I've booked for a single room and i found a little private flat, i personally enjoyed the atmosphere, the hotel is very nice better than many others in Edinburgh, the neighborhood is quiet and typical,but my room maybe wouldn't fit for everyone, the room is right behind the reception and the entry so it's a little noisy just a little,and you have stairs that connect the bathroom to the bedroom but it's alll in a private room. i found it lovely but not everyone cold like it, also because it wasnt told that the room would be like that. nothing really negative to say excepect a problem that i found in several Uk hotels, the heating! It's a sauna- hoven or nothing! if you lower it a littlle turns cold but otherwise is too hot.

1. The reception was very welcoming and efficient.2. The breakfast was sustaining and in a lovely room. 3. The location was handy to public transport and the airport express. We had mild concern about ease of entry by burglars through the bedroom window (our room was on the basement floor).

The staff were very friendly and helpful in providing information on where to go. It could use a renovation, at least our room. The lobby and common areas were decent, but our room was in the basement and the restroom, for example, just appeared to be old. Some new paint, carpet and changing out the shower and sink would give it a better feel. I understand we were there during the beginning of the Edinburgh festival so rooms were at a premium, but I just don't think was worth 205 pounds a night especially since you don't even get a full English breakfast like other hotels we stayed at on our trip to Scotland (at no extra charge). At the Ballantrae you have to tell them a day early if you want anything other than toast and cereal, and it's an extra five Pounds per order.

Staff were friendly and location excellent I had stayed in the hotel before and my room was excellent this time I was in room 11. The room is totally sub standard the matress was deplorable the bed seemed to made fit into a shelf which had carpet on both sides which was dirty. The bathroom could only be accessed by going up and down stairs where it was very easy to slip on the carpet. I complained on Saturday about the room and I complained again on Sunday and was told this was the single room and I could not be moved to another room. I was extremely annoyed that at no time during my stay could I speak to a manager and no effort was made to make my stay better.

Family room was really huge and clean. Everything in the hotel seemed very spacious. Good continental breakfast. Staff very friendly. There is no parking and the nearest car parking is at about 10 minutes walking distance, and if one needs to stay for more than one night this adds significantly to the daily rate and takes away any advantage the hotel would have over others in more convenient locations. There was only one member of staff to attend both reception and the dining room the next morning.

The staff was really friendly, and the service was really good. The shower in our room was broken, but they fixed it right away in the next day. The breakfast was really good. We really enjoyed the stay.

This is a really good hotel for a budget. If you want a comfortable bed, decent shower and to be within five minutes walk of the eicc or prince's street, this is a great value hotel. The building is delightful and I would certainly use it again. It may not be as plush as some of the other places around but you couldn't stay in them for this price!

Staff were really really friendly and helpful. One morning we had to leave very early and they prepared breackfast anyway. Also, when I had to leave, after the checkout, they let me use a bathroom to get ready. Good location, at 15 minutes from Princes street.

It was a good price and in a fairly central location. Great staff and nice large room. The reception phone was loud and woke me up late at night on at least two nights and also doors slamming was annoying. The shower in our room had a slow drip which meant it dripped on my head while having a bath - just frequently enough to be annoying.
