Certainly not a tree stars guest house. The b&b doesn't correspond at all to the description and pictures of booking.com website. Very dirty, old rooms, very rude owner.

The host was brilliant and very attentive , staff very friendly and the brestfast was also very good, We would be stay again if we visit York again Nothing to complain about

Had a lovely welcome from Melissa who we didnt see until the next morning. She had left our room keys and car parking ticket and we were able to let ourselves in after speaking to her on the phone - via the front door keypad. Had booked two singles and we were upgraded to two doubles which were comfortable and warm. Had read comments about the size of the ensuite bathrooms - which were small but plenty big enough to do the necessary ! The breakfast was excellent - lovely home cooked food warm and fresh. Dont go here if you are looking for a hotel experience ... it is however a lovely b & b within walking distance of the city centre and if thats what your looking for I couldn't recommend anything better. Nothing to do with Beckett Guest House - but was woken about 4am by fellow guests arriving in and bouncing up the stairs.

From the start of our stay at the hotel it was a great impression. As we checked in the staff were very friendly, the place was very inviting and cosy. Our room was very clean and well set out. One thing I always find when going to a hotel is that the bathroom and bed is not what I expect but the bed was great and the bathroom was good but small in size which really improved my stay. The food in the morning was good but the location was just perfect for us.

A comfortable, compact single room. Melissa is an excellent hostess, welcoming, friendly and full of useful advice but not intrusive. The breakfast was first class with a good choice and well cooked. I would recommend the Beckett to anyone. Nothing I disliked.

The breakfast was excellent We were disappointed with our stay at teh Beckett. We had no hot water for a shower. The state of the room was not so good as the carpet was quiet worn in our bedroom.
