Breakfast time is chaotic. The dining room does not have enough tables to match the number of bedrooms, and if no table is available you are asked to wait in an adjacent sitting room until a table becomes available. On my visit a couple who were asked to do such were forgotten about, and had to ask if a table had become available. Another staff member or role designation would ease the chaos, as staff seem to take your tea coffee order, then go to another table take a breakfast order , clear a table, bring your tea/coffee go through the process again and then take your breakfast order. On the second and last day of my visit, I waited from 8:55 until 9:15 for my breakfast order to be taken and this was only when I asked if I could give it. The kitchen is directly off the dining room and all staff conversations can be overheard, indeed the staff make no effort to lower their voices. I was able to hear the "cook" say that he was doing a breakfast and the others would need to wait. Not a place to have breakfast if you are in a hurry. Everyone was pleasant but there was a general air of laissez faire. I would not recommend this hotel to anyone who had morning deadlines or appointments to keep.

Breakfast was good Need better attention to cleaning of room. Previous occupants socks found on the bedroom floor - previous occupants clothes hanger found hanging from four poster bed - back of television area in main bedroom had not been cleaned and an old bottle top was residing there. Also area where window shutters are folded into could do with a clean. Bed not made properly, pillows just thrown back on bed. Only one "breakfast" tea bag in room on first night. This was not replaced for second night - so no tea bags he following unless you wanted herbal . All the above individual items are small things, but collectively show that the cleaner does not take pride in his / her work (see AA review for similar report).

The garden suite was excellent. Having a daughter of 14, the extra room gave her , her own space. The bathroom was extremely small, had difficulty with height restrictions in shower. Being in the basement, was woken with the noise of heavy footsteps on the floor above.

The hotel was quietly run by the managers who were friendly and accommodating. The bedroom facilities were adequate and clean. I would certainly go back there again. The staff were happy and very obliging. The satff we met were very helpful, and attentive and great with smiles which was lovely to see. Having said that although I appreciate good singing even in the mornings the chorus of song and chatter coming from the kitchen spilled out into the dining room and destroyed the anbience about a peaceful breakfast! No, I'm not complaining I am pleased that the staff are happy in their work but a door could be closed!

The hotel was well situated. The bus stop into Bath is very convenient. The staff were very friendly and sorted out a problem efficiently and with a smile. The breakfasts were excellent. The first room we had was very small and the bed was extremely uncomfortable. We asked for a different room and we were upgraded. The bed was better but still very creaky. Otherwise the rooms were well- appointed if a little tired. Having no washbasin in the shower room was a little strange. The basin was in the bedroom.

Over and above on serive. When we arrived late and there was no food available the receptionist not only ordered us pizza from an outside company but also brought it up to our room. Beautiful garden to sit in, very quiet. Considering we were there on a Friday night there was no red or white wine to order for room service.

The Manager and the new Assistant Manager were excellent. The breakfast was very generous and set up and served beautifully. Grand old building - nice location. The room was quite small and the bed was very large - very difficult to get around in with 2 large suitcases and 2 carry-ons.

The friendliness and helpfulness of the staff. The quiet, peaceful and tranquil location of the hotel. The proximity of the bus stop (every 20 mins. into Bath on a weekday and every 30 mins. at the weekend.) The delicious breakfast. The fact that there are snacks available throughout the day. All in all a great stay, underscored by the prevailing cheerfulness of all the staff. Thank you

The staff were very pleasant and accommodating. The bed was clean and comfortable, the atmosphere was friendly and a walk into Bath centre was approximately 40 mins by the main road. A bonus not to have to take the car.

Its location and size its lack of restaurant facilities and also the lack of space in the breakfast room. The hotel was full and we went down for breakfast and could not get a table. breakfast should be in sessions if the hotel can't cope with a full house.
