The location was good as it was a short walk from Haymarket Station and a 10 minute walk into Princess Street.
very shabby and tired interior. I was given a room in the basement which was being painted so the smell was in the room, broken window lock, very dirty shower screen, wallpaper peeling, no key for patio door, phone to reception not working, no staff to be seen anywhere, luggage storage as advertised was under a table in the public lounge which was unstaffed.
Staff very friendly and helpful and always had a smile. Room and bathroom very large compared to similar hotels. Attractive public rooms with some nice antique features.
Parking as with the rest of Edinburgh can be difficult due to lack of spaces as most reserved for residents only
Location and the building
It was very dirty, there was mould in the bathroom and the fruit at breakfast was growing mould. Very old mattress on the bed.
Carpets smelt of urine. Breakfast uninviting. Food uncovered and at room temperature.
Large room. Very warm.
Hotel is very dated and needs freshening up - there was a musty old bedcover in the wardrobe, and the wallpaper was peeling due to damp. Breakfast was OK if you basically just want tea/coffee, juice and toast. Cheese was past its sell-by; grapefruit on the first morning was off.

The bathroom was very modern,the bed was comfortable.
There was wall paper coming off the wall as if there was damp,the bath looked as if hadn'tbeen cleaned as there was hairs around the bottom of it. There was lots of holes in the walls (looked like someone had been drilling).
Great location, really close to haymarket station and the trams. Didn't try the breakfast but at only £5 seemed reasonable
Are room was tatty and in need of some love. Windows rattled all night. Beds weren't comfy, very hard. Also wasn't told at booking that the room(twin) was on the top floor, lots of stairs.

The bedroom was huge
There was no parking on the street for hotel guests .The hotel didn't have any street parking permits, when we enquirer at the hotel where the nearest car park was they were unable to tell us. We had to leave very early the next morning before breakfast as we had parked our car right outside the front of the hotel and couldn't take the chance of the car being clamped and towed away. Also the fact that we had to climb up 76 stairs to reach our room away up in the garret.
Location was ideal , quiet road very close to Haymarket Station , buses & trams .
Room 10 was next to breakfast prep room , woken at 6.30am. Walls were thin , sounds came through . Fire alarm button hidden behind ladder by side of front door with exposed wires . Stale food - prepacked Red Leicester cheese was covered in mold
Good location. This hotel is just a few minutes walk from princes street. We stayed in the bridal suite. Although the room wasn't the nicest we d stayed in the spa bath made up for this

Difficault to find it !
The hotel's building is very beautiful, located near to the train station and just in front of a garden. The room's size was excellent and it was very clean too. What I most enjoyed was the delicious breakfast, specially the fruits and cheese.
Although the staff was in general very nice and polite; when we checked out, the guy at the front desk was kind of rude, he was too busy to play any attention to us, just took the room key and dissappeared.
Room had dirty walls, missing lights and every morning we were subjected to an alarm in the next room. It went on for an hour and the hotel staff couldn't tell us what it was . Breakfast was poor with fruit that was well past it 's best. The stair carpet leading down to our room was torn and potentially quite dangerous. We won 't be back!
Room was very clean
No life and we had one of the top rooms (around 100 steps) with our kids and 5 bags. We was told we could have a lift when booking but it was not availlable when we got there!
