Situated on Eastbourne's seafront, this friendly, family-run 4-star guest house has free Wi-Fi and free parking. The town centre is a 10-minute walk away. The Bay Lodge B&B offers clean and comfortable accommodation. There are 10 rooms, all with en suite facilities with either a bath or a shower. Some rooms have views of the sea or Pavilion Tea Gardens. A full English breakfast is served each morning, with lighter and vegetarian options also available. Breakfast also includes fresh fruit, cereals, yoghurt and juices. There is a licensed honesty bar with Sky TV and a sun lounge, where guests can relax. There is a private car park at the rear of the building with 6 spaces available for guests use. Parking is also available, free of charge, on the roads at the sides and rear of the property. Please note that there are 2 flights of stairs to the rooms on the second floor, and there is no lift or disabled access. There are also no facilities for smokers. Hotel Rooms: 10

I had read the other reviews and spoke to the owner. I was not disappointed the hotel owner was friendly and the place was spotlessly clean. The room had a great shower and a comfy bed. The breakfast room was welcoming and the breakfast tasty.

Initially, the location and the price, but the proprietors were very welcoming and good at their jobs and made our stay (which was for one of us to attend the hospital for a cardiac procedure) easy and pleasant.

The owners were very friendly and helpful. Parking at the rear was a boon and most of the parking in Eastbourne is pay and display. Bed was a bit too bouncy for my liking. Sea view for our room was somewhat restricted.

Nice hosts, really clean rooms, good shower, fab breakfast, cosy family feel, books/games to borrow, nice spaces to sit, entertaining breakfast chats! An all round great place to stay. Just wish it had been slightly closer to the conference venue, but no fault on the part of Mark n Angela!! Thoroughly recommend it. It took us a while to work out how to make the radiators hotter but once that was sorted all was well!

The bath/ shower set up was a pain, need to put a curtain around the bath unit and tile the bathroom, it was a pain trying to wash and not damage the wall with water.

The family room was excellent, the children had their own room so they could be put to bed earlier, leaving us to watch tv. Breakfast was fab, children enjoyed this as much as us.

Just away from the centre but close enough to access the main town, buses, trains and with a sea view and balcony. The owners were 'just right' - friendly and helpful all the time and generous spirited-there was a nice atmosphere all the time

Extremely welcoming. Room was very clean and comfortable. Breakfast was excellent. Very good standard of accommodation for the price. Very near to the beach, but just far enough away from the noise of central Eastbourne, which was a pleasant walk along the promenade.
