Excellent location for Bath sightseeing. Welcoming informative owner. Good breakfast, and clean, comfortable accommodation. Free car park permit was a bonus.
The price was steep for a room without ensuite facilities - sharing a bathroom brought certain anxieties! No working shaver point.
Good location, just a short walk into the Center of Bath. We had bought tickets for the festival and found the venues easily. The owner of Bay Tree House was very helpful, accomodating, friendly and very knowledgeble of the area.
It was very hot and we had to leave our windows open all night. It was very noisy and I found it difficult to sleep.
Modern and extremely clean. Location superb with just a 5 minute walk into centre. Excellent value for money and great communication both before and during stay.

Noisy customers at Mr D's till 2am lots of cars stopping there and people shouting, playing music and sounding car horns as they left.
Well-appointed. spotless rooms, friendly staff, convenient walking distance of all the most interesting places in central Bath, generous breakfast.
Our room at the top of the house was rather small, and on a warm night became hot with the windows closed and very noisy from the street outside witjh the windows open.

The checkin procedure needs improvement. No one is at the inn when you arrive , therefore if you have any problems or questions , you're up a creek, especially if you don't have a working phone.
Very nice B and B, breakfast was good quality, room clean, comfy bed, everything you need is here. Well located too.

10 minute walk from the centre of Bath. Denise and Phil really friendly and Phil cooks a mean breakfast. Clean and comfortable room.

Innkeepers were very helpful. We loved our attic room: it was very clean and charming, with sunlights that opened. The shared bathroom was clean and pretty and just across the hall. The price was very reasonable for Bath. We had an early morning tour and were unable to take advantage of the full English breakfast included in the price of the room but the innkeepers were very accommodating and gave the guests many privileges (Nespresso machine, fresh milk, microwave, cereal).
It was a little far from the central sights but very walkable.
Location was good, the town is great, the room was nice.
When we arrived there were no one to receive us, just a voice to say they didn't live in the B&B and were was the key to the room.

Breakfast was the best we had on our two week trip. Closer than I thought it would be to walk into the centre of bath. Overall friendly owner and rooms were great. Shared bathroom was not a problem and worked well.
Didn't realise we would have to climb two flights of stairs with our luggage.

The owners are very open-hearted, kind, loving, you just feel only good hands.
The location was excellent. The rooms clean and comfortable. Every effort was made to ensure guests were comfortable. There were lots of little details such as a good selection of teas etc in the room. A fridge with milk for the guests and flasks to bring milk up to the room. We shared a bathroom with our friend and that was fine. There were quality toiletries and the shower was a good temperature. Beds were very comfortable. We are all middle aged and frequenters of b and bs, and this is a good one.
Our double was cosy and fine for us, but perhaps some might find it too small. It is on a main road and so traffic is noisy. I didn't notice it much by the second night. It is a city after all, and with that in mind it is much less noisy than other city centre venues.
Great location, It was within walking distance to town , and had parking. Very friendly , highly recommend it.

the place is just lovely! the host left very clear instruction to use the facility, and the rooms are wonderfully cute! breakfast served in a very traditional English way and taste dilicious, host Louise was extreamly helpful and nice, can't thank her enough.STRONGLY recommend it.
