Barony House  

Position in relation to being just out of the city, excellent nights sleep and really good breakfasts, good restaurant just up the road with entertainment.

Susie and Leo own this wonderful B&B. Good price, delicious breakfast. Great stay.

Perfect stay (Less than 2 miles from city center, 6 or 7 direct buses to the old town, Royal Mile and Edinburgh Castle), l-o-v-e-l-y hosts and staff, clean, high-ceiling rooms, warm and cozy, excellent breakfast with a pretty dining room, a gem!

No bathroom in bedroom.

Easy access to city centre. Well furnished and very clean. Helpful and friendly staff.

Free nearby parking (until 10am), massive room with view of the street. Bed large and good facilities. Staff very lovely and welcoming. Breakfast very good.

Not too much to fault however owners were a little precious with the room. We had arrived very late after a 5 hour drive from the highlands and they refused to let us in with a cold pizza which we had picked up along the way. Not exactly appreciated when we were cold, tired and hungry.

Excellent welcome, great cooked breakfast. Rooms were always warm and comfortable. Friendly.

Lovely Bed and Breakfast with such friendly, chatty owners. We had a lovely stay for our friends wedding and would definitely stay at the Barony House on our return visits to Edinburgh.

We had an extremely pleasant stay at Barony House.

Barony House was friendly, warm and welcoming! The breakfast was lovely and it was all very nice and clean. The owners were very helpful and kind. Would definitely recommend and would stay again!

Very friendly atmosphere, we were able to check in a bit earlier. Delicious breakfast cooked to your request. Room very clean with all necessary facilities.

The only suggestion I have is to extend breakfast service hours (served till 9am or 9.30 on Sundays). On the other hand, it makes you get up early and use the day!

Great location. Edinburgh centre straight down road about 20 min walk or 10 min bus ride (£1.40). Easy to find on main route into town. Was able to park in private space at front. Great big room, light and airy. Good information in room for going out etc. Discount vouchers and reviews for local restaurants. In my view the place is good overall but not the superb that some people have reported. Price was average for similar accommodation in the area. I'd happily go back.

En-suite shower small and poor water supply from shower. Furnishings in room could have been better. They were fine, but the room could have been great with some simple upgrading.
