Staff were very friendly and the breakfast was excellent.bed was clean and comfy, en-suite was spotless.
the building could do with a makeover rooms could do with new carpet and decorated, room smelled a bit damp. on saying that it was fine for our one night stay and i wouldn't hesitate to book and stay again.

Two small matters which was disappointing to an otherwise lovely B & B - Place mats on breakfast table looking very grubby. Complimentary tray had no biscuits or chocolates just the empty packets! I'm sure this was just an oversight. Didn't have time to bring it to staff attention,

Our room had been used by a smoker - which I think was against guesthouse policy so not their fault. Bed could have been a bit comfier, but it was OK. The decor and fittings are worn in places, but functional.

Staff very friendly, chatty and helpful. Good wifi connection in a very comfortable room and the breakfast in the morning was first class, well cooked well served and plenty of it!
The bathroom was in need of a bit of a refurb, and the lino on the floor was a bit of a mess, not particularly well fitted and had a couple of holes in it. Not really a problem and the room was very clean so it didn't really put me off.
Breakfast was good
Shower wouldn't stay clipped to wall, so had to hold it whilst showering. This was the same in both rooms we had. In need of repair and refurbishment.

Booked on internet for one night at Beechfield but on arrival was shown to the same owners property next door called Ashfield. This place could be likened to a badly rundown hostel. We spent as little time as possible inthe place. Got up for breakfast to be told there were no eggs left. This "guesthouse" deserves no place on any self respected web site advertising accommodation.

This is an old property much in need of TLC on the outside. No TV in room.

Damp holes in bedroom walls and ceiling, leaky toilet, mould in bathroom, filthy dirty carpets, dirty looking towels and sheets, very creaky floorboards, especially in the room above ours.
The facilities were clean and neat and the breakfast was good and served promptly. Coffee and tea making facilities in the rooms were nice. The beds were comfortable and the linnen fresh,
The place is run down and needs some serious attention. Lots of maintenance is needed. Walls are cracked and the paint flakes off in some places. In one of the rooms, the windows would not open and the TV did not work. One of the staff members were approached for assistance and we were just told that she was aware that the TV in that room was not working and the matter was not pursued any further. We were referred to the communial lounge where there was a TV set.... We found used cloths in the basin and one of the bath's handles were broken off and laying on the side of the bath. The walls in the other room were so thin that one could hear the conversations in the adjacent room, while being in the bathroom. Not nice!! I felt that serving breakfast only from 08:00 was a bit inconvenient especially if one wanted to leave a little earlier. Beechfield Guesthouse really has a lot of potential but lacks maintenance and therefore one would not expect to pay the rates that we paid.
Size and friendly staff
Very out dated and work up to the hole place smelling like the cooked breakfast. We were on the top floor and our clothes smelled of bacon all day!
