Shower was not serviced properly. Had to wait a long time for hot water to come through. Sink plug hole leaking, so water disappeared when washing. Use of fabric conditioner on bedding caused my allergy to erupt. The proprietor said 'oh'.
very clean and comfortable. Tea, coffee and bottled water topped up each day. Nice big clean towels provided and bed made up each day. Pleasant staff, nothing too much trouble.
Internet connection intermittent. Bit further out of town than we realised although bus stop just outside with very frequent buses.

An overall excellent experience - a first rate small hotel
Excellent location for buses into town and beyond. Not too far from beach and sea front (about 20 minutes). Unlimited breakfast choices. Spotlessly clean rooms and communal areas. Helpful resident proprietors. Evening meals optional and very good value. Bar facilities if needed. Over 16's only (ideal). Free parking on site. Best B&B/small hotel I have stayed at!
My room was on top floor (only 2 rooms like this) and a bit of a hike up the second staircase.
Everything was wonderful, good size room, comfy bed, WiFi, good choice at breakfast especially the fresh fruit salad - would definitely recommend.

The bed was excellent rarely before have we ever had such a wonderful hotel bed to sleep in. The breakfast was fabulous but we didn't take dinner so we cannot comments the choice of restaurants is too great to spend even more time in the hotel. The staff were good and did everything well.
The hotel was a bit old fashioned and the dull artwork did nothing to enhance ambience. Another reason we didn't take dinner was that our room was above the kitchen and the smells good and bad permeated through. The room we had was listed as a premium room but the decoration was bland and otherwise had nothing to command the extra cost over normal. Tarty toiletries and a few sweets were not worth the extra. The shower was poor too. You had to move a lot to get wet and the domed shower tray was dangerous. The saniflo unit used to move sewage from the toilet into the drains was very noisy too. If I stayed again I'd specify a front facing room which look better on the website.

The location was close to the town and beach, the hotel was spotless. Very friendly staff when they were around. Bed very comfortable. Very quite at night.
En-suite was very small. Not a lot of room to dry your self. Out side we sat on the bench, nice evening. There was a bucket right by the bench, it was for smokers!! We are not smokers, we had to move as the ashes smelt awful. The flower baskets was watered 2 may be 3 times a day. It left a big puddle when you went in and out the door. No signs were there to warn you it was a slippery service. Did not like boiled mushrooms or the sausage for breakfast.

Excellent breakfast. Friendly customer-centred service. Very clean and efficient - thoughtful attention to detail in every aspect. Room quite spacious despite super-kingsize bed. Although we didn't use them, there is a separate lounge and TV room with games and books. Attractive flower borders at front.
Minor point: offstreet parking space a little tight when hotel full.

My wife and I have just enjoyed a three night stay and the Balincourt is one of the best guest houses we have ever stayed in. It is spotlessly clean, beautifully maintained and the our room was a delight with the most comfortable of beds! The breakfast was delicious with a variety of choices to accommodate all tastes. Well done Nigel and Alison...keep up the good work! We will be back!

Location. The owner was pleasant.
The rooms where not big enough. Not really a hotel more like a bed and breakfast. The toilet room didn't have no air vents or windows. The towels where not changed everyday. Breakfast was tight. Not the best. Wouldn't classify as 5star bearly 3star.
