Location, staff and breakfast. The decor was old world and done very well. The dining room especially was very nice.
The character of the house,and the great staff. The breakfast was exceptional.
I was surprised that it was actually a B&B, not a hotel when I arrived. Once I got in my room, with my own bathroom I was fine.

Our room at the back of the hotel overlooked the garden so it was very quiet, also roomy and a small but functional ensuite. It is an easy walk to Edinburgh Castle and the city. The breakfast was great and the staff were friendly. All in all, excellent value.
Parking is at a premium as it is everywhere in Edinburgh however the staff were helpful and we were soon accommodated. Some older folks may not like the climb (stairs) to the upper-most rooms so just request a lower floor.
Close to city centre
The location was ideal for the purpose of our visit to Edinburgh. Parking facility which was a priority for us.
No en suite, one shower/bathroom shared between 9 rooms that I could see. Mattress was on a slope I kept rolling onto back did not sleep well
Cleanness Staff was very freindly and extremelly helpful Location was good Breakfast was perfect Very quite place, even though it's located on a busy avenue. Shower was hot, no problems at all.
The rooms were very noise. You had the feeling that the cars are passing straight through your rooms. Staff was very unfriendly.

Very nice location, bus stop to airport just 2 minutes away, city centre 20 minutes away on foot, staff very kind and accommodating. They prepared a bag with breakfast for me because I had to leave very early. Room clean, medium size. I would recommend it to my friends and I would stay there next time.

Very pleasant small hotel on the outskirts of Edinburgh with good parking and about 15 mins walk to the city centre and only 5 mins from the tram.
Nothing really to pick fault with apart from no biscuits left in room on last night of my stay
The location of this hotel was a 5 minute walk from Haymarket. You can take a couple of buses to & from the hotel directly to Princes Street in 10 mins. Although a bit old-fashioned it was clean & comfortable. The room we had in the attic was big enough & the beds were comfortable. A lovely breakfast.
Check if you are booked into the attic room as the staircase to the room is very narrow.

The location was perfect for us. Easy walk to the centre of Edinburgh and close to the bus stop for Glasgow. The breakfasts, as always, were excellent and the staff were friendly and helpful. Would recommend anyone to stay here.
