I loved Room 4 it was excellent, for a B&B the room was tidy, spacious, and well decorated and the views from the room overlook the bay and they're great. Staff are really friendly too - i have stayed there 3 times now and its a decent hotel. Would i stay there again ? - most probably i would !. improve the breakfast experience and it would be a DEFINITE !
I stay in hotels as a by product of my job, so i tend to think i know what i am talking about (and what i personally like). the only bit about the Belgrave i don't like - and where i think there could be improvements are in the breakfast side of the business. The breakfast is ok but what i dont like is the method the bacon is cooked as it seems like the bacon is cooked in water and also the sausages seem to be a cheap brand and mushy to eat(no substance). When waiting for my breakfast on this occasion the milk and orange juice jugs were not filled up in the 30 + minutes we were in the breakfast area and were "empty" despite staff being in and out of the small breakfast room i can understand the waste factor but if it is not there you cannot use what you want. Additionally one person had to wait 20 minutes as eggs and bacon were not available at the buffet. staff brought the eggs in first and then the gentleman had to ask for bacon (so another waiting period), yet staff were aware of 5 people in the breakfast room at this time. Maybe this was a one off maybe not but i still think a little more care and attention to detail would maybe make this B&B a fantastic place instead of an Okay place.
Location is good
Room was cramped with no space to put stuff. Shower room was no bigger than a broom cupboard. Wanted to leave after the first night but as we had paid £180.00 for 2 nights we stayed. Breakfast on 2nd morning in a different hotel a walk away. Sea View was good but window locked unable to open. Condensation bad.

Missing staff for half of the stay. Shower drain was blocked, and if in shower for longer then 5min water would start overflowing out of the tub. Sink was cracked, various holders (toilet paper or towel) were broken or just hanging on the last screw. Shower had no pressure (hair washing was almost impossible). Also breakfast was served 5 min walk from the house, in different hotel. On arrival there was no one to welcome us in, not even let us in, house was closed and we had to call them and wait to let us in.

No staff available to greet us on arrival, or seen at hotel during stay, key left in envelope at closed reception hatch. Lack of maintenance i.e. to the on suite sliding door making it difficult to open and close, draft through window, not adequately heated for time or year, damp on ceiling, front door lock very difficult to get key in lock. Room 5 very small. Inconvenient having 5 minute walk to sister hotel, Four Seasons, this time of year and in the morning to have breakfast.

We loved our "family room" up on the top floor of the hotel. A terrific view over the waterfront promenade, waves crashing, and a cozy, comfortable room for 3 of us (best for short people, with the dormers and lower ceiling). Great wifi, delicious plentiful breakfast, comfy sheets & bed!
The space in front of the sink was only for short people with the low roof, but the shower was full height.

It was my 2nd stay so felt homely.Staff were friendly . Excellent location.Could hear the sea.

I had read previous reviews, some of which were quite negative, so approached the place with caution. I am pleased to say we were pleasantly surprise at how nice it turned out to be. We stayed in room no 1 which had lovely sea views. It was very spacious, had a variety of complimentary drinks and lovely ensuite bathroom. Ideally situated for the shops and pier. It was enjoyable to sit and watch the world go by! It had a lovely lounge and bar area if you wanted a drink and friendly staff.
The breakfast was self service and the food was very nice. The only down side is that the downstairs breakfast room was very small and we found it difficult to eat in comfort and a little claustrophobic especially when other guests were eating at the same time. Its a shame really because it lets down what is otherwise a very nice establishment.
The location is excellent provided you like the noise of the waves which I do. Room was clean & comfortable & the breakfast was tasty with quite a choice.
There are a lot of steps to all rooms except one which could be a problem for some people. The bathroom is VERY compact. Some facilities mentioned were not actually at this hotel but their sister one.

WIFI stopped working in the morning, no one to ask to reset it. Would have preferred to have had a choice on cooked breakfast rather than majority meat-based selection on a bar.

Unwelcoming reception, I booked a disabled room. Cramped, difficulties entering toilet/shower about 10 inches between bed and toilet door, entering the room was difficult due to the double doors, not for the disabled. noisy, PAT testing 2 years out of date (unlawful I will be contacting local authorities). did not have breakfast as I was made to feel unwelcome when I complained about the room. The hotel could be dangerous due to un tested electrical equipment. over expensive for the room size. Don't go there if you want a good time. Avoid room 10 you can hear footsteps on the pavement outside and hear every word spoken in the reception area and bar.
