Clean guest house, free parking and walking distance from city attractions.
The breakfast was pretty good, the staff was very kind and the room was clean, which is the most important point to me.
It's quite far to go walking with luggage, but without it is not that difficult
The room was massive and warm. Owner was very polite and helpful with information for us. Very quiet and peaceful even though you are on a main road in Edinburgh. A nice walk into the Royal Mile only took about 10-15 minutes. Cheap to get a taxi back as well. Great value for money and the owner was very nice.
The parking was only one space and very tight. Had to reverse onto the main street which wasn't fun. The shower was very very loud.
Friendly staff, very welcoming. Good selection for continental breakfast. Clean room with a modern bathroom (and lovely big shower). Building has some beautiful features. Easy access to the city centre, bus stop just outside.
Wi-fi signal didn't reach our room.
Staff were great, the man (not sure of his name, but he was Sara's dad) was fantastic, really helpful, kind and wanted to do everything he could to help.
Bathroom was tiny, I hurt my foot trying to get out of the shower. Be aware it's payment on arrival. I tried to call ahead to confirm the booking and no one answers the phone, when we were staying we were in room 2 and the phone is in the lobby, it just rings out, they never answered it once whilst we were there.
Location. Price. Staff friendliness/efficiency. Comfort. We visit Edinburgh on a monthly basis and this is by far the best bed and breakfast we have stayed in.
It is very impressive especially considering the price. Very clean and well maintenanced. Sam, the host, is such a friendly person. He will make your stay as comfortable as possible. It is not actually close to the city centre but there is the bus stop right in front of the entrance.
The room was not particularily large, but it was fine for two.

Easily accessible from Edinburgh centre by bus. Very helpful, friendly, approachable staff. Problem with bedside light was resolved very quickly. Good sized shower that worked well.
Small room with nowhere comfortable to sit except on bed. Low signal strength of free WiFi meant that most of the time WiFi was unavailable in room so had to go out on to landing to use it. Lack of plug in wash basin made it difficult to have a wash.
We got the room though we arrived before check-in time. We got a parking place from the small courtyard in front of the house.
The ownong cople was quarreling in a very loud voice for a long time!
I was greeted by a nice, old man. This is not a reflection on him.
The room was, at $70 a nigth, way too expensive for this sort of accomodation. The room was ugly, and so ridiculously small it was barely space to move around the bed. In addition the sheets were smelly and the tolilet made a very unpleasant noise for a long time after being in use. I had to pay cash on arrival and had to seek out a cashpoint late at nigth was not even given a key. Worst experience on this, in other regards, very nice stay in friendly and beautiful Scotland.

Close to town, easy to find, good wifi.
Had a very uncomfortable sleep on a bed which was rock solid. Breakfast was basic compared to other bnb's in similar price brackets.
I liked the fact that everything you needed was there. The view from the room was lovely. Having a bus stop right outside was a godsend. Sam the owner/manager was amazing, nothing was too much trouble and made us feel very much at home.

Impolite staff attitude when asking us to move due to their "wrong allocation" of room. Same (little choices) of food at breakfast. Bath towel has feeling of soap powder when using it.

The owner was really nice and friendly and we always had pleasant talks with him and also gave us good advice where to go and eat. The location is in a quiet part of Edinburgh and has really good bus connections.
I can't think about anything bad
Owner was friendly and welcoming. Location was good, but may be too far for some people (about 20 minutes walk to the Royal Mile) but great restaurants to try along the way! Room was clean and always smelled like fresh laundry!
Room was not sound proof and owners can be noisy if you don't leave your room by 9am. We were usually out the door by then so that didn't bother us. But if you're sensitive to noise (people coming in and out of their rooms) then ask for a room on the 2nd floor. Bathroom is quite small but we got used to it.
