Score from 747 reviews Very good
The place was about 2 miles from Princess Street which was fine as the bus service is very good, just make sure you have change, the staff were very friendly and helpful, the room was a decent size and had all we needed for our stay, the en-suite although a bit on the small side was ok with a good shower, the breakfast was the best we have had for a long time, even in big chain hotels, the whole experience was delightful and made our visit to Scotland complete - 10 out of 10 from The Smiths
Delicious breakfast. Friendly and accommodating people / owners. Very clean and comfy. Great night sleep - nice and quiet. Brilliant location.
Quiet and comfortable. Although out of city very good bus service, or a brisk interesting walk into centre. Great location for the Botanic Gardens. Friendly and helpful. Lovely, varied breakfasts
1 minor point - in the small double room ensuite the fan was noisy and stayed on for many minutes...disturbing at night.
Good location with regular bus service to centre of Edinburgh, available parking nearby and also within a 25 min walk of centre.Helpful proprietors and comfortable rooms.
Peter is such a lovely person. His wife is also super nice. They prepared a super breakfast that we ate in the bed. The house is from 1820, a real Georgian house where you can surprise your girlfriend! ;)
Beautiful, authentic house with good furnishings and close to center location. Clean and cozy. Really friendly and helpful staff. Very good breakfast served.
WiFi could be slow and signal weak in rooms because of thick walls. The bathroom could be bigger in our double room.
The breakfast and the hospitality
The not-so-modern bathroom facilities, ie without any shower curtain and water can escape from the bath easily.
Closeness to buses and city
No-where to park.
Bus stop next to b&b Very clean Huge room New bathroom Polite owners Good breakfast
Some furniture need replacement
The hosts were very friendly and welcoming; The location was great (near bus stop and walking distance from restaurant); The breakfast was delicious; Very clean and rooms cleaned everyday with new towels everyday.
Unfortunately we only had the "small" bedroom which was a bit small but still comfortable; The bathroom fan does not stop for a while after turning off the light, and it is a bit noisy; There was no parking on site but a free one was within a minutes walk.
The twin rooom I stayed commands a beautiful and peaceful view and both the room and private bathroom were clean and tidy as well as cozy. The location of the guesthouse is a bit out from the centre but very simple walk to it.
Very nice room
Warm welcome. Good breakfasts. Excellent location --- we parked the car & took bus for the short ride to the city.
Family run guesthouse, staff friendly, close to bonatic garden, breakfast good, nice atmosphere
A bit far from town, need to wait for bus, 10 mins to town
Really wonderful! Everything was great: staff, room, breakfast. Very clean. sure the best b&b we had in Scotland
