The toilette was very small and the room was too expensive for what gives back.
Stayed for one night with my husband and 2 other german friends (I'm from Glasgow but live in germany). If you are looking for a lovely, old, traditional, clean and cosy hotel then this is the right place for you. Not far from the center and on the bus line for the airport. All four of us can highly recommend it.
Ideal location - - short bus journey into the city, walking distance from the modern art gallery and from cafes, pubs and restaurants. Off road parking. Good breakfast. Comfortable beds with cotton sheets including a top sheet, which we prefer to a duvet alone. Good value overall.
Decor a bit tired ( but this did not detract from my comfort - just wasn't my taste) I liked the music at breakfast time but disliked the large screen TV even though it was silent. We had nowhere to hang towels to dry as there was no towel rail in ensuite bathroom which was very small.

The Ashgrove House Hotel was excellent value for money - great breakfast, comfortable room - a charming small hotel. It's in a wonderful position for exploring the city. The staff were very helpful.
Location was good, very close to the Haymarket station and within easy walking distance of city centre. We were able to park securely in front of guest house. Room was comfortable, breakfast was excellent.
Location wise this is excellent, a few minutes walk from Haymarket station. Very friendly welcome from staff and good cooked breakfast.

Wifi only works in the public areas and it kept telling me I was accessing a potentially malicious site when I did my daily blog.
Staff were very friendly and went to the trouble of preparing a breakfast pack for me to take to the airport because I was leaving before the time that breakfast would be normally served. Great toiletries supplied and accomodation was warm and comfortable.
Asked for a quiet room and were given one on the main road. Heard the traffic all night. The central heating boiler was also in our room and wakened me early in the morning.

The house was beautifully decorated and feels like home. The breakfast was absolutely great, filling and has a variety of food. The room was clean, nicely decorated (with external shared bathroom). The location is 5 min walk from Haymarket and there is a bus stop just outside the house.
My reservation for single room mentioned private toilet but when I went there they told me 2 rooms share the same toilet/shower room. But I think nobody way staying at the other room, so it wasn't a problem but it would have been better to have precise details about the room when booking.

Close to the Old Town, very good communication (AirLink bus to the airport, bus 31 to the North Bridge). Very good breakfst, and the staff is very kind.

Breakfast poor quality products
Have stayed here before and would stay here again if I was ever to return to Edinburgh, parked the car and walked up to the castle and royal mile, this is a great place to stay

Location, staff and breakfast. The decor was old world and done very well. The dining room especially was very nice.

I was surprised that it was actually a B&B, not a hotel when I arrived. Once I got in my room, with my own bathroom I was fine.
