    Tired and dated interior. Beds were very old and had an stale smell in the room. Place needs a revamp

    Friendly staff. Location was really good, we walked back from Edinburgh Castle after the military tattoo and we felt safe. A good brisk walk about 15-20 mins. Also not too far if you like walking to the shops, or you can hop on a bus. Place was cozy. My daughter, sister-in law and I really enjoyed our stay. Place was clean.

    The mattress was too soft, I think a new one is needed.

    Warm friendly atmosphere. Secure parking. Good food. Travelers are given a feel for Scotland with the music recital and the staff in traditional clothes.

    Not all rooms are en-suite.

    I had booked one night during the Military Tattoo, and with a short notice, I was luckily able to get a confirmation from Averon Guest House. Some points to note: ===== Pros ===== - All staff are warm hearted and helpful. It made the difference! - Excellent location: a 10 min (I'd say 15 min with the last 6min uphill) from the Edinburgh castle, and the nearest tour bus stop at Bread Street, getting to the Center of happenings is at your fingertips. Very convenient. - Charming breakfast with Warm and Continental breakfast selection. A little bit more variety on the continental would be better, but this is a minor point. - Car parking from 7am - 10pm, from the day of Arrival until the day of Departure. We fully utilized this as we rented a car and was on a circular trip around Scotland. This was extremely helpful! - The daily Scotland live music session. As we had seen some of other highlights, staying here on the last day of the road trip gave us a good REVIEW of the Jacobites steam rail, Loch Ness monster, and the Military Tattoo. The live music by the owner, Alan was a nice warm cozy touch to end the night. Overall, we enjoyed the stay at Averon, and if you are seeking for a good convenient place for your Edinburgh sightseeing, I request this fantastic homely venue!

    - We used the family room, and the room was facing the road. With the cars running even at midnight, getting to bed was quite tough due to the slim walls. - We were only given a bar of soap and we had to request for a shampoo / shower gel. When asking, we were questioned "how many do you need", which sounded a bit awkward. But I knew this was from good heart, so no hard feelings. :) - The shower room was a bit tiny, and water temperature was a bit difficult to keep the kids from screaming. Could be better. - Could not find the hair dryer.

    Good location with parking and access to city centre, buses and trains, good selection of local pubs and places to eat - even a couple of excellent bike shops. They were able to provide a secure, outdoor place to leave my bike.

    Outdated décor, having to cross corridor next to kitchen to get to our bathroom. Overcooked fried eggs -tinned grapefruit the only fruit on offer.

    I chose this guest house because it had parking, always a problem in Edinburgh, but it was a good choice way above and beyond that: clean, pretty room, friendly efficient service and even live music! Walking distance to main sights and a lot of restaurants and bars in the area.

    We loved Alan's music night. Playing guitar, singing traditional Scottish songs and telling great historical stories of Edinburgh and Scotland.

    If you are looking for a traditional guest house Averon Guest House suites for you. Good position (only ten minutes from che City Centre), scottish breakfast and good accomodation. Mr Cran and hs crew are very kind and warm. So, do not hesitate and book your nice trip to Edinburgh!

    Ok location. Walking distance from main sights. Tasty breakfast except coffee. Staff friendly and helpful.

    Not enough air in room and window was so small that did not enable to air the room properly. You can hear the street noise which was quite disturbing the sleep.

    Beautiful house and garden, excellent service and good breakfast. Fascinating, beautiful and touching daily music concerts by the host. A really scottish atmosphere!

    We had a very nice stay, family of three in a spacious family room for five nights. Very friendly and helpful owner and staff. Nice breakfast. Clean. Quiet hotel and quiet street. Central.

    Friendly host who entertained in the evening with traditional Scottish songs. A friendly staff who offered sightseeing tips and a location that made walking around the city very easy.

    Not a lot of selection on the breakfast menu which is a bit of challenge to someone with a food allergy. The room was always a bit damp so towels,etc. wouldn't dry.

    Ten minute walk to the castle area. Parking. Lovely entertainment by owner. Beautiful slides of Scotland accompanied by some Scottish songs. Lovely welcome by young lady and although we arrived early we got access to our room and could park the car. Room was clean and towels supplied. Breakfast was served by men in kilts which was a nice touch. highly recommend.

    Staff friendly and pleasant. Decent breakfast. Parking. Local to city centre.

    Inadequate bathroom .more like a cupboard.not suitable for adults of normal stAture. Furnishings very drab and well worn, would have expected better for this price . Cleanliness could be improved .

    The owner played Scottish music of an evening to a PowerPoint of Scottish photos. Breakfast quite good but limited jam & fruit options

    Room very dated,soft furnishings need laundering,one pillow each & very uncomfortable green mould on shower base & behind toilet, no toiletries & 1 small soap to last 3 days. Excessively overpriced!

    Staff very helpful once we arrived. Music evening provided by owner, with slides, was very enjoyable. Authentic historic home and Scottish feel.

    The mattresses on the beds needed to be brought into the 21st century. Sent emails prior to arriving and one answered quickly, one not answered.
