The staff were friendly and helpful and available via the buzzer at reception 24 hours a day. There is a large, comfortable lounge bar on the ground floor - ideal for for a couple of night caps after a late night out. The building has lots of character and period features, but does need a bit of TLC in places. Apparently, it is due for renovation, but at present offers clean, good-value rooms in the city centre. I would be happy to stay here again, and probably will next time I am in Edinburgh. Just 5 mins walk from Haymarket station and slightly more to Princes street.
No option of a cooked breakfast, just a continental. However, no shortage of places to go nearby and 'Stuart' on reception can help with that.

One of the dirtiest hotels I ever stayed in. Everything needed good cleaning, starting from the bedding to the mirrors and the bathroom. No reception, no one replied on calls, no one at the bar. Very poor breakfast. Wifi didn't work in the room. They decided it is appropriate to hoover outside our room at 11pm.
Exorbitantly priced due to rugby match. Room's roof leaked. Noise from staff starting days preparations at 5am in room next door woke me up. Wardrobe appeared not to open. Continental breakfast food made me ill - fizzy prunes, cheapest quality bread, cold cuts that looked very UN fresh & slices of individually wrapped 'plastic' cheese that were so cheap they were almost melted in packet & tasted gross.
The hotel is located close to the west end , Haymarket station and a tram stop.
The room was in the basement directly below the main door and was noisy with people coming and going. The shower cubicle was in need of an upgrade and the bathroom itself smelled of damp.
We loved the traditional feel and charm. The staff were helpful and friendly.
The staff was exceptionally polite and friendly, greeting me by name without my having even introducing myself. The room I received was at the top of a few flights of stairs, but I suppose they put the younger persons up there to save bottom floor space for the less physically capable guests. It was very clean, and just as importantly, very quiet. I would absolutely recommend this hotel to others visiting Edinburgh.
The location and hotel was very good in all , the staff were friendly and helpful, the room being a double was very spacious with all the trimmings you expect , the place was under renervation while I was there but that did not affect me in any way , I was at the top of the building , 3rd floor and let me tell you after a day on your feet the climb was not something to look forward to but on the whole would stay there agian ... Just on a lower floor

We loved this elegant old building, with its splendid high ceilings and spacious breakfast room. The perfect starting point for our trips into this wonderful city.
A few small things, low water pressure which made showering a drawn out affair and dust around the skirting boards by the bed.

We checked out but returned to hotel to collect our luggage as agreed with hotel. Unfortunately we were unable to order a beverage before leaving because we had officially checked out.

We needed a night in edinburgh prior to flying out and found this hotel to be perfect. Well priced and a good location. A short walk from the train station (coming in) and tram stop to airport (going out) We also walked to Princes at etc with ease. A bit further but still achievable and safe late in the night after a ghost tour. Didn't eat there so can't comment. Room was large, roomy and comfortable.

Room was tatty. Bathroom tatty and grubby around the edges. Noisy at night due to kitchen / dining room being next door. Room and en suite need refurbishing.

Hotel had loads of character. Had a lovely guy called Andrew meet and greet. Large spacious family room. Very warm and cosy. Not too much noise from surrounding rooms. Lots of clean towels. Bed linen looked crisp and clean as well.
Floor was dirty, lots of hairs, some tiles broken or missing in the bathroom. Hot tap was leaking. Wallpaper peeling, small things but easily resolved. Little bit dated in areas.

Corridors smelled like paint, next to the room were paint tins, brushes and general maintenance tools. Room was dated and bathroom was not clean upon entry. Breakfast was terrible, dirty glasses and in the end chose to just have a coffee.
The location was a 30 minute walk to city center and all the day trip meeting locations. I am a walker so this was fine with me. If I weren't the light rail and bus stop is minutes away. It is a 20 minute bus ride from the airport. The continental breakfast that was included was awesome. Fresh fruit, cereal, lunch meats, yogurt, toast, coffee, tea. The breakfast room was beautiful. The staff was very helpful. The cost of the room for the week was fair for a solo traveler. Safe, very quiet neighborhood.
I traveled solo. My room was extremely small. The biggest drawback was my room was on 2 floors. Bed upstairs, bath downstairs. I was told that was the only room on 2 floors. There was no closet, only a hook on the door. Carpet was old. With that said, I really only slept in the room. I was busy exploring Scotland. More pros than cons. So it worked for me.

Fab location, lovely staff, clean room, great sleep, lovely breakfast. Was given free upgrade to larger room. Does what it says on the tin.
For the money we paid there was nothing to dislike.
