Lovely old hotel with amazing staff.
The fact rooms were not 'serviced' other than bin emptied and toilet roll folded. One thing we value is coming back to a room where beds re made and towels folded. Esp for this price. Parking was limited which may well cause problem in busier times. Also, we personally would have preferred a shower :-)
The Staff were Friendly, Helpful and Knowledgeable. We Found them easily approachable, Our 3 Year Old Loved the Staff So Much He asked For Them! The Breakfast was Delicious and Generous and the Bar Was reasonably priced.... And stocked considering its the wrong end of the season. We'll gladly be going back in the future!

Hotel was lovely and clean and in a good location for getting around. We stayed just one night and had room 107 which had a lovely large sitting area and 2 balconies. Bathroom was spotlessly clean breakfast was good and staff were friendly. Would defiantly use this hotel again.
The staff were amazing, very professional and friendly. The location was perfect for us and the main reason for us booking here.The breakfast was basic but served quickly and the dining room was light and airy. Overall it was a good experience mainly due to the staff.
We didn't dislike anything but think the hotel could have been a little cleaner there were areas of dust within our room not in areas you would really notice but just small things such as behind the door and the extractor, also in the dining room there were areas that could have been cleaner particularly as we were the only guests in the hotel.
Convenient for Tunnels Beaches. Room adequate (but nothing special).
Scruffy looking outside. Inadequate parking. Indifferent breakfast - bacon sarnie made with nasty white sliced bread. Room cost me the same as it would for a couple - expensive for what it was.
Noise of seagulls
Rooms were clean and comfortable . The staff were friendly . Lovely breakfast too. We will be booking again without a doubt :)

Room 207 shower not controllable, and bath took too long to fill 1mm left = cold; 1mm right = scalding hot fire doors slam shut all through night and need dampers to make them quiet (especially in the early hours)

This is not a negative but just a point to prepare for. The seagulls like to call loudly early in the morning. You are at the seaside, to be expected. But if you want to snooze deeply bring earplugs :)

on our arrival made to feel welcome nice clean room and two separate rooms in one able to get away from kids which was nice, nice and close to town excellent for popping in and out. had some great chats with owners very nice couple well done for a cheap friendly place to stay not forgetting the good old full english breakfast cooked to order nice and hot
there was'nt anything i did'nt like we had a great couple of days and me and the family really enjoyed it if im really been picky the only thing i can think of is maybe get some carlsberg export on draught for next time im back that would me soooooo happy
The staff. Nothing was too much trouble and they even searched the rubbish and found my glasses which I thought I'd lost. The location was great for wedding at the Tunnels. Breakfast was lovely.
Just a comment. Could have done with a shelf in the bathroom and also maybe a few more tables for two at breakfast.
Good location for wedding at tunnels beaches, staff helpful, breakfast good. Family room a good size. Rooms were clean.
Parking can be difficult but this is mentioned on their website and with a bit of moving about it was ok. No shower in our room, just a bath with shower attachment. Decor is a bit tired but the price, location and cleanliness can't be faulted.

Great location, free parking. Freshly cooked breakfast, friendly staff. Flexible on checking in and vacating room as we arrived earlier than expected. Would defiantly recommend to others.
The bed was very uncomfortable for my liking.... Being an old building it was impossible to leave the window open, the weights were not there ( im guessing this was something that was being looked at, as the building had scaffolding outside)
Our room was large with excellent quality furniture and bedding. The shower room and the shower itself was very large and had just been refurbished beautifully. The breakfasts were great with good quality food and served piping hot.
We loved the room but the lobby/bar (foyer) lacked atmosphere and needs either carpeting or armchairs (as well as the 2 sofas) and not the dining chairs. It was also very cold for the time of the year unfortunately so we needed some heating. Shelving needed in shower to put toiletries on.
