If you want a good value short stay break this is OK. Near to beach , shopping and local attractions. Breakfast included in price. If staying longer than 2 nights would choose somewhere more comfortable.

Very friendly staff. Nice breakfast and near to the High Street. Car parking space available, which would be difficult to find otherwise. Bit noisy , with late night revellers coming home from the High Street.

Neat Victorian house, nicely decorated rooms with comfortable bed, modern and very clean bathroom, and last but not least: a wonderful English breakfast. No negative points I could think of.

Rasonably comfortable and convenient. Pleasant owners Difficult to find by car as it is in a one way system. There should be clear indications of this on the website,and details of how to get to it. A full address would helpas there is no house number on the website.

I had a really beautiful room with a very comfortable bed. The breakfast was good, the staff helpful and friendly, and the house is 5 minutes walk from the sea front. I really enjoyed my short stay there. Nothing to complain about at all.

The only good thing was the lovely taxi man who took me to the airport! I stayed one night as a so called reduction from £95 to £45. Don't be fooled by the good comment that were on the Trip Adviser stickers on the door. They are out of date and also do not relate to the place next door. I was going to arrive late and get an early flight for 7am. I was expecting a continental breakfast but only was offered a cereal. On the day that I had booked, I was told that my room was next door, on the top floor. I asked for an alarm but the response was to question whether I had an mobile! I was given a room number but there were 2 rooms on the top floor neither of which had a number and both rooms appeared to be empty. There was no lock in either room. I am a woman so I spend the night with my case propped up against the door wondering whether someone would inadvertently come in. The sheets/pillows were of extremely poor quality, towels looked as thought they were 15 years old. It was a shared shower. Tv did not work. The single bed was a fold up bed, the mattress was thin. Was told by the relative of the owner who appeared to be a nice woman that this was a very reasonable price for Southend on Sea. I rang the guest house asking if they found my credit card etc. and was told that any lost property would be put safely away and that the clearer would be in on the morning. I am still waiting for the call to say whether it was found or not. I will be reporting this place to the Tourist Board and suggest that if your experiences in the house next door should be reported as well.

We like hotel staff and they good breaskfast.... Good respect where go there location.....because I m deaf person and one young children the lady who work kitchen she very nice person and help me.... hotel should be adult price and half price for young children that why too much lots of money hotel four days 260 pounds for two people..... My young children like hotel but I been order booking twin single bed with bathroom not share.... When we arrived hotel and lady show me room... They give me double bed and single bed without bathroom share... And plug socket not safe..... Old wardrobe and dressing , bed not my taste., Tea and coffe with milk, sugar, bisuict... I not like milk, bisuict not fresh.......

It was close to all activities,it was quiet and there was parking. i only have 1 complaint the full english breakfast was good but it was served up on cold plates and was only warm when arrived.

The people are friendly the rooms clean and comfortable with everything you need, the breakfast is excellent, as much as you could want, lots of coffee, juice cereals etc. and excellent cooked. Free parking on site and wifi. I have paid between £40 and £60 a night to stay here and you get the room you pay for which is what I would expect. I took the room with a shared bathroom and the other people who shared the bathroom left their stuff lying about which was not the fault of the hotel but I would not share the bathroom again.
