Nice clean room and decent breakfast.Excellent location for bus trips into the city centre so no need to drive in.Polite staff. Didn't like the way the tv's in the breakfast room switched off at 9 as tho' time is up so eat up and move on.We had a back room but with the hotel being situated on a busy road and being single glazed it could be that the front rooms would be too noisey for some.Minor points tho because for the price and location this is a very good place to stay. |

Good location for me as it was close to the conference I was attending and within walking distance of the city centre. One minor point is that the hot water was far too hot. |

Friendly and helpful staff, big rooms, very good breakfast, excellent location. Clean rooms, easy and free parking, internet access of good quality. Rooms don't have phone devices which is very useful if you are on a business trip. |

Great value for money. Quiet, very well located with a bus stop right at the door. Nothing really wrong with it, just not very classy. |

Our room (triple) was really big and clean, bathroom also. Outside was preaty cold (mid October), however heating worked good. The room looked at the main street but it wasn't too noisy. A little bit far from the city center (about half hour by foot), but on the other hand there is few bus lines to city center and bus station is in front of the house. |

quiet room Hosts were not very apt to offer information and were not from Edinburgh so they did not know much about the city. |

The room was comfortable and clean. The breakfast was good and the staff helpful and cheerful. For theprice £65 I would say that it was good value and I would recommend it. It was a little noisy in the morning in the downstairs rooms. Fire doors do not shut quietly. We had to wait for a little while for breakfast as all the tables were taken. So get up early. |

The rooms were very spacious and well kept. The location was very good, it was close to the city with an excellent bus service outside the door. The checkout was at 10.30am which was a bit early. |

We couldn't get the proper breakfast, only had 2 eggs&half tomato. We were waiting but nothing's came, it's too late to ask you to serve because we had no time. I recognized the waiting staff didn't get us deliverately. It's shame....The manager should check how it is going on well for your management. |

We loved the room, It was everything we expected with fireplace and wonderful bath with shower. The breakfast was great with service at tables and staff was very polite. Great location..had bus stop that took us downtown in front of hotel. Introduction to room was lacking. They did not show us how certain things like television in room functioned. We were not told where to go if we needed something and were afraid to knock on door. |

The room was clean and tidy. The continental breakfast was better than I expected it to be. There was a lot of noise from outside the room up until midnight. The laminate flooring did not help this. |

The hotel room was small but very clean. It had a shower but no bath which was not a problem. The furnishings in the bathroom probably need updating but it was clean Staff were friendly and helpful |

Proximity to town centre. Parking, though limited, on site. A window latch was broken so did not lock; we were on the ground floor at the front. The shower pipe was cracked so water leaked before reaching the rose. However there was still plenty of water pressure. |
