We enjoyed the location and were fortunate to have a large sea view room. The choice at breakfast was good value and well presented.
This should not be advertised as a boutique hotel, as described in the hotel's own brochure. It is tired , needs refurbishing, double glazing to combat the condensation on bedroom windows. The dining room is far too small and cannot cope with the number of guests. There are too many small bedrooms crammed into the house, a shame, it spoils the general feel.
We liked the location of the hotel and the size of the room, the room was clean and fresh bedding and clean towels. Lovely view from our room. The breakfast was lovely.
The room we paid for was a deluxe, we got in the room and it had 2 single beds, I went to reception and the woman apologised and advised she would call housekeeping. We were going out for a walk and she advised us there was noone until tomorrow, or if it mattered she would do it, but it was said with reluctance. It was a present for my boyfriends birthday, of course we wanted the kingsize bed. It was done for us, but as it was 2 singles zipped together the centre of the bed was very uncomfortable. The bathroom was totally unacceptable, you burnt yourself on the radiator and has to be a contortionist to be able to do anything in the bathroom. The breakfast room was very small and some customers had to eat upstairs in the bar.

Room had everything you needed but had no extra space around bed etc. Bathroom was ridiculously small, if you were a large person you wouldn't fit in! Dining room was below ground level and again was too cramped. Pity, as property had been refurbished very nicely and location was excellent.
Plenty of tea and coffee available. Good choice of menu. Waiting staff very pleasant and efficient.

The room was in the basement - no outlook. Too close to kitchen and restaurant.
After booking the hotel I then read the reviews and panicked... but it was completely unfounded and I'm beginning to think that other guests travel with a magnifying glass and an agenda to pick fault. On arrival we were greeted with a huge smile and a great welcome. We were directed to room 7 (family room, top floor with a sea view). The room was very well equipped (two single beds and a double), a clean shower-room and lots of tea, coffee, hot chocolate, biscuits and multiple pots of milk (far more than you get in large chain hotels) which was wonderful. The room was very clean and the beds were immensely comfortable. That night we were unable to find anywhere to eat in Aberystwyth(!) and ended up getting Dominos pizza. We asked if we were ok to eat it in our room and were told (again, with a big smile) that it was perfectly fine and not to worry about the rubbish, the cleaner would sort it in the morning. Breakfast was ample, tasty and more than suitable for a family - cereal, yoghurt, toast, hot breakfast. I cannot recommend this hotel enough - it was perfect for a family of four who wanted a relaxing break in a lovely seaside town.
MINOR issue: My husband was able to get wifi on his tablet but I only achieved it once.
It was very clean and the breakfast was good. The staff were very friendly.
The bathroom was very cramped, hardly anywhere to put anything and if you moved you knocked yourself. Not enough hanging space or drawers in the bedroom. It was very noisy outside at night, with drunks walking past at 5 a.m, though that wasn't the hotel's fault.

Receptionist very helpful and rooms were great. Breakfast was quite adequate and plentiful.
Breakfast room was very cramped and full of cooking fumes making it claustrophobic. Communication breakdown meant that my daughter waited in the lobby 9 hours to be transferred to associated accommodation by the owner, without use of a toilet as it had broken down and no other was offered.

Paid top dollar for a tiny double room, (beware of room 10). Was difficult to get past the bed to the toilet. Room was ground level, front of hotel, three paces from reception desk. Nice to hear the sea, which is just across the road, unfortunately we could also hear the drunks on the promenade just outside our window. Could check wind strength by observing the amount the curtains blew via the leaky window. We will avoid this place like the plague in the future. Googled the hotel after returning to civilisation. It was locally rated as 24th out of 27 surveyed! Must have been a different guest house from the palace like description on booking.com

An excellent seafront location and sea view. The staff were generally OK (some better than others - the breakfast waitress was very friendly and helpful). Aberystwyth is a really nice seaside town.
We paid for a 'deluxe room' - the photo showed a good size, double fronted room. The reality was rather different - a very small room and a tiny, tiny bathroom with a miniature sink. The bathroom door was a sliding type which was in die need of oiling (really stiff and noisy) Breakfast: The breakfast room was tiny and crowded, so every few seconds someone bumped your elbow as they tried to get to the buffet. The sausages seemed really cheap and nasty. It was a bank holiday weekend, so that accounts for some of the price hike, but the size and quality of the room and the quality of the breakfast did not match the price.
We were in room 10. Bed was clean room was clean and bathroom was clean. Two sets of white fluffy towels on the bed on arrival. Receptionist helpful and friendly.
Tiny bathroom. We've had bigger bathrooms on our cruises! It would not have been a suitable room for wheelchair users or disabled persons. Small breakfast room 6 tables with 10 bedrooms so was a bit of a squeeze!

There is a lot of room for improvement. Poor wifi, breakfast room in the basement is really not suitable for the purpose. No hot water in the taps.
A great view from our room as we overlooked the seafront. The room was well equipped and the staff very flexible in accommodating our needs. We were lucky to have a reasonable size room, some I think were smaller.
The windows don't hold back the cold sea breeze or the noise from the prom that went on until well into the early hours - secondary glazing would help!

I found the hotel very clean, with plenty of hot water and a comfortable bed. The staff were friendly and the breakfast reasonable. The location was great.
The whole place was quite small, with the bedroom crowded with furniture. The back yard, which I overlooked, needed de cluttering and pigeon deterrents needed on the windowsills. Some of the light bulbs in the foyer area were out. The dining room was in the basement- would have preferred a sea view over breakfast! I also felt it was overpriced. If it had been billed as a B & B with lower rates I would have felt I had better value for money. Some of the above could easily be sorted and would make a big difference.
Very small rooms. Don't book deluxe room it's still very small. Staff have poor people skills. Far too expensive.
