It was my first time to book a hotel through this website while looking at comments by others. The comments were mostly true for this hotel, a few staff were incredibly helpful. We very much appreciated the man at the reception helped us bringing up many heavy suitcases upstairs. A classical building with nice British interior. Good location near Cathedral. A classical building made some of us felt a little scary. Breakfast was a little dissapointing. |

Hotel was very peaceful and staff was friendly. View from the breakfast room and lobby was nice. Location of the hotel was convenient. My room located under the street level and window was underneath the doorsteps of the main entrance. |

Friendlyness of staff and location in city. Staff allowed us a late checkout which was excellant. When i am back in Edinburgh i will be staying in the same hotel!! |

the building was wonderful and well looked after. The rooms were well presented and the staff very friendly. The hotel is very central and ideal for sightseeing and shopping. the coffe was horrible. |

The staff were very friendly and helpful. Amazing staircase. Good continental buffet breakfast. The hotel is only 10 minutes walk into town and close to the Haymarket for Airbus to airport. |

We received a family room at the groundfloor.The window from the bathroom could not be open.The window in the room could not be closed,what could give us a non security feeling by leaving the room.We had to insist for another room what they did after a lot of discussions. |

Nice old-style victorian house, beautiful dining room with bow windows, large bedroom with high ceilings and view on quiet backyards. it exactly resembles to the house a continental visitor expects to find in UK. Staff not the friendliest ever seen. Poor breakfast, even for continental standard. |

The young gentleman who ws on reception when we arrived was so helpful and very friendly, he carried all our luggage to the top floor and was full of advice Yes the older gentleman who was on reception when we were leaving was quite rude, the hotel had no change and we were under the impression that this was the hotel's business to organise, so we left for a walk and when we came back the gentleman gave out to us that we - we- the guests had no gotten change!! I did not engage in an argument simply told him that there must have been a miscommunication - and to our shock he made no effort to get change, he sat in his chair while we had to walk about 20 mins in total in the rain to get change for your hotel! I was disgusted that we were treated like this,not to mention the fact that we were trying to meet a deadline that day.Totally unacceptable.Tripadvisor will be informed unless I hear from you |

Close to the city center (but not as close as expected... 20 min walk to the castle minimum) / room for breakfast nice and breakfast large No lift and nobody to help you carrying your luggage. The room was big but the atmosphere was definetely cold, like furniture were just put in to fill the space. Walls looked old. Not a single decorative thing to make you feel more comfy. Television was not working at all at the begining, the last day could watch only 2 tv channels! No internet, no parking, you have to go a car park 2-3 streets further (which is a nightmare with the work on the roads at the moment!!!!) |

The room we booked was advertised on the web as having a kingsize bed, we did not get one. When I made this known to the receptionist she admitted it was a standard double bed but made no offer to compensate us. She said she would contact her reservation manager about it but as yet we have not heard from that person. I feel that the owners of this hotel are just makiong as much money out of a poorly converted house as they can. the breakfast was terrible. Continental breakfast does not been just any old meet, on the continent you are offered a variety of breads and rolls, several "fresh" cold meats, breakfast crackers and fresh cheese, not dairylee slices! in all i would not rate this hotel for any part of the experience above fair. |

Proximity to the city center (10 mins brisk walk to Princes Street and Royal Mile/Edinburgh Castle), however far enough to be away from the noise. Very close to buses and the Haymarket train station. Very accomodating staff. Clean rooms. Ensuite bathroom with full bath, shower. Substantial continental breakfast free. Since we booked the hotel at peak season, the price was a little high for a 3 star hotel compared to what we are used to in the US. However, the price was comparable to and better than other hotels that had a lower rating and less convenient location. |

Convenient location, in a quiet street 5 minutes from Princes Street. Nice decor in common areas of hotel. Generous room sizes throughout, with tall ceilings and big windows. Breakfast finished at 9:30 -- one morning another guest went to refill his coffee at 9:33 and was told breakfast was over. Staff need training in making guests welcome! Also we asked the front desk to book us a taxi to the airport at 4am but it never arrrived. |
