Our bathroom wasn't clean on arrival, there were some nasty suprises i.e dirty plasters down side of bed, room was double booked on arrival, parking permits not available.

Excellent central Southsea location, close to Southsea shops, Albert Road, the esplanade and seafront.
Room was in need of some love, peeling wallpaper with a view of a carpark and air-conditioning duct. Shower is situated under the stairs and is impossible to stand in and I'm only 5' 7". Hotel is locked tight quite early and the rear entrance is not clearly marked. I walked around the block several times before I found it.

Room was nicely decorated, plenty room, very comfy bed.
Very overlooked- should be blinds in the windows. Hair dryer was horrendous. I went down to the 'Gastro' pub for something to eat, wish I hadn't!!! Afraid to say the food was awful, I didn't think you could go wrong with sausage, chips and gravy - I was wrong.
Location was excellent and only a short walk along the seafront to the Gunwharf Quays shops. South sea shopping area is also very close by and a lovely area, for many independent restaurants, cafes and pubs. The staff at Ashby's were friendly and helpful and made no fuss when we asked if we could change rooms to one on a higher floor.
This hotel is definitely not a boutique hotel and certainly not a Gastropub. The rooms are quite tired and could definitely benefit from a make over. Room number 1, is extremely small and more like a single room than a double room. Check in is at 2pm, however, when we arrived at 2.45pm, our original room hadn't even been cleaned yet! Continental breakfast selection is quite poor and there is no menu for what is on offer for a cooked breakfast. We were simply asked at breakfast, "what would you like?", rather vague, considering we didn't know what they were offering! The t.v remote in our room didn't work properly and it would turn itself off on occasion too! Simple room checks after guests leave, to ensure all appliances are working correctly is paramount. There was also, full linen laundry bags, piled up outside our door, for the duration of our stay, which had they of toppled over, would've been a health and safety hazard. The dining area and pub area are quite dark and resemble more of a Wetherspoons feel, than that of a Gastropub. There is a lovely Gastropub in the Southsea shopping area near Waitrose, I feel the management of Ashby's would benefit from taking a look at that pub, to get some tips on how a Gastropub should look and feel. Although the proximity of this hotel, is good in terms of getting to the shops, the actual position of it is slightly off the beaten track, so unless you're staying there it doesn't get any passing, foot trade. The exterior is also, rather shabby and run down so it doesn't really entice you to want to enter. That all said, if you are only staying in Portsmouth for a couple of nights, this would be more than adequate, but I feel they would be best served, re-branding themselves as a budget hotel, as opposed to a boutique hotel.
Wi-Fi was good. Breakfast was good. The lady on the Friday morning was very friendly and welcoming.
Shower in our room was a nightmare. Was under a slanted roof, and at 6ft 4", I couldn't stand up. Arrival wasn't great. Room wasn't ready and was told to dump bags and hang clothes on the door next to the kitchen. They said they would put back in the room when it was ready, but when we arrived hours later the bags were still there and the clothes were on the floor.
The location was good, staff was polite and the breakfast was ok.
The room wasn't that clean and there was an unpleasant smell from the toilet throughout the stay.
Room decor was nice but ruined by the very tired grubby carpets. Staff were friendly and helpful.
The breakfast was on the wrong side of average - small portions with hard and cold baked beans, not enough tables ready for guests.

All looks a little tired. Good idea as a stopover (we were attending a party nearby) but I think you might be disappointed if going there specially. Average sort of a place.

Poor parking facilities. Stay varied depending on room. Room 1 too small, cold, no heating, very intermittant wifi, no wardrobe, tiny sink, no hairdryer, poor lighting, generator noise behind bedhead for most if day & evening. Rooms only cleaned once in 3 nights stay (inc cups not changed & no replen of milk, coffee etc)
Fab location across from the seaside. We went for a concert and it was an easy ten minutes walk to the venue / D-Day Museum, and also shopping street / clubs.
Wi-fi seemed a bit sketchy at times. Otherwise it was all good and I'd stay there again.
The Hotel was good without being exceptional. We have stayed in a Boutique Hotel in Portsmouth before. This however did not compare. The staff were friendly and helpful and we would stay again if we couldn't get into our usual Hotel.

Pillows in the room were too hard!! Parking outside the hotel was in a 24hr pay and display car park, which cost £12 for 24 hours. In the four poster bedroom the main light was very dim, not great for women trying to put their make up on!!!

Location was clear but entrance and parking were confusing There is no way this is either a gastro pub or a boutique hotel. Using these terms clearly helps justify the price but they are misleading.
