Dating back to 1604, this former hunting lodge offers traditional, spacious accommodation in the heart of Oakham, Rutland’s county town.
Score from 246 reviews Very good
This 3-star hotel is situated in the picturesque county of Rutland, offering magnificent views of Rutland Water from the hotel and grounds.

Quietness and tranquility
Excellent hotel in all respects.
Bed a little hard, no trouser press.
The hotel has fantastic views of rutland water, beautiful gardens, we enjoyed the spa and leisure facilities, and afternoon tea in the restaurant was a real treat.
The room which was a standard double was a little dated. And the bar lacked atmosphere, no background music, a little dull.
The breakfast was very good. The hotel and grounds were situated extremly well, and plenty of facillities.
Room had no views at all, just blank full height walls.
the hotel was more like a conference venue than a county house hotel and you had to go outside to get to the restaurant.
Wonderful view from comfortable room. Friendly staff. Good breakfast.
Sound proofing - noise from neighbouring rooms.
Location! Views amazing. Will definitely be going back.
Room not allocated in main building. Would have liked to know this before arrival.
What a beautiful location and the rooms were fab with a huge comfy bed. A lovely balcony overlooking Rutland water too. Can not fault this place. X
Good facilities and friendly atmosphere
Small room for a deluxe double and small bed.
Bar Meal poor quality - not well cooked and poorly described
When I arrived they had no knowlege of my booking they were rude until they realised. No hot water in room and swimming pool good but no towel provided and money needed for lockers. A beautiful setting didn't eat dinner as not suitable for children breakfast was fab
It was ok but was expecting more service and wasn't geared up to accommodate guests
The location and facilities were excellent.
The fact that the bar menu was just a shorter version of the restaurant menu and the food was quite bland. A local pub The White Horse served food of excellent quality for a little less that the hotel.
Good locations Nice venue Facilities good Food excellent
Paid 120.00 for a small double room and very dated. Wouldn't stay there for that money again and no bath, just a shower. Bed very uncomfortable
we stayed at Barnsdale hall whilst attending a wedding in Oakham, our overriding memories of the stay are the friendly, very efficient staff who seemed to be happy to work there. The position of the hotel and it's grounds are beautiful. This made for very relaxing stay and although we only live in Leisestershire we look forward to returning in the near future.
Location Grounds Facilities
Dated decor and facilities, no fridge in the room, no mixer taps, old and tired decor
Beautiful location and wonderful views (but only from some rooms). Plentiful breakfast.
Bathroom had cobwebs, peeling wallpaper and damp behind door due to lack of ventilation. Bed mattress lumpy and uncomfortable. No room service available. Were attending a function on site and hotel full so had little option but to put up with it. Poor standard particularly considering the price charged.
We had been traveling to the hotel in order to attend a wedding locally at 14.00hrs. Due to traffic problems we arrived later than expected and had very little time left to change before the event. Despite the fact that the receptionist realized that we were in a hurry he continued to carry out the administrative element of the check in extremely slowly. All he had to do was issue at least one of the electronic keys to one of the rooms and then just keep one of us back to continue with the check in process, but instead there were six of of us stood waiting to get into the 3 rooms that we had booked. Whilst it is appreciated that the administrative process has to be carried out it does not need all 6 guests to stand there when they could just be issued with the keys and they could then at least start getting ready for the event they had come to attend. Common sense should have been used by the member of staff.
Crazy golf very good Restaurant food good
Given standard room which was smaller than the lower grade room, no bath and next to front door which was extreamly noisy, moved rooms to a small double which was bigger than standard room! Room extreamly dated. Breakfast waited 20 minutes for a high chair then waited a further 10 minutes for tea and coffee- swimming pool was very cold and my little boy found it unbearable. Very disappointed indeed
Location and general facilities. This booking was made on behalf of my daughter and her friend. My comments opposite follow detailed feedback from them.
Staff were unhelpful in providing appropriate changing facilities upon arrival. Undignified argument unsued at reception until a room made available. Reception denied having a guest by my daughter's name when a family member called to collect them. Please investigate for me.
Despite booking very late we were given a very nice room with superb view over Rutland water and the grounds. Staff very friendly and helpful.
Parking was a little difficult especially for my husband who is slightly disabled and cannot walk distances.
We had a wonderful time, the hotel and surroundings were superb! Staff were friendly and could not have been more helpful. Food was excellent, the menu giving a good choice of dishes, beautifully cooked and many without bread and chips which we normally avoid. The facilities were very good and the room very comfortable, with everything we needed, all super clean also! We had a 3 night stay, one day visiting Barnsdale Gardens (Geoff Hamilton's, includes lovely tea room) and the next day we took the opportunity to cycle around the perimeter of Rutland Water, which has a brilliant cycle path with toilets and cafe's on the way round. All in all we had a great time and will certainly go back again!
Dinner service excellent.
Shower lacking in power for room of this standard, ( better after change of shower head but still lacking).
As a family we have stayed here on several occasions over the years after visiting the British Bird Watching Fair in August. We have enjoyed staying here immensely. The facilities in the hotel are great. Every time we come we play crazy golf, pitch and putt, tennis and bowls. We have also enjoyed swimming, and using the spa pool, steam room and sauna. The rooms are excellent and we would recommend this hotel to everyone!!
The only negative for us as a vegetarian family is that there is not enough choice on the menu to eat in the restaurant. But we always manage to find something on the snack bar menu and it is always of a good standard.
Stayed for a wedding with our baby son. Very welcoming, great location and great facilities.
the location is superb, with good views of Rutland Water. The spa facilities sounded good, but we did not use them, so cannot comment on these, next time maybe!
The room was OK, but the decor and fittings were old, the bath creaked and the bed was too soft.
