The hotel and the location is beautiful , breakfast and level of service was excellent. Had a great nights sleep on a very comfortable bed. Lovely powerful shower.
Fleming suite decor looking tired , in need of a makeover and re paint Frayed ends on settees curtains/furnishings. Bathroom dusty,toilet not been cleaned thoroughly for a while,had to clean seat before use.

Sirloin steak off the menu even though we were one of the first to dine Breakfast extremely disappointing. Table wasn't set, no orange juice or glasses. Hotel had run out of butter & marmalade so I couldn't have any toast

The surroundings was very pleasant good location for a hotel.
bathroom stunk of silicon roof had paint falling off furniture within the suite was dirty and stained door was not sound proof basically materials were very cheap. bar restaurant was advertised open till 12 i think or was it eleven but I rang several times 20 mins before no answer went downstairs and it was all shut no reception staff nor lights on. well I expected that as when i arrived to check in i had to wait at reception for 30 mins no one was there the fone rang several times no answer i rang the number just to see if someone answered to let them know that i had arrived but no answer. not very professional
Arrived to a very friendly and welcoming receptionist. The rooms are lovely clean and comfortable. We didn't use the restaurant because we met friends but the menu looked good. Breakfast in the morning was beautiful served by a very polite young girl. So very happy..thanks

The room was very clean. Margaret is a great host. Breakfast was good as well. The Sound proof was very good.
The size of breakfast for someone who does not eat pork is too small
Our taxi to Northcote did not turn up and owner took us in her car !
we were given the Thomas suite it was well set out and plenty of cupboard space. The staff were very friendly and the food was good, plenty of choice, we would stay here again.

Close to venue of my course and in lovely countryside. Great cooked breakfast. Helpful reception staff. Good sized room and bathroom. Very clean and well maintained. A treat to stay over rather than drive backwards and forwards as I normally do for the weekend course.

Great accommodation, very friendly staff, lovely breakfasts.
Nothing really to dislike.....if I had to be really, really picky I'd say that the coffee served at breakfast wasn't nice....but that's it! If that's the only issue after two nights stay they're not doing much wrong!
Breakfast was delicious, room was clean and staff went above and beyond.
Was a shame that when we got there the bar and restaurant weren't open. Bed was comfy but a little small.

Hard bed. Excessively early closing of the bar. Arriving back at the hotel at 10:20pm looking forward to a nice drink, the whole place was in darkness which was very disappointing.

Our stay at The Avenue Hotel was for one night only...we wished it was longer. Both Janet and Margaret were cheerful and professional, the room was perfect and food in the restaurant was cooked to perfection. We will return !
As we arrived late and were in a hurry to get to a wedding reception and had not eaten, the receptionist, Janet?(who I believe to be the ownwer) went out of her way to ensure that we had something to eat in our room whilst we got ready and also arranged for a taxi to take us to the wedding venue. The room was very modern and clean with complementary tea/coffee and toiletries.
The only thing that I thought let it down was the attitude of the young lady in the dining area in the morning. In contradiction to Janet she seemed less enthusiastic to welcome her breakfast guests. Maybe she was having a bad day.
Everything was spot on, from the cleanliness to the politeness of the staff, who just couldn't do enough for you. Excellent stay, thank yu so much The Avenue !
