No wifi in you are in the bottom rooms of this hotel, didn't replenish refreshments and never seem to hoover
The room is clear and nice, the staffs are so kind, the most important is the price is low, excellent!

The period features such as the corn acing,the high ceilings ,chandeliers ,big high ,wide windows and the leafy area in which the hotel was situated.
The hotel didn't seem particularly clean,there were stains on the carpets,the carpet was dangerously loose on the stairs,that led to the bedrooms downstairs .Downstairs did not smell particularly fresh either but smelt damp,the view from one of the bedrooms was like a small building site and the room was very dark ,plus the bed was not at all comfortable.Also there never seemed to be many staff around if you wanted to ask anything. Althought the dining room and other areas in the hotel had some beautiful period features which it would probably be a shame to ever remove ,I also felt the carpets and paint was in need of freshing up and replacing .Also I was disappointed by the fact that there were no table clothes on the tables when we went for breakfast,and I was also disappointed with breakfast,nothing seemed overly fresh and there was no hot food on offer.

Although it didn't look dirty, the room didn't feel or smell fresh and aired. Same with the dining room - gorgeous view, but the carpet needs replaced, tables need to be cleaned more promptly. More attention to detail needed. No remote control for tv.

A big room
Location. Staff were friendly are helpful. Bed comfortable. Good night sleep. Breakfast consisted of fruits, yoghurts, cereal, fresh toast. Plenty of everything.

We specifically asked for a ground floor room as no lift, but we were up in the gods. Major problem for one of us using walking stick.
We booked the"Honeymoon suite" which was below ground level, had serious damp and even peeling wallpaper. It was grossly overpriced. I was going to complain but didn't want to ruin my fiancee's birthday, the Ballantrae already did that. Seriously bad breakfast too, easily the worst i've ever had in edinburgh. For £170 a night - it was outrageously poor.

No lifts and a bit tricky reaching the top floor after a night out. Breakfast was not great - cereals, prunes, toast etc were fine but cheese slices still in plastic wrappers and plastic ham.

Bed and towels were clean
Torn curtains. Black sealant round bath .damp patch that bits fell off when touched .bits on bed that fell from light above the bed .breakfast when I ask for plane bread and was simply told no.cold coffee and tea .glad to leave .
We booked the honeymoon suite for a 1 night stay and paid £166.00. We checked in after a very long but very enjoyable day of sighting seeing, we walked into the room and were greeted by wall paper pealing off the walls, curtains hanging off the rails, sticky carpets, mouldy and black net curtains, mould around the bath and in the shower, a very small double bed which was extreamly uncomfortable, dated furniture which was also tatty and a shocking mix of colours which quite frankly looked at mess. The room was hot as it was in a basement also. We asked to be moved to another room, however, no other was available, so we had no choice but to spend the night. We did not stay for breakfast as could olny imagine the state of the kitchens if that was meant to be their top room! The staff we spoke to acknowledged our complaint, which we put in writing prior to checking out, and said, 'we get complaints alot' and 'the owner knows the issues he has with the room'!! In my opinion this room should not be stayed in again until it has been fully refurbished and re-decorated. VERY dissapointing.

Cheap bedding - sheets and pillows. The bar was not open officially but the receptonist was available to help. The bathroom window would not stay open, without something being propped beneath it. There was no full length mirror in the room. The bathroom facilities need updating.

The room for four was very very big. It was an authentic Victorian House, high windows and ceilings. Kindly receptionists and persons to attend breakfast. Beatifull breakfast room, good views to gardens
