The view from our room at the back was fab!! Breakfast was very enjoyable. Loved the library too. Overall lovely experience.
A beautiful townhouse with a comfortable rooms; ours was on the lower ground floor, which turned out to be not even the ground floor towards the back with great views over Edinburgh; very nicely designed bathroom; breakfast was first class with a great choice and friendly service. Wonderful is the library where guests can have free tea or coffee and relax. Staff are very friendly

We stayed here to go to the Tattoo and found it a good location for central Edinburgh, 15 minutes walk to the castle. Very clean, comfortable room,with friendly, helpful staff. Lovely breakfast. We would stay here again.
The parking was £2.60 per hour, although this is to be expected in such a central location. You could overcome this by parking further away and using public transport. It was rather hot in our room, which was on the top floor in the roof and with limited window openings, but it was an unusually warm couple of days.
Friendly staff - very accommodating. Lift (albeit a little slow). Location - perfect. Very clean.
The tap in the room was loose which was slightly dangerous. It was very warm in the room which made it difficult to sleep even with the window open all night. It would be helpful if the rooms were left to air throughout the day before guests arrive. It was nearly double the price I paid for another b&b in Edinburgh but the location probably contributed to this.
Very pleasant staff, good location. The bar area was very nice to relax in, more like a living room really. The Library was also a lovely room, although we didn't have time to enjoy it. Free hot drinks and water from the room next to the library were very welcome. The Duty manger arranged a taxi for us on departure. All in all a great place to stay in Edinburgh.
In the bathroom a shelf and some clothes hooks would be useful.

Hot weather week without AC.
We had 3 great nights here in room 10 on 3rd floor-great room. Friendly staff, lovely character building. Had the option of a cooked breakfast as well as the continental buffet. Free wi-fi working 100% of time. Only a 10-15 min walk from Haymarket tram stop & to Princes Street.
Difficult to find any fault with this B & B. My only criticism is the sound proofing-kept hearing a squeaky door during the night. Please oil the doors!

The location was good, easily accessible via the Haymarket Station, and within easy walking distance of the city centre. The staff were terrific, very helpful and supportive throughout our stay. Breakfast was fantastic!
It was unseasonably hot during our visit, and our 4th floor room was also hot. Although the staff made a small fan available for our use, it was underpowered to cool the room enough to sleep comfortably. The window opened only slightly. Other than this, it was a great place to stay!
I was in Room 26, a small double in the basement. I had a lovely bright room though, a nice view, spotless bathroom (with good towels), a walk in closet and a room that I would have been very happy to stay longer in. The hotel was a combo between modern and character. Breakfast was also good. I'd stay here again if the opportunity arises.
Would have liked a mirror in the bathroom, but this is only a minor niggle as I had a long mirror in the room.

We liked the hotel very much. Breakfast was excellent. Staff were all most helpful. Bedroom was spacious and spotless and we were very comfortable. The location was excellent, quiet and tranquil and was within walking distance of Princess Street.
We were on the 4th floor so we had to take the lift which was very small but very useful. Next time we stay we will request a room on the 1st or 2nd floor which would be within climbing distance.

Generalny very nice płace. Shover cabin with difficult entrance and lack of parking space even for sport time to unpack belongings. The rest was great.
