Comfortable modern room, not far from the city centre. For the price it is amazing.
Could be a bit cleaner.
Free shuttle bus to town, which was too far to walk. Close to good restaurants and to arboretum. Good offstreet parking (which you have to pay for).
Lounge and wifi in different building from bedrooms. Rooms are cramped and VERY stuffy; neighborhood is trashy. Shower only, no bathtub. Reception is just a desk in a hallway.
-20 min walk to Princes St. -Had a free shuttle to town. -Good value.
No kettle in kitchen, would be worth putting mini kettles in room.
Cheapest accommodation in town we found during the fringe. Nice walk into town with nice cafes c. 10 mins walk away. Basic but sufficed for our stay
Overall room clean but when we checked in there was water all over the floor in the bathroom.
The staff at the reception are friendly and helpful. We also liked the shuttle bus they offer, although we are not informed about it on arrival and it took several days until we find out about it, which cost us extra quids for taxi journey.
There was only one coin-operating washing machine and it was out-of-order. The staff in the building with laundry room was inpatient and unfriendly, and she just told us to get a card even when we are not permanent resident of the buildings. I would say asking the short-term guests to buy a card to have access for washing machines is too much. In the end, we had to go to the laundry elsewhere which was a great inconvenience. As well, the fan in the bathroom are sensor-operated, thus it did not turn off straight away. The noise from the fan was quite annoying especially during the nighttime when we were trying to sleep.
The staff was not friendly or helpful, they behaved me as I had to stay there, so I had to accept everything. I never never recommend!
Shuttle bus service was invaluable, very prompt and efficient. Having ensuite and a kitchen was also good, but see opposite..
We appreciate that this was budget accommodation, but no kettle in the kitchen was a nuisance. And there were no cloths to wipe up spills or dry dishes with.

A bit far from the centre of the city. It can be stuffy and feel cramped if unprepared. Bed not so good.
Secure room and secure car parking, very nice shower, kitchen and room quite clean.
Poor staff attitude. They sat on stairs doing nothing while hall dirty. Clean linen stored in piles on dirty floor. Expected to make and unmake own bed. Booked towels for £5 and told this only meant 1 towel when booking was for 2 people!!! Arrived after booking.com check in time and told later check in time than on our reciept. Insufficient kitchen utensils for self catering for 4 flats. No kettle -asked for 1 but told 'oh yes we have more kitchen than kettles we will try to get you 1 -and 1 never arrived'. Bed 4ft and not v comfy.Room tiny! Bathroom fan stayed on for ages so could not get to sleep and tried not to use toilet at night or would wake up partner and next door flat occupants. Fire door bang shut and wake you up when people come back late at night. Free shuttle bus not working 1st 2 days of stay. Hadc to duck under cordon to access flat on 2nd day as electrical work had started.
You have to make your own bed. The room was dirty. We had a flood in the bathroom, ask twice for help at the front desk and never got help. Not even a mop.
Free shuttle service , shared kitchen with all utensils .The hotel is not that far from the city center ( 15-20 min walk ) . Neighborhood is quiet and safe.
You have to pay for the towels , for this price they should be free. Bed is too small for two people ( 120x190 cm ) as well as a bathtub . It is often noisy in the hotel. Unpleasant smell in the hall leading to our room . Good as a students' accommodation but as a hostel definitely overpriced
The price was good for the distance to the city centre (about 15 mins walk), especially seeing as the shared kitchen etc. allowed us to save money on meals. Loved having an ensuite too, despite not being able to turn the sensor off.. Most of the staff were really nice, but they did mess our booking up and had us checking out a day early on their system. This caused a massive panic when they essentially tried to throw us out a day early, but they were helpful and it was sorted in the end.
The windows would only open about two inches because they all had safety restrictors on them - this made the stay REALLY hot. Also, the light and (loud) extractor fan in the ensuite was on a sensor and couldn't be switched off, so when one person got up in the night they were guaranteed to wake the other up. As a light sleeper, this was a nightmare, especially when combined with the heat.
Bathroom fittings were quit ok, which means something in the UK.
The size of the rooms and mainly the size of the beds. Not enough plates, glasses etc. A flat for 5 students is rented for ten people...

Room description of a double room, bed was only 3/4 if description at booking had made that clear we would have booked two rooms. It spoilt it for us being squashed in bed and we didn't sleep well. It was good value and we wanted the choice of having more room

There seemed to be only two cups available for all the rooms in our flat which meant you had nothing to drink for breakfast! We had no bedsheets until six o'clock in the evening and had to make up our own beds.
Good, quiet location a brisk 20 minute walk from Waverley station. Good kitchen but limited crockery,utensils etc. Tesco branch just around the corner.The place was well kept and bathroom spotless. Very good value during Edinburgh Festival.
Lack of bathroom or bedroom bin and bath mat were puzzling. Irritatingly noisy extractor fan in ensuite which stayed on for 30 mins. The mattress was thin and could feel the springs through it (and I'm 56kg)- as it was hot we slept on top of the duvet and I got another duvet cover from reception to act as a sheet so did sleep ok. All linen looked new as did the duvet.
tiny dirty noisy rooms way below expectations. Forget to have your money back if windows do not close as they should.

The room we had was clean and comfortable. Even though we were located on the ground floor we were able to sleep well because the street is quiet. The staff were also helpful and the driver of the shuttle was so lovely. The hotel is located an easy 15min walk from town and there are many bus stops located close to the accommodation (I've placed that in bold beause it appears that people who have reviewed on this page are under the impression that the shuttle is the only option!). I think the hostel is good value for money because in August the accommodation prices in Edinburgh are very high. There are many good cafes (and a large Tesco's) nearby so it is worth having a walk around - you may be surprised as to what you'll find.
Just two small points - The exhaust fan in the bathroom was quite loud and as it is operated by a sensor it does not turn off for 30 mins. Although annoying, this is understandable as there is no ventilation in the bathroom otherwise. Also, I was a bit surprised how dirty the carpets in the hallway and kitchen floor were - a simple vacuum of the flooring would of made appearances to much better!
Not much. It was rudimentary lodging.
The cost in relation to the quality of the lodging was much too expensive. Booking.com should have negotiated a better price than 172 pounds sterling for 2 nights. Location was not convenient either
Terrible bed. Hot unable to open windows fully. Noise from people outside. Room was only suitable for one person under 18 years. Had to pay for towels.
Staff nice but no local knowledge. There was a good local bus service but they didn't know about it. No local info at all. Our room had leaky smelly loo and blocked shower - it should not hae been let out.
