A friendly and family run guest house right next to the city centre. The landlady Melissa is helpful and enthusiastic. The ensuite room is rather adequate for single or double occupancy, with coffee making pot and Wifi available free of charge. The breakfast is outstanding.

We have been to the hotel once before and as always enjoyed our time there, very clean and great breakfast. All staff very friendly and make you feel at home. Just a short walk into york

The breakfast was good. The room was small, the bathroom was the size of a cupboard and it wanted more than a makeover. The bed was uncomfortable and the matress was lumpy. The overall decoratrion was in need of attention. I would not recommend this Guest House to anybody.

The whole place looks like it is falling to bits.Asked if we could leave our luggage on day of departure and we were told to leave it in the dining room.Owner was going to be out so we had to let ourselves in to get it using the door code.Door not very secure so wasnt very happy about the security of our luggage. Had to pay cash even though we had given card details when booking.Very noisy due to people above us.Bathroom the size of a cupboard and no hot water from shower.Disgusting place.

Warm family-owned place with kind, friendly staff. Great breakfasts made with fresh local produce. Excellent value for money! The only thing was the bed was slightly lower at one side than the other - minor issue though!

Certainly not a tree stars guest house. The b&b doesn't correspond at all to the description and pictures of booking.com website. Very dirty, old rooms, very rude owner.

Had a lovely welcome from Melissa who we didnt see until the next morning. She had left our room keys and car parking ticket and we were able to let ourselves in after speaking to her on the phone - via the front door keypad. Had booked two singles and we were upgraded to two doubles which were comfortable and warm. Had read comments about the size of the ensuite bathrooms - which were small but plenty big enough to do the necessary ! The breakfast was excellent - lovely home cooked food warm and fresh. Dont go here if you are looking for a hotel experience ... it is however a lovely b & b within walking distance of the city centre and if thats what your looking for I couldn't recommend anything better. Nothing to do with Beckett Guest House - but was woken about 4am by fellow guests arriving in and bouncing up the stairs.

From the start of our stay at the hotel it was a great impression. As we checked in the staff were very friendly, the place was very inviting and cosy. Our room was very clean and well set out. One thing I always find when going to a hotel is that the bathroom and bed is not what I expect but the bed was great and the bathroom was good but small in size which really improved my stay. The food in the morning was good but the location was just perfect for us.

A comfortable, compact single room. Melissa is an excellent hostess, welcoming, friendly and full of useful advice but not intrusive. The breakfast was first class with a good choice and well cooked. I would recommend the Beckett to anyone. Nothing I disliked.
