel is down a side street in a large car park and hidden. Apart from booking in from this door, most guests use the back to come and go. There is a lovely garden to sit in, though small it is for hotel guests only. I didn't find anything that I didn't like. When you go away, as long as you have what you need and the staff are good, there should not be anything to complain about. Yes the décor is a little tired, but then so is mine at home, with hundreds of people walking through every year what would you expect. This is a lovely place to stay and I for one will never stay anywhere else! If the management see this then Steve and Tracey from room 2 say hi.

    I was on the ground floor facing into the back court yard which was used as a recycling facility, waste disposal and people toileting their dogs. Room over looked from across the street. Blinds did not draw down and curtains needed re hanging. No wardrobe in bedroom, although plenty of drawers. Fan kept you awake majortiy of the night. Carpet needed cleaing but bed was nicely made. Not enough choice of food for breakfast and constantly running our of things. Boxes of toilet rolls, iron and ironboard in full view of breakfast area. On the whole decor inside and out in need of a lot of tlc and good re vamp. On the whole very disappointing although staff were friendly enough. Certainly would not go there again and I would possibly not consider using Relax Inns in the future. On the whole very expensive for what it was.

    The current owners had only just taken over when we were there, so it is hard the give a true review. But the value for money, the cleanliness of the hotel and the staff couldn't be faulted. This hotel could be a hidden gem if the new owners carry out what they say they are going to do. Good luck to them

    The address is very misleading, the address is at the back of the hotel and there are no signs. The address should be Ashby Place. The evening menu was poor when we were there but the manager said he was working on a new one which would be more "up market" I saw a draft of the menu and it looked much more appealing.

    The hotel had not long been taken over by new management. The manager made us feel realy welcome and ensured that all our needs were met, with a friendly manner.

    For me I can't fault this hotel and the Manager and staff were extremely helpful,food was great,location is great too,rooms clean and spacious.

    Spacious room Friendly staff Lavazza coffee at breakfast

    Looking at menus everything seemed to be with chips, not very adventurous. No special beers Limited breakfast options, understand change of management recently

    Friendly venue, parking, wifi, phoned ahead to secure a quiet room ... All requests met. Very satisfactory. We got a fan in our room because it was very hot.

    A Velux blind in the bathroom would be great, but a towel pegged up worked OK.
