5 minute walk to the City. One week before we travelled over from Germany, we received an e-mail that there will be no reception and no breakfast due to change of manager - all doors are accessed per pin code, however we meet about 4 people that couldnt access thier rooms due to the codes. Being no reception, there was nobody to ask how to get in. We were there for 2 nights, after the first night we had no coffee, milk or sugar left, there was no housekeeping for the two nights, which seemed very unnormal to us.

Location - close to Norwich Centre The management has changed and the hotel no longer has a Reception or Breakfast Area. Codes are given to guests to access bedrooms - our code did not work. Found our stay comfortable but impersonnel with no staff on hand. Customer appreciation and service is somewhat lacking at present.

The rooms were clean, beds were soft, staff friendly, and prices were the cheapest we found that close to the city. The toilets didn't flush very well, but not really a problem.

The freshly cooked english breakfast. We were given a room with a bathroom for a disabled person. The mirrors were too low for us. The next time we stay there I will check on the mirror situation.

The hotel consists of three listed buildings within walking distance of the city centre and just off the ring road for easy access. My room was located in the building set away from the road with a fantastic view of the cathedral next door. In the evening I was entertained by fireworks and Christmas Carols from my window and in the morning I woke to a view of the snow covered gardens and cathedral. Best city view I have ever had! Thank you Hotel staff had forgotten to check the drawers in the room and the previous occupant had left some clothes and corn flakes!! behind.

The cooked breakfast was very nice and service at breakfast was pleasant. The staff at the desk were professional and polite. The room was quiet, well away from the road. I should have liked it if the shoe cleaning polisher at reception had been in usable condition. It was dried out. I recognise this is a complaint but seems a valid point to make. I didn't understand why the cooked breakfast seems sometimes to cost extra and sometimes to be included in the price of the room, but couldn't bring myself to haggle about such a matter. I think the en suite facilities are perhaps due for an update.

Fabulous location, very near to the Lanes and the City Centre but yet far enough away to not be in the thick of the bar/pub culture. Very near to the beautiful rc Cathedral and also right on the short bus route to Norwich Uni (the uea) if you're visiting to see a band in concert (as we were), we even walked back and it took about 45 mins. Also, the breakfast is to die for... Generous, varied, good quality and thank you to the lovely lady who served us with a genuine smile. All in all a wonderful little hotel, which also has on site parking and a plantation garden too...

The bed. It was very comfortable. The shower was ridiculously slow so I did not bother having one in the morning, despite I needed it! Also the television was far too small.

Its an ideal location on edge of town. It was warm and functional for two night stay. Beeches cafe 91 was fabulous for breakfast Noise from people upstairs due to nature of building. It had really squeeky floorboards. Also each time they flushed chain to the toilet it woke me as water filling system very noisy

Very helpful staff. Nice quiet room. The post code takes one to the wrong end of the road which is four miles long. The hotel was very close to the cathedral so this could be added to the description.
