Second stay just as good. Great breakfast.
Water from shower a tad cold.
Very friendly staff. Clean with good facilities. Located in a quiet area about 25 min walk from the city center. Super in my opinion!
jimmy was very welcoming, the dining staff very profesional
having to share the bathroom .the heating in my room was not that good.
Location a little out of town but close to the zoo. Friendly proprietor. Relaxed atmosphere. Good breakfast.

Excellent location. The room was clean and elegant, breakfast delicious. Staff were friendly, welcoming and very helpful, atmosphere in the hotel was really relaxing. If possible, I will stay here whenever I travel to Edinburgh.
Location was great, breakfast was very good, room very clean.
Room was cold on arrival.
All good feedback ideal spot and rate
Spacious, elegant room. Good surroundings. Good decor. Characterful building Excellent breakfast. Short bus ride to centre and airport.
Room a little cold on a cold Winter day.
Shower - it was very poor.
coldness of room hard towels
The location is near haymarket where buses, train and tram are available.Very friendly staff. Nice English breakfast served by a lovely waitress. The shared bathroom of single rooms is nice and clean.
It's hard to control the temperature of the shower in the shared bathroom.
I liked the atmosphere and the interiors of the building. I liked the breakfast room, the classical music in the background and the breakfast set. Very convenient the proximity to bus stops.
The temperature in the room was a bit too chilly for my taste.
The owners of Ashgrove house were more than helpfull nothing was too much trouble for them and their advice as to how to get round the city was so helpfull it made our stay go so well. The atmospher was warm and very welcoming from everyone involved with Ashgrove house.we would use this hotel again if we ever stop in the city again. Thank you
Fine breakfast, free on site parking, excellent location, free wi-fi. Our room was super quiet. Staff super helpful.
On suite compact, but still perfectly functional.
Good location accessible to public transport, Delicious breakfast, very Calm and pleasant environment, felt like being at home....
The TV could have been of larger screen
It was clean and with a good breakfast
The toilette was very small and the room was too expensive for what gives back.
Stayed for one night with my husband and 2 other german friends (I'm from Glasgow but live in germany). If you are looking for a lovely, old, traditional, clean and cosy hotel then this is the right place for you. Not far from the center and on the bus line for the airport. All four of us can highly recommend it.
Ideal location - - short bus journey into the city, walking distance from the modern art gallery and from cafes, pubs and restaurants. Off road parking. Good breakfast. Comfortable beds with cotton sheets including a top sheet, which we prefer to a duvet alone. Good value overall.
Decor a bit tired ( but this did not detract from my comfort - just wasn't my taste) I liked the music at breakfast time but disliked the large screen TV even though it was silent. We had nowhere to hang towels to dry as there was no towel rail in ensuite bathroom which was very small.
Ambience Breakfast VFM Friendliness of owner and staff
Location and proximity to tram service, breakfast, comfort of beds, little extras such as biscuits and toiletries, staff were very friendly, free car parking on site
The shower could have been a bit more powerful and temperature regulated - kept going from boiling hot to freezing cold
The Ashgrove House Hotel was excellent value for money - great breakfast, comfortable room - a charming small hotel. It's in a wonderful position for exploring the city. The staff were very helpful.
Location was good, very close to the Haymarket station and within easy walking distance of city centre. We were able to park securely in front of guest house. Room was comfortable, breakfast was excellent.
