Location. Price. Atmosphere. No lift (listed building). Some parts (room, bathroom) in need of refurbishment. Beware: there are more than one Ballantrae hotels in Edinburgh!

The rooms were comfortable, clean, and spacious all at a reasonable price. We were able to check in early and the staff had set up two cots for us when we arrived. The hotel is in a perfect spot right in the middle of the city not 5 minutes from the Haymarket train station. The staff are hard to be found at any time. Usually, you have to buzz the front door to get them to come out and assist you. Not really a big deal, but something that could be improved.

location was great, a 10-15 min walk to Princes St. It was reasonable value for money for the 4 off us for one room give its location. the wallpaper peeling off, the carpet not being hovered, the previous guests hair in the plug of the bath.It just wasnt cleaned properly No parking obv. the place was a little tired.

Large, comfortable room Good choice of food for breakfast Close to Haymarket rail station (and tram when it opens!) 3 out of 6 ceiling lights in bathroom not working Thin sliced bread for toast a bit disappointing. Fresh rolls would be so much better. And no marmalade!

Beuatiful hotel, I found staff very helpful and friendly, hotel convenient to city , quiet and relaxing, great lounge, excellent breakfast arrangements. Car parking but it worked out ok during Easter, may have done with a fridge in room.

Location was fairly good The hotel is unclean, tired and out of date. Given towels which where worn through with use. Asked to move first room as the wallpaper was peeling off the walls Staff, although friendly, are not present which doesn't create any atmosphere in the bar.

I loved the decor it was very palacial in my opinion, the high ceilings and chaundeliers were very impressive, the bedroom was large with a lovely fireplace and a very large window. It was nicely decorated and spacious and I would certainly go there again. I was on the the ground floor and was wakened by guests coming in in the middle of the night. They were very noisy and we were wakened a couple of times in the night. It was also next to the bar and some guests were in there until 6 am that morning. I would ask for a room upsrairs next time. This however, was no fault of the hotel or staff but down to the inconsideration of other guests. It may be helpful to have a sign up to ask people to be quieter to consider other guests who are sleeping. It wouldn't be too much to ask.

Hotel was dry and warm and breakfast was adequate. Room was large with plenty of space. Staff were nice although not as I would suspect, highly experienced in the field of hotel work Lack of money spent on simple things such as the broken light above the entrance. The shower control fell apart on the first day. The power went on the top floor and the non Scottish staff member was left on her own to try and solve the problem. I was asked to have a look to see if I could find the switch that had tripped. Eventually the switch was traced to an area where there was a known water leek. I also placed the 'Do not Disturb' sign on the door and on leaving at about 11.30 turned the sign to 'This room can be cleaned' Came back at 1800 to find the room hadn't been cleaned or touched by the staff. Breakfast could have been much better with a hot water urn and better furniture used to display the food. All in all, a hotel run on a budget with lack of money being pumped back into it. Rooms are tired and certainly the showers could be modernised.

Central location. Was originally booked into the Ballantrae west end but was transferred to sister hotel in York Place because of maintenance works on boiler, but was very impressed . I would be more than happy to stay there again. To be honest, there wasn't anything that I didn't like.

The staff were kind and the location was great, but the services and cleanliness were not worth what we paid. There was a large unfixed hole in our ceiling due to a previous leak which had not been fixed and the overall cleanliness was not at par with the previous hotel we stayed at in Edinburgh for $50 less a night. The breakfast was not great either. The internet and phones did not work well either.

Location, staff, price. Mould and cob webs around the edge of the carpet, mildew in bathroom. Tiles in the bathroom looked like they were designed for outdoor use so after the shower the air was musty. Also some of the tiles were loose. Shower glass door were not secured with rubber seal so the water was pouring outside the bath when taking shower.

It was a great big old building with large rooms and lots of old detail and history. Location was great a short walk from Haymarket railway station and not too far from the centre. There was a beautiful old church at the end of the street too. The BREAKFAST was POOR with one choice of cereal, no white bread for toast on both our days stayed. Only waffles no other pastries. Just VERY LIMITED CHOICE we were very disappointed and I wouldn't stay there again because the breakfast was that bad.

Price, easy commute from airport and nice walk to tourist attractions, large rooms and bathroom. Room was ready when we arrived early in the morning. Room was warm Shower curtain was dirty and there were signs of previous dampness on the roof, although it looked like it had been rectified.
