Clean and tidy, very comfy bed.
Bathroom had bath but no shower. Little bit skimpy with the cooked breakfast portions (1 piece of bacon, 1 sausage etc) but will give you more if you ask.

Excellent breakfast, you would be hard pushed to leave hungry! Hosts very good, very clean and all comforts taken care of. We had a lovely room with a balcony! Very happy to recommend.
WiFi not great, we struggled a bit but it wasn't a major issue for us as we don't go away to spend all our time accessing the Internet!

room was very clean but i found it a bit small as we were at the top as i am 6ft tall but dose not really matter we had a very nice stay
Staff (owners) were very pleasant and anxious to please. We had a first floor room with large balcony providing great views, which we would recommend. The room was spacious with good seating. An excellent choice was offered for breakfast.

A warm welcome and Angela and Mark run a good quality Guest House. Good location for exploring Eastbourne and the surrounding area. Clean, tidy and well presented the accommodation is accurately described in the details when booking on-line and therefore we were not disappointed.
Nothing to dislike
Choice of menu for breakfast was good. Location was excellent.
One flight of stairs to the top floor were very narrow and awkward with suitcases.

We enjoyed the sea view from the second floor. Good windows: even though our room was facing the road along the seafront, any traffic was merely a background hum and did not bother us. Comfortable bed, very clean room and bathroom, tasty breakfast (particularly liked the tea and the smoked salmon), street parking in residential area relatively easy even when spaces at guest house are full. WIFI reached our room (better than advertised!).
If I want to be really, really picky: 6 parking spaces for 10 rooms means you might not get a space on site at busy times. However there are no parking restrictions or charges on surrounding residential streets around the back, so we found a space only 5 minutes walk away.

No handrails in bath . Road noise in bedroom. Steep stairs to upper rooms.
Good location , convenient availability of off road parking , Welcoming Owners. The room at £68 was reasonable value for the last week of August . The comfort and facilities provided were acceptable for a one night stopover .
Room 8 in the eaves , consequent restricted head height, a tight fit for a double room . Large bathroom , but again with restricted head height to washbasin in corner. No standup shower , hand held over the bath. Room and furniture a little tired. Based on the other very positive reviews for this hotel , my assumption is that room 8 is not reflective of the other rooms in the hotel

Loud snoring from room next door. No WiFi reception in room or in sunroom downstairs.
