comfortable bed nice decoration vegetarian option offered I would recommend more choices for breakfast (toaster, bread, jug of milk on the buffet).
breakfast (they did bring cup of coffee but it tasted like water, very low quality buffet for 10£) noisy staff, we had a girl right behind us collecting plates and cutlery so we were unable to listen tv or have a chat. We booked family room but they gave us just double room as ours was not available.
The Annex is situated at the back of Bay tree house. The owners are very friendly and welcoming. The Annex is small but comfortable and warm, the place was clean and in good decor.
The annexe was everything you could want for televisions in all rooms they even provided DVD's to watch. Staff always polite and smiling. Fantastic choices of breakfast
Access to the annex dark up a back lane, and having to walk round the corner to get to main house.
The room was a very good size with character. Bed was comfortable and slept very well. At breakfast I was met by friendly staff and the food... 10/10!! I can only recommend this hotel.
Could have refilled the biscuits in the room.

Very cosy and fantastic for a family of four or five. Warm and friendly owner and staff. Breakfast was lovely. Would highly recommend. Delicious home made jams and marmalades.

initial reaction was what a lovely spacious room,great decor and looked nice and clean
was told boiler not working but had heater in room, fortunately it wasn't cold. tried to turn on tv but no control, had get owner who then told us previous occupents had taken it! He did take a tv off the wall from another room for us and rested up against the wall. after we returned from our night out i went into bathroom to clean my teeth and out of the corner of my eye i saw dirty water bubbling up from the shower. Had get owner up again to room as we didn't want to use the shower, was told he knew about the problem but was ok to shower and the water would eventually drain, we told him did not want to get in the shower the way it was and to stand in dirty brown water that had bubbled up plug hole! said he understood and the room down the hall was vacant so we could use their shower, unfortunately i could get no hot water! by this time it was well past midnight and we just wanted to get into bed. Without a shower! Next morning i used the communual toilet opposite our room only to find out after that toilet system was not connected and wouldn't flush! They did take £20 off bill but to be honest i feel they should have taken off a lot more, infact they shouldn't be letting the room at all until all the drainage problems are solved. such a shame because such a nice room
Easy free parking,lovely big room,slept well. Nice breakfast eg homemade cheese and parsley bread with scrambled egg and bacon. Friendly and helpful.
We weren't,t bothered but it's a bit of a hike to the seafront - only two minutes by car.
the b&b was loverly tea and coffee making facitlities in the room were really plentiful the room was lovely the staff were really friendly and the breakfast was great will go back again
We booked the annexe as travelling with our 19 year old daughter. We've been travelling to lowestoft to see family for 20 years and wish we'd found this gem years ago. Makes a change from the many beige hotels and b&bs out there
Very friendly hostess and staff, clean rooms which were large and not cramped. Food was excellant with a good selection. Easy to get to the town either by bus or walking.

2nd time I stayed - friendly place with great home cooking.
Liz made us all very welcome and the girls at breakfast were so friendly and professional in their manner. We all loved the pugs, guinea pigs and bunny! Such a beautiful house with lots of thought gone into the renovation. Overall service excellent with wonderful breakfasts. Look forward to returning for a longer stay.
The room was very clean, well decorated and comfortable with nice extra touches such as range of teas, coffees and biscuits and a chocolate placed on each pillow. The staff were all very friendly and helpful. The food was home made and extremely good value. Parking outside and quiet area.
Our stay on the top floor would not be suitable for guests with mobility problems.
Lovely modern place & really friendly helpful staff, amazing breakfast with lots to choose from.
We had a shared bathroom which was ok but needs a better flush system on the toilet as we were greeted with a not so pleasant view some mornings.

the hotel was just so homely and welcoming with delious homecooked puds and breads daily and lovely breakfast 5star all the way
having to leave that soooo comfy kings size bed behind it was like sleeping on the clouds
Breakfast exceptionally good
We had a lovely stay here and as a family with young children holidaying with Nanny staying in the annex was perfect for us. The breakfasts were fantastic as were the evening meals. We will definitely go back our young son cant wait to return and is already saving his pocket money ready!!

Creaking floorboards - a carpet covering the entire floor would have been more comfortable.
Loved the look of the place with all it's little bits and bobs. My daughter loved the rabbits that were outside in the garden. The breakfast was nice with a good selection and the room was huge. We were close to pretty much everything and staff were friendly.
When we booked I was told we were on the ground floor and the ensuite had a bath which was great as we had a young toddler. We got there and was on the first floor with a shower. On arrival we were waiting 15 minutes before someone came to check us in ( after several loud hello's and ringing of the bell). our room was ok but dated and in need of a face lift, the window was broken and several spotlights in the bathroom were broken. The owner had 4 pug dogs which are kept behind a secure gate but they got out on one occasion and came bundling towards my daughter. because we were travelling with a small child we didn't think the b and b was appropriate for us and decided to leave before we were due to.
