Fab location across from the seaside. We went for a concert and it was an easy ten minutes walk to the venue / D-Day Museum, and also shopping street / clubs.
Wi-fi seemed a bit sketchy at times. Otherwise it was all good and I'd stay there again.
The Hotel was good without being exceptional. We have stayed in a Boutique Hotel in Portsmouth before. This however did not compare. The staff were friendly and helpful and we would stay again if we couldn't get into our usual Hotel.
A chilled out place great food great breakfast had great service. Rooms confortable. Nothing to much trouble would stay again.

I was on the ground floor facing into the back court yard which was used as a recycling facility, waste disposal and people toileting their dogs. Room over looked from across the street. Blinds did not draw down and curtains needed re hanging. No wardrobe in bedroom, although plenty of drawers. Fan kept you awake majortiy of the night. Carpet needed cleaing but bed was nicely made. Not enough choice of food for breakfast and constantly running our of things. Boxes of toilet rolls, iron and ironboard in full view of breakfast area. On the whole decor inside and out in need of a lot of tlc and good re vamp. On the whole very disappointing although staff were friendly enough. Certainly would not go there again and I would possibly not consider using Relax Inns in the future. On the whole very expensive for what it was.
The current owners had only just taken over when we were there, so it is hard the give a true review. But the value for money, the cleanliness of the hotel and the staff couldn't be faulted. This hotel could be a hidden gem if the new owners carry out what they say they are going to do. Good luck to them
The address is very misleading, the address is at the back of the hotel and there are no signs. The address should be Ashby Place. The evening menu was poor when we were there but the manager said he was working on a new one which would be more "up market" I saw a draft of the menu and it looked much more appealing.
The hotel had not long been taken over by new management. The manager made us feel realy welcome and ensured that all our needs were met, with a friendly manner.
For me I can't fault this hotel and the Manager and staff were extremely helpful,food was great,location is great too,rooms clean and spacious.

Friendly venue, parking, wifi, phoned ahead to secure a quiet room ... All requests met. Very satisfactory. We got a fan in our room because it was very hot.
A Velux blind in the bathroom would be great, but a towel pegged up worked OK.
The neighborhood is nice with nearby shopping and restaurants. Within walking distance of tourist sites. The staff were lovely and very attentive. Very good food at very reasonable prices.
The room could use some updating. It was clean, but a bit shabby. The shower was under the stairs so I had to stand up against the front wall to shower and had to hold the shower head. My tall friend had to crouch.
paid for a parking permit and proceeded to follow the vague directions to the car park. Little did I know that it wasn't a car park at all but on street parking and while driving around searching my I drove over a load of white paint which went all over my car and had to use some of my packed clothing to attempt to remove it, but to no avail, so I have a permanent reminder of my stay. No food available on the first night of my stay and on the second only totally flat cold beer or warm frothy was available. My worst stay in Portsmouth to be honest.

We stayed for our daughters graduation and the variety of restaurants was great also being so near the sea was wonderful
Menu does not match the web. Cleaning non existent dead fly on carpet in bedroom on second day still there week later. Shower water came up plug and left sludge reported. same night when returned not been cleaned . Asked for some hot water and scrubbing brush. Given to me by manager and did the job myself. All complaints not dealt with and was refered to head office (but no address or phone given) for refund or some recompense manager said he could do nothing. Beware if you stay here. It may have been a bouquet 20 years ago but now a very poor *
the location was great (once we found it!) and the room was comfortable and clean. breakfast was lovely - you could ask for whatever combination of breakfast you wanted.
we arrived on the first day for the new owners so things were a little chaotic. and they could not take an american credit card (with swipe, no chip/pin)

The room was extremely small. We had nowhere to hang a dress or jacket other than on the back of the bathroom door! The drawers had handles falling off and the bathroom fittings were also hanging off the wall. There was a horrendous noise from 'the cellar fan' that outdid the TV for volume and made it impossible to relax in the room. There was no chair so drying hair was a nightmare not the mention the lack of sockets. The owner did not possess a friendly disposition and even when approached about the awful noise (which went on until after 11pm) was simply unconcerned. I would NOT recommend this hotel - the bar and restaurant were almost empty the whole weekend and I think this was a good reflection of the place overall. I have paid half the price for twice the accommodation previously. All round not a good experience and if I thought I could have even got the owner to listen to me I may have been inclined to ask for a refund. Breakfast was great though!

The location was good. The cooked breakfast was good but cold selection was very basic and poor.
The hotel looked tired since we last visited. It is in real need of some TLC. Glasses on tables were dirty.
Short walk (20 mins) to gun wharf and 5 mins to beach. Permit parking provided free (deposit) With a bit more effort this place could be great.
Shower too small to stand in. Do not expect gourmet breakfast or service. Dirty tables, dried up food and Heinz ketchup bottle refilled with cheap ketchup. Tatty rear garden - unweeded and nice patio chairs but uncleaned. Wallpaper coming away from wall above bed.
Good location for southsea attractions and local shops. Rooms to a good standard.
Rooms where hot, if windows opened then rooms filled with hot kitchen extractor air, chips at night, eggs in the morning. Staff were just inattentive. Had a didn't care attitude. Think this is because the main concern with this hotel is the restaurant aspect if it rather than the hotel side, which was a pity. Room also had insufficient lighting in the bathroom, shower cubicle, nowhere to put toiletries when in the shower apart from the floor. Door handle from the bathroom that didn't always open. Room next to use had sane ventilation issues and a non working hair dryer. It's the little details which let the place down, it could be fabulous.

The shower was a challenge being underneath a staircase. For an older guest it was, to say the least, rather uncomfortable. No bedside tables either was inconvenient.
