Just the location.
The breakfast was pathetic. Stale croissants. No variety. Just cold stuff. Definitely not worth paying for. Bathroom doors broken.

I was on the top floor. This was unsuitable for me. I asked to be changed on arrival but was offered a different room five days later. I will choose a hotel with a lift in future. Also wi fi totally unreliable - 'only in common areas'.
The location is great with easy access to train station, Princes Street and bus links. Friendly staff, and they did react quickly to easily fixed issues (broken shower adjuster, fan in the bathroom and missing light bulbs). The size was good and it house has a great potential to be great but renovations need to be done, especially in the room/rooms. Common area was fine.
The room, no. 10, needs to be painted and wall paper changed/fixed. Tiles in bathroom broken, toilet didn't flush properly, ceiling has some paint/water damage, the curtains close both the cold from the window but also the heat from the radiator. The room is next to the kitchen which was noisy during while breakfast was being prepared on weekdays (ok on weekends). The room really smelled of strong incense.

We had no remote for TV I asked a you chap who was not very helpful therefore had to stand on a stool to put TV on. Also they should provide a small bin in dining room for the empty cereal boxes
The girl at reception offer to iron my shirt, location, size of room, style of room, style of the hotel.
I needed to use the ironing board, which was in a pretty poor state of repair. The bedroom door had at sometime in the past been forced open and the door latch was in poor repair, which made me question security here. The bathroom has a shower over the bath which was pretty weak and at the wrong end of the bath ie the slopey end. Carpet and general decor was a bit unkempt. When i asked if a taxi could be booked for me i was given a telephone number instead. Would i use it again?... more likely to look for somewhere a bit more up to date. Also, it hasn't really got any atmosphere, no out-going personality.
Great stay overall. Powerful hot shower. Very warm room. Clean well-done bed sheets. Nice looking paper wall and a classic overall room with a nice character.

I room was dirty, the bath looked like you wanted to go and buy bottle cleaning products, It was standard of a cheap and cheerful hotel, but at top hotel prices. Somewhere that would be ok to stay the night, but not somewhere you would take the mrs.

What I liked the most during my stay was manager name Stuart awesome and very helpful man.
Rooms are old their room cleaning was horrible. Hair were on bed and bathroom. When we checked in. No parking facility and it costs u a fortune and couple of miles walk for the meter
the room was v big and the bed was comfortable, the staff were very helpful will all my queries as well, it was v good vallue for money
very tired hotel, things were faliing apart and the ceiling was leaking for the entire morning before they managed to fix it, the radiator was not working and the room was very cold
The staff were friendly and helpful and available via the buzzer at reception 24 hours a day. There is a large, comfortable lounge bar on the ground floor - ideal for for a couple of night caps after a late night out. The building has lots of character and period features, but does need a bit of TLC in places. Apparently, it is due for renovation, but at present offers clean, good-value rooms in the city centre. I would be happy to stay here again, and probably will next time I am in Edinburgh. Just 5 mins walk from Haymarket station and slightly more to Princes street.
No option of a cooked breakfast, just a continental. However, no shortage of places to go nearby and 'Stuart' on reception can help with that.

One of the dirtiest hotels I ever stayed in. Everything needed good cleaning, starting from the bedding to the mirrors and the bathroom. No reception, no one replied on calls, no one at the bar. Very poor breakfast. Wifi didn't work in the room. They decided it is appropriate to hoover outside our room at 11pm.
Exorbitantly priced due to rugby match. Room's roof leaked. Noise from staff starting days preparations at 5am in room next door woke me up. Wardrobe appeared not to open. Continental breakfast food made me ill - fizzy prunes, cheapest quality bread, cold cuts that looked very UN fresh & slices of individually wrapped 'plastic' cheese that were so cheap they were almost melted in packet & tasted gross.
The hotel is located close to the west end , Haymarket station and a tram stop.
The room was in the basement directly below the main door and was noisy with people coming and going. The shower cubicle was in need of an upgrade and the bathroom itself smelled of damp.
We loved the traditional feel and charm. The staff were helpful and friendly.
The staff was exceptionally polite and friendly, greeting me by name without my having even introducing myself. The room I received was at the top of a few flights of stairs, but I suppose they put the younger persons up there to save bottom floor space for the less physically capable guests. It was very clean, and just as importantly, very quiet. I would absolutely recommend this hotel to others visiting Edinburgh.
