Only down side was the towel holder on the bathroom door, nearly bumped into it on a couple of occasions. No porridge
Light travellers like us this was a good choice, everythig was really a good walking distance, busstop to Rosslyn was just around the corner. Nice area. Breakfast was good also for vegeterians and there was hot water in the shower :)
We would have liked one chair, just to take outside and sit . Also the ventilation could have been better. Our room was tiny and we were three of us.

cup in bedroom tasted greasy which spoilt my first impression as we had tea on arrival as we had just got off train! Shower room far too tiny for family room-glad we did not have family there!
The location was very good close to the University for us. The place smelled very good when you enter and fresh.
The breakfast for those who did not take the full breakfast was less than average. No yogurt or fresh fruits only canned only toasts no roll

The staff were friendly and helpful. The room was very clean and quiet, with plenty of storage space. The location was about a 15 - 20 minute walk away from Edinburgh centre, but there was a bus stop within a few hundred metres of the house if needed. There were also shops and places to eat within the immediate vicinity if you didn't want to go to the city centre. Enjoyed breakfast in the sunny conservatory.
The layout of the room was not user friendly. It was a small twin room, with a wardrobe separating the beds (which wasn't an issue). Unfortunately only one of the beds had a bedside table and lamp, which made night time reading very difficult for the person in the other bed unless the main light was on. ( The main light switch was by the door on the opposite wall to the bed). The position of the electric points in relation to the mirror made it difficult to dry ones hair. (Needed a long lead on hair appliances). The mattresses on both beds could have done with replacing. ( I appreciate that these issues were probably limited to the specific room). Overall a decent guesthouse.

Breakfast staff could have been better trained, eg bringing cooked breakfast before one had time to eat the first part of the breakfast, taking plates while one still needed them. A feeling of being rushed over breakfast. I also couldn't fathom out the shower, and never managed to get any hot water; I think it was there, but how one got access to it using the taps I don't know!

The service of Balmore Guest House is very good. The staffs are very friendly and helpful.
They didn't clean the room properly. I still found some hairs in the bathroom when I first moved in.

Room was very big for the 5 of us and was on ground floor. Nice big tv and sofa where to relax for a bit
Toilet was extremely small, you really can't stay in there. Bed sheets and towel were not really clean. Hotel was very busy and we had to wait 20 minutes before getting a table to sit down

It was clean, staff friendly. Breakfast had to be ordered the night before which was fine by me as I was having an early start every morning. Excellent wi-fi. Very nice fried egg
Kettle too big to fill at the basin had to fill it with the water glass - I drink a lot of tea so it was tedious filling that way. Tea tray was not replenished, had to go and ask for teabags one evening. Not clear at time of booking that I would not be in the main house but in the property over the road...I didn't mind that but just a point to be aware of. Breakfast...full breakfast...was fine but for one thing...tomato should be nice and big and grilled, not a cold cherry tomato!! And would be much better with tattie scone rather than hash brown, but that is again personal taste.
We thought the room was lovely. Being situated in the Annex, it was nice and quiet. When climbing into bed after a long day of walking all around the Fringe Festuval, we were pleased to find very comfortable beds!
We didn't like the food! For what we paid, it could have been better! The bacon wasn't cooked. The sausage was awful. And I can't put my finger on just what I didn't like about the eggs, but they weren't nice either.
This guest house is very handy for visiting the main venues of the Edinburgh Fringe. The staff are friendly & efficient. The breakfast is generous. The rooms are clean, comfortable and quiet.
The breakfast room can become crowded during busy periods - it is definitely best to get there early and remember to pre-order your 'main course' the day before. We were there during the festival so knew it wouldn't be cheap but £160 per night was still quite a lot to pay for basic B&B.

The hotel was nice and welcoming in the reception but the rooms were very basic and the whole place looked like it needed refurbishing and re-decorating. The doors were dirty, chairs had dirty seat covers and the shower did not drain properly. The breakfast was made with cheap ingredients and the servings not generous. The whole place looked like it was run on a shoe-string budget for a maximum profit. The hotel needs a little love, and attention to detail for improvement.
Easy 10 mins walk from Grassmarket and the centre of town. Big, clean room with fresh white bedding. Modern decor / furniture. Friendly, helpful staff.
Rooms in annexe means crossing the street for breakfast, for which you need to be there before 9am.
the stuff in this B&B is the worst i have ever seen. when we first arrive at about 4pm, I rang the door bell for 5 mins and someone come to open the door for my family which did told us about the breakfast but very quick without patient. Later, my dad went to out for smoking, when he finished, he rang the bell for like 10 to 15 mins, then that guy come to open the door and complain to my dad why u not using your key for open the door. But actly there was only one key for three of us. he was mad with my dad but my dad did not argue with him, he just tell me and my mother later on. IT WAS ONLY 9 PM in the morning. the second morning, the full english breakfast was been told not prepaired for us and only can give us some simple fired eggs with a tiny little tomato and a slice of salmon. And I asked one guy what if this is not enough for me, can I have one more portion. He said: Oh yeah, it;s 7 pound for one more portion, do you want it now ?(very disrespect voice) I said no. What a horrible hotel. And they have a "4 star"on their front door. What a shame!!! Oh, no wifi in the room as well... and the room was so freaking small, and the bathroom's door was not good.
