Nothing there to like.
No towels in the room, could not open the window, just a bad place to be, thankfully we only booked for the one night.

We had family room on 4th floor with nice view over water of Leith. It was spacious and quiet, facilities basic (no hairdryer) but fine, with room cleaned daily even when we were a bit late leaving in the morning. It is a nice quiet part of town within easy walking distance of everything.
Downstairs was grim. We didn't eat there and wouldn't have wanted to. It is undergoing refurbishment and really needs it. Staff were helpful as individuals but it all seemed a bit ad hoc, not as if they were well supported. Rooms lower down and near the road looked like they would be noisy.
Unhelpful Staff, Dirty,in need of a total overhaul, in 10 days travelling from John O'Groats to Lands End this was our most expensive and worst Hotel by far.

everything! Didn't get the room we actually booked. There were spider webs in corners of the room. Cracks on the walls. The place was smelly and in general was not worth 145 we paid to stay there. Wouldn't stay again!
Location by river and closeness to city.
Attitude of staff (rude and disrespectful) Did not inform about Parkin fee on arrival and when asked why not (after receiving a fine) was told "you can read" When asked about phone in room or air conditioning young "man" said this is how it is in all budget hotels. Felt being talked down to. Room not made for two days Plastic drinking cups not changed
Poor location, faded rooms & ours (on the ground floor next to a busy road with a footpath right outside the window) did not have a curtain, simply a cheap black out blind. Many Cobwebs, that had clearly been there a long time! Poor Housekeeping generally with light bulbs needing replacing, dirty cups in the room and little in the way of comfort expected of a Hotel no matter how 'reasonable'. This was basic.
Distance to city centre. Receptionist was very friendly and helpful.
We stayed during the fringe festival which was obviously going to be an expensive stay but for the quality of the hotel and room- I was shocked. This is the worst hotel room I have ever stayed in for the amount of money we paid for the two nights. The hotel itself is situated in a great area, close to the city centre. The rooms however were very dark, ours was very noisy next to the busy road. The room was very dusty and didn't feel clean. There was mould on the ceiling of the bathroom and the bottom of the shower curtain was a filthy brown. The bed was terrible, I could feel each individual spring when lying down.

Hotel wasn't clean. Our room needed a complete deep clean and daily cleaning and fresh towels would have been appreciated.

They are renovating some of the rooms working 7 days per week,dust everywhere.Very poor seating in the lounge area.Car parking non existent most of the time as the hotel don,t control this.
Cleanliness was appalling! Hairs in bath, in sink, down the toilet, on the walls! Bed had metal spike protruding! Got an upgrade-only difference was 2 cushions on the beds! Broken bed, broken electric socket and dust, dirt and cobwebs everywhere. Filthy!

V expensive in view of facilities. Cleanliness poor in bathroom & skirting in bedroom, no under sheet on bed, trimmings badly maintained & tatty. Overall disappointed
They are busy renovating the hotel which gives it a lower rating at the moment. We didn't find our rooms very clean.

Building work and a lot of dust about the place
The hotel is only few minutes walk from city centre.
First this hotel should not be operational because its under renovation.
Seemed to be dried sick between the beds. My daughter was so upset when she saw the room.
